About the property

1 bedroom guest cottage...30-acre horse-property with mountain views and jacuzzi

River Ridge Guest Ranch is located in Palominas, AZ just 90 miles southeast of Tucson nestled in the scenic San Pedro River Valley. The 30-acre property was purchased in 1996 and the main house was built from our own design with an emphasis on bringing the outdoors in. We incorporated the same design aesthetics when we built the guest cottage in 2004. And the ranch’s location with an elevation of 4200' makes for a moderate and pleasant climate all year 'round.

The handicapped-accessible, 1-bedroom custom, ranch-style guest cottage can accommodate virtually any sized group, in a non-smoking environment. You don’t even have to worry about the silverware or pots and pans, we’ve got you covered! The cottage features a fully equipped kitchen including a dishwasher and gas range….along with a well-stocked storage pantry. The great room features a cozy wood-burning stove for your enjoyment. The spacious bedroom offers southwest decor and a Queen-sized bed…. and a full-sized sleeper sofa is ready for your tag-a-longs. The bathroom has a wheel-chair accessible shower, and full laundry facilities are available for your use. For your convenience we provide you with laundry detergent, iron and board, a hair dryer and small personal items i.e. shampoos, lotions, toothbrushes, razors and sunscreen.

RRGR is on 30 acres and is set up for you to bring your horses...plenty of maneuvering room for oversized rigs. Whether you are just passing through and need an over-night spot to turn your critters out, or want an extended stay to get away from the heat or the cold, this is the place for you. The barn has two stalls with 30'X50' exterior attached pens and a 20-acre pasture for turnout...plus a round pen. Ride on the National Riparian Area just out 'the backdoor' of the cottage or trailer a short distance to the Huachuca Mountains and explore miles of trails. The guest ranch is adjacent to the San Pedro Riparian National Conservation Area which is home to hundreds of species of birds, mammals, reptiles and butterflies. Within walking distance is the Lehner's Prehistoric Mammoth Kill Site.

Your cozy getaway is also near Ramsey Canyon Preserve (the hummingbird capital of the west), the old mining town of Bisbee, and Tombstone, the “town too tough to die”. We are near Fort Huachuca with its Historical Museum, Kartchner Caverns, and the Pima Air and Space Museum in Tucson. Tom is a docent at the Air Museum and can take you on a guided walking tour.

Outside, relax in the jacuzzi with a glass of wine or iced tea while you take in the unobstructed view of the valley and the emerald green cottonwood trees lining the river. You will enjoy the entertaining antics of the hummers at their feeders. Follow along with our numerous local and visiting avian friends stopping by for a snack, along with numerous members of the mammal and reptilian families. Also, you’ll appreciate the carport and the covered, wrap-around porch. The bunkhouse (camper/trailer) is also available for additional family/guests. And, there is ample room for any size RV….electric and water hookups are available...... (free dump stations in Sierra Vista). Marvel at our authentic, 1890's sheepherder's wagon which sleeps 2 on a full-sized bed...nestled near the campfire area. Or slumber away atop cots on the porch, or try sleeping under the starry western sky around the campfire.

A petting zoo is available for your family's enjoyment. Cuddle with the bunnies and romp with our two dwarf goats, Wilbur and Orville Wright (the WOW brothers!). Chickens, dogs, horses and turtles await your attentive faces. Enjoy a hayride or take a little excursion on the 1952 Ford 8N farm tractor. Walk, jog, bike or ride the golf cart on the .7 mile groomed track around the pasture. Like to try kayaking? We will gladly tote you up to Parker Lake in the Huachuca Mountains where you can also hike, fish, paddle boat, picnic, birdwatch....or to Patagonia Lake where in addition you can waterski and jetski.......leased pets are welcome.

Old western history abounds around your guest cottage in Cochise County....Apache Territory, home to Cochise and Geronimo. Come on by.....stay awhile.

About Kim and Tom Collins

Tom is a Memphis, Tennessee transplant, has lived in Arizona for over 40 years and is a retired Superior Court Judge. Kim moved to southeastern Arizona in 1984 from southern California and is retired from the travel industry.

Tom and I feel extremely lucky to have found this bare land for sale in 1996 with its eastern fenceline adjoining the riparian area of the San Pedro River. With unobstructed views of the river, the Huachuca and Mule Mountains and the entire valley, we remind ourselves daily of our good fortune to live in such a beautiful and peaceful place. Because we feel so very lucky to have found this amazing property, we want to share our little piece of heaven with you!

If we don't see you in the future, we'll see you in the pasture!

What we offer is a little different from most vacation rentals. While privacy and solitude are part of your retreat, you have the peace of mind knowing that we are just a stone’s throw away. On your first day we will provide lots of starters—fresh quiche, fresh fruit, fresh free-range eggs and an array of pantry items. Pick your own produce from the organic garden planted in a raised bed made from an antique cattle feeder. For the rest of your stay, you can enjoy a visit to our local grocery stores and farmers’ markets. In essence, this is a place you can make your own—a private, quiet and relaxing getaway just for you and your guests.

