Congratulations—you’ve found the exact geographic spot in the world where all stress completely fizzles out. It simply can’t survive here!

Accessed only by boat, our three-story Belize townhome is surrounded by water on all sides. Here, the clear, Caribbean Sea meets a blue-green lagoon, where dolphins and manatees make frequent appearances and a pontoon boat waits to take you into Placencia Village.

After a quick boat ride across the 80 foot lagoon, you’re just a 5-minute walk from some mouthwatering seafood restaurants, local live music and “Grand Slam” fishing excursions. In town, we also recommend exploring Placencia’s calm and enchanting waterways. Additionally, we provide kayaks and bicycles to our guests (accommodates four).


Perched on top of this three-story Belize townhome, under the cover of a palapa—an authentic thatched hut—you can watch the sun rise over the water. And set over the water, too. Our unique island geography makes it possible to see both!

Here at our townhome, we have another big plus, too: our wonderful, welcoming caretaker, Edwin. Many of our neighbors here in Placencia are jealous that we get to have Edwin all to ourselves—you truly won’t meet a kinder man in all of Belize.

With his caretaker’s cottage adjacent to the townhome complex, Edwin is available in case of emergencies or when you need advice on adventures or places to eat. He speaks perfect English and is happy to help.

At the ultra-safe townhome complex, there are just four neighboring units. We aren’t a sprawling, packed resort. This means our big, sparkling, private swimming pool is never, ever crowded. And we always keep it at a flawless 72 degrees. This matches Belize’s own perfect temperatures, which hover around 75-80 degrees year-round.

Our complex also has outdoor pool showers for rinsing away the chlorine and a grilling hut surrounded by fragrant tropical plants. There’s no better way to spend an evening than flipping some burgers in the sea air at sunset.


Inside the townhome, everything is cool, clean and modern.

The rooms are large and flooded with natural light.

In the kitchen, we’ve provided all the necessary cooking utensils, plus stainless steel appliances. There’s also a laundry room with a washer and dryer in the unit, so you can pack light and throw a load of laundry in at the end of the day at the beach.

The modern bathrooms include marble sinks and huge walk-in showers.

In addition to the rooftop palapa, with is shared with the neighboring townhome, you also have two separate verandas that are all yours—one accessed through the living room, and the other through one of the bedrooms.


The options are many.

Among our world-class offerings are unmatched sport fishing, scuba diving and snorkeling along the barrier reef. You can also charter a boat on the Monkey River, where howler monkeys play and crocodiles slink around and sun themselves on rock.

A little further afield, about an hour away, you will find the breathtaking Mayan ruins. Just a bit up the road from there, you can try your hand at ziplining, soaring above the forest floor and cascading waterfalls of Belize.

Or, you can just spend the day lounging around. There are many places to do just that—from the townhome’s pool to the sugary sand beach just a 5-minute walk away.

About Max Stabin

I’m originally from Louisiana, but consider myself an Oregonian after 25 years here. I like the proximity of Belize to the US. It’s a quick escape from home into the quiet warmth of Belize. When I walked into Placencia Village I immediately fell in love with the remoteness, yet closeness to everything I would need while relaxing. I like to fish, snorkel and scuba dive. The warm, clear water in Belize makes all of these activities awesome. In fact, when I don’t want to get in a boat to fish, I can fish right off my boat dock outside my townhome. Even better, after I catch fresh fish off the dock, Edwin (the on-site caretaker) and I throw it on the grill. I bring the fish and he brings the mashed potatoes. Good thing we both enjoy BBQing and the outdoors.

I have a background as an owner-operator of hotels and restaurants. I’m a believer in superb customer service and a good product for a fair price. I have an excellent reputation where I live as both a hotel owner and restaurateur. I like to believe I serve the best Thai food locally. Why Max Stabin chose Placencia

Living in often rainy Oregon, I knew I wanted to purchase outside the US and near or on a beach. I looked at Thailand, Panama and Nicaragua initially. I happened upon Belize almost by accident, but perhaps it was really coincidence and meant to be. I immediately fell in love with the people and the country. Beyond falling in love with Belize, I liked that the national language is English which makes it easy to communicate and get around. The currency is also easy to convert. The exchange rate is a simple conversion of two-to-one (2:1) with the majority of businesses willing to take either US dollars or Belizian dollars.