This review is long overdue...we stayed at Kim and Tom's place in late June 2016 for a couple days. Loved it here! Wish we had booked a longer stay as the accommodation is excellent and the hosts were friendly and welcoming. Fresh eggs, Kim's quiche, the hot tub under the stars, birds and wildlife galore and nearness to the San Pedro River, Tombstone and Bisbee all made this a trip to remember. If we return to Southeast Arizona will be sure to book this amazing rental. Thanks so much to Kim and Tom!

Slice of heaven!!

Kim and Tom were the perfect hosts for our taste of desert ranch life... they have created a perfect oasis with something for everyone! Our grandkids (ages 1-6) were so spoilt by Kim's tractor rides, pollywog adventure, feeding chickens, petting zoo (goat and horse), covered wagon escape, nature walks etc that they didn't want to leave! Grandma was in heaven with all of the amazing birds! Mom loved having a kitchen and hammock to call her own. Even better, Kim loaded the 'fridge with delicious homemade southwestern quiche and all sorts of other treats so we were not even tempted to eat out! Lovely place, delightful hosts... we'll be back for sure!!!!!

Excellent choice! Whether you're seeking romantic time or family time - this is the place to be!

Excellent place to stay - clean, well-equipped, and peaceful. Kim and Tom's hospitality surpasses no other in that they go the extra mile to help you and your family feel welcomed without overextending themselves. Walking in to find a chilled bottle of wine, a personalized carton of fresh eggs from the chicks on their farm (who are certainly spoiled and well taken care of as you may experience for yourself), and a little personalized welcome sign surrounded by chocolates was a warm and welcoming experience for our family to enjoy together. The bed and sofa bed are BOTH very comfortable. Enough pillows, blankets, towels, and linens are provided to help you feel right at home. Kitchen supplies, toiletries, laundry detergent etc. are not spared in any way either. The views surrounding the cottage may be enjoyed through the surrounding windows in the kitchen area where you may watch the spectacular Arizona sun rise or set - take your pick. The historical western touches and handmade art pieces inside and outside of the cottage are quite stunning. It is easy to see how much love was put into this cottage. More importantly, you can feel it. Children are made to feel as if they are family as Kim and Tom welcome them just as openly as they do the adults. Inside of the cabin you will find games-a-plenty for all ages. The entire property is spotless, even out to the hot tub and it is also easy to get to. Thank you so much Kim and Tom, for opening your cottage and property to our family and for extending such passion into what you do. We look forward to returning some day soon.

Amazing cottage and hosts

We have stayed in many VRBO and other cottages but this was really amazing. The location, peacefulness, comfort and conveniences in the cottage were outstanding. Kim and Tom did everything to make our stay just what we wanted. The property is beautiful and the walks from our door were very easy to do and relaxing. We would give it 10 stars, if that were possible!

Exactly as summarized by the owners! Quiet & private. Serene.

We booked this before even noticing the "guest ranch" moniker. Mistakenly, I quickly flashed on the movie City Slickers and some vaguely-remembered Lucy episodes where the gang traveled west to a "dude ranch" and played fools. Would there be a daily schedule of organized ranching activities? Would there be visiting parties of school children on field trips… or families on day trips?

I was being silly.

Oh! To be sure. If you expressed an interest in horseback riding you would gladly be accommodated here. If you wanted to help feed the chickens you could do that. If you wanted to sit around your (private) campfire to eat beans, pick, toot and yodel you could do so daily… and the owners would provide the wood! There was even a huge can of beans in the pantry.

But, most importantly, this place is only whatever you want it to be. Ourselves, we enjoyed a fire almost every night but only in the wood burning stove in the living room… and yes, the owners supplied the wood for that too as part of the rental. In fact, there’s little they did not supply throughout our stay. Coffee, cream, eggs, butter, jellies, canned goods, paper towels, toilet paper, robes, over the counter medicines. I guess ‘most staples’ would sum it up.

For exercise, I and my dog also enjoyed walking the trails, both on and adjacent to the property. Critters are fewer in February but over the month we managed to spot all kinds of interesting animals which I had never seen in the wild before. Very interesting. And the library in the cottage is very well stocked with information on identifying all the flora and fauna. Between that and other items on the library shelves I could spend months if not years just reading!

For the digitally-dependent (like me) there is satellite TV with what appears to be the “gold package” of stations, a DVD player, plus a WiFi-connected Roku on which you can logon to whatever video services you already subscribe to (Netflix, Hulu, Sling, Amazon, etc.)… and of course Internet via WiFi.

For hosts Tom and Kim couldn’t be more welcoming, accommodating and interesting to talk with, yet never just popping over. The guest cottage and their home sit on the same property but privacy is preserved by a stand of pines and proximity of the two homes is far less than any suburbanite is accustomed to (a couple hundred feet).

If we return to Sierra Vista I would not hesitate to book this again.