Placencia Pointe provides the type of seclusion that is lacking in our hectic western lives. It’s close enough to town for a refreshing, easy walk, yet secluded on a secure lagoon right on the sea. Additionally, I love that I can walk out the door and leave it wide open or unlocked without a worry. Yes, it’s that safe and private.

And Edwin is the best!

What makes this townhome unique

I love that each unit is multi-level (three-story), without anyone above or below. The only thing above each unit is a covered rooftop palapa with an authentic thatched hut. The panoramic view from inside or the rooftop is breathtaking! It is serenely quiet by day, by night, at sunset or sunrise. I love the views from each veranda. Gorgeous and instantly relaxing!

Dare I say that this was the BEST PLACE EVER??

I am an avid traveler and have journeyed throughout the world. This easily ranks in my top 5 places I have ever stayed. The property exceeded my expectations mostly due to the outstanding efforts and attention of Edwin and his family. Edwin is the caretaker and concierge of the entire property. His level of professionalism and attention to detail rival any New York concierge and is delivered in a relaxed, pleasant and friendly manner. Whether it's grocery shopping while you are out fishing, cruising, diving or touring or setting up your day's events, Edwin has it handled.

The property itself is comfortable, classy, tastefully done with all the modern conveniences. There are kayaks and bicycles included to use with the property. The property is conveniently located close enough to the village making it accessible by walking 1/3 mile yet far enough out that you can enjoy 24/7 peace and quiet if you prefer.

We will be back....definitely!!

Everything was perfect (except for the sand flies)

We stayed at this wonderful townhouse last week and really enjoyed it and the town of Placencia. Max was super responsive and wonderful to work with. The caretaker - Edwin - and his son Kevin, were fantastic as well and always took us across the lagoon with a smile and in a very timely fashion. The townhouse pictures were very accurate and it's a beautiful place. The location is perfect for tranquility and views of the water. It's a little further from town, but with the bikes, it's only about 5-10 minutes from anything. There are many great restaurants in town. The bikes were in great shape and super helpful. The 3 kayaks were wonderful as well. There were also access to fishing poles. Another very nice advantage is that most paid excursions involving boats will pick you up right at the property which was excellent. The only thing that made it less than perfect were the sand flies (midges/no see'ums). They were absolutely relentless this time of year. My wife had about 2-3 bites, my buddy had about 50, I had over 100 and my friend's wife had about 150 bites! We tried Deet, citronella and a butane powered machine but nothing worked. They were were worse in the morning and the evening so you could use the wonderful pool during the day. (the pool area is fantastic!!) Not everyone would be affected and it does depend on the time of year but it was a major bummer for 2 of us. They can itch for up to 2 weeks! We still gave the property 5 stars because it's not Max's fault that the island has the bugs, but be forewarned if you're the type of persons that attracts mosquitoes and other blood sucking bugs...

Beautiful, Lazy and a lot of things to see

The townhouse was beautiful and the views were too. We all enjoyed the rooftop Palapa it was the best, always a breeze. This time of the year is very hot and humid, so plan accordingly. Also this time of the year several restaurants were closed but there were still plenty of great ones to eat at. The village was great, everyone was so friendly and you felt very safe there. Loved watching all the kids as they went to school and left for lunch time and then back for more learning. GoSea was wonderful taking us snorkeling, plus had a homemade meal for lunch while on the Laughing Bird Island. Ask for Steven and Stoney.

The townhouse was very clean but were missing some items to bake with. They have also had an issue with the DVD playing, we didn't have one. but there were plenty of movies to watch if you choose .

Kayaking was so much fun. We even went trolling with the Kayaks and caught a barracuda, plus riding bikes to town. You could be lazy or get out and get some exercise. Rent a golf cart and travel the island, a lot to see.

Beautiful Villa with Amazing Views

We didn't really know what to expect in Placencia Village, but we knew it would be different from our typical family vacations in Destin or Gulf Shores. Our AT&T cell phones had no service when we arrived in Belize. We later got that corrected. Fortunately, Max has a cell phone for use in the villa, but know that you will need to purchase a pre-paid phone card (at a market in the village). We were not exactly sure where the villa was, but luckily found it before dark. Edwin (property caretaker) and family were on vacation during our stay, but Isia was an outstanding fill in for Edwin. He is an extremely kind and helpful young man - always available and with a smile on his face. August is definitely in the "low season" for Placencia with the Barefoot Bar the only one of two beachside restaurants open. We were there several times. If you're looking for a Caribbean beach resort type of vacation, this is not it. If you're looking to experience the people, food and culture of a place different from the U.S., this is definitely the place. The local people in the village are incredibly kind and welcoming of visitors and we never felt unsafe even at night. I will say that inland excursions are not really convenient from this property as they are 2+ hours away. But, snorkeling, scuba, fishing and the Monkey River are all very convenient. We were picked up on the canal outside the villa on two of our "water" excursions. My son fished daily in the waters next to the villa and caught several species of fish. The country of Belize and Placencia Village do not enjoy all of the conveniences of the modern U.S. infrastructure and we were a little concerned about our week-long stay when we arrived. But, by the end of day 2, we were convinced we had made a great decision to visit Placencia and we were honestly disappointed when it was time to head home. Our 9 day stay flew by and Max's villa was perfect for us.

Quality condo for the price

We stayed here June 10th to the 20th and had a wonder stay. Home is very nice and extremely clean. It was plenty roomly for our family of 4 (2 adults and 2 kids). It would also be a good choice for 2 couples traveling together because it really has 2 master bedrooms. We appreciated having the pool which I did not expect us to use but we ended up taking a quick dip most days. The location to town was nice. The home was a nice 1/2 mile walk into town which kept our area nice and quite but was a short enough walk for us to do about everyday for an ice cream or just a stroll. Edwin and his family are delightful as the complexes managers. I did appreciate having AC in the June heat to get some quality sleep.

The only negatives to the home are minor. The lagoon crossing is a bit of a hassle. We crossed ourselves most of the time in the skiff. We are prettty fit but it did require some balance. We did once get caught it a completely downpoor coming back from a walk where the skiff was unsafe to cross and Edwin was unable to hear us ringing the buzzer for the pontoon boat. We had to hide out for a short time. We could have prevented this by taking the cell phone Max leaves at the house. So it was partly our fault. Some other minor upkeep issues like a leak in master bedroom faucet causing a puddle, kitchen door cabinet falling off, and the neighbors wind chimes hitting the wall all night in June storms. It is a beach house in Belize with no local "Home Depot" so some minor issues are expected.

In closing I would go back and stay at this same place and I would recommend this home to friends.

Owner's Response: Hello Philip Thank you for your fair and honest review. Edwin and myself appreciate it. Let me address the few minor negatives . Yes there are sudden but short downpours in Belize. I can't do nothing about that. What I can fix. With all future guest Edwin is going to ask them to carry the cell phone with them when they go out. Also if a guest does not want to use the skiff, Edwin our his wife our his son will cross you at any reasonable time with the platoon boat. The minor leak in the bathroom has been repaired. I have asked my neighbor to remove the Wind chime he agreed. Edwin has repaired the kitchen cabinet. It would be very nice to have a Home Depot there. We look forward to you returning thank you very much Sincerely Max

House was amazing! Every amenity and then some (wifi, Apple TV, Bose sound bar). Easy access to restaurants and excursion points. Edwin was exceptionally helpful. Couldn't have asked for a better experience.
