With 9 bedrooms and 8 full baths (6 bathrooms connect to private bedrooms), our home sleeps up to 26 people in beds - no air mattresses needed. Our bedrooms are all legal and all have windows; no cubby holes here.
There is off-street parking for up to 12 cars. We are 40 feet from the Sound with public access for you and your boat, and other water toys. The Gulf of Mexico is a 2 block walk. USA Today has named Pensacola Beach as 'Best Florida Beach'!
Our HEATED pool is private and refreshing. (Optional gas heating in shoulder season is $35-$75/day depending on month.) The game porch includes ping pong, pool, Foosball, air hockey and XBox ONE Gaming.
There are 3 over-sized king bed Master Suites on the 2nd floor, each with its own bathroom, sitting area with table/chairs/mini fridge/coffee maker and its own private covered balcony overlooking Santa Rosa Sound with its amazing sunset views. At night the lights over the water are twinkling rays of color. There is a new Jacuzzi whirlpool tub in one of the 2nd floor baths.
The ground floor has 6 bedrooms including: two masters, one with 2 queen beds with private bath and one with king bed with private bath. Both have french doors opening onto the porch and swimming pool. Also on the first floor is a huge bedroom with 3 queen beds and handicapped accessible bathroom; a room with full size bed; and two rooms with two twin beds each. There are five bathrooms on the first floor. Every bedroom has its own SmartTV. Every bathroom has a hair dryer.
There is a commercial ice maker for those hot, thirsty days, and a second large refrigerator with ice maker in the gaming porch.
We have a 70' HDTV television in the living room; perfect for up-close sports watching or enjoying movies on the big screen. TV has great sound system with has external sub-woofer.
The kitchen is fully furnished with toaster oven, microwave, two coffee makers including Kurig and almost everything you will need. There is a new gas grill on the patio. We supply the gas.
We are continually upgrading our home. The pool liner was recently replaced. Our upstairs air conditioning system was replaced with a 40% bigger one in 2018.

We can reply directly along with our rental agreement. We prefer to be paid by check sent by US Mail or by Debit Cards sent via VE-MO; if you pay this way we will waive our administrative fee. We can accept credit card payments through VRBO, VE-MO, PayPal or Square but there will be an admin fee.
Rental Customer must be 25 years of age or older, and be able to prove it. Primary renter must be reside in the house for the entire duration of the rental. We cater to large families (& sports teams). Person signing Rental Agreement must provide legible photocopy of Driver's License.
Rentals are Saturday to Saturday during summer peak season. Check-in time is 4:00 PM. Absolute check-out time is 10:00 AM, so that we may clean for our next arrival. (Times may be flexible during the off-season.) No refunds will be given for late arrivals or early departures. Small dogs may be accepted with prior approval and a nonrefundable fee of $200 each; up to two dogs. You must clean up after your pets or your security deposit will be forfeited.
Please, NO SMOKING anywhere in home or on grounds. If there is evidence of smoking, a $500 charge will be assessed. Your security deposit will be forfeited and you will also be charged additional for rug/drapery/upholstery, etc. cleaning or damage caused by smoking products.
Occupancy: The total number of persons allowed in the home at any time is restricted to the number mutually agreed upon and stated on rental contract. Your security deposit will be forfeited if this number is exceeded.
Parties & Events: These are allowed with Owner permission at time home is booked and contracted. The refundable security deposit increases from $500 to $1000 for occupancy other than by families or formal sports teams. Primary renter must be 25 and reside in the house for the duration of the rental.
Housekeeping: Accommodations will be professionally cleaned prior to your arrival and after your departure. Linens are provided and must not be removed from the unit. There is no on-site housekeeper. There is a $370.00 cleaning labor charge (cash or check) due to cleaning crew on day you checkout.
Severe Weather: If hurricane occurs here, Escambia County Emergency Management may issue a mandatory evacuation notice for Pensacola Beach. Accommodation refunds will be prorated from the time of required departure from the island after such an evacuation order.
We have marketed this home with VRBO for 5 years and they have us listed in the Villa Segunda sub-division.
People sometimes ask about our Cancellation Policy. We are more flexible than the cancellation categories than VRBO provides. Here is ours:
(a) If the Property becomes unavailable to the Guest prior to occupancy, Manager agrees to refund the full amount paid prior to the date of cancellation, and Guest agrees to release any claims against Manager and owners.
(b) If, for any reason, the Guest cancels this Agreement more than thirty (30) days before the Guest Arrival Date, the Reservation Deposit and other payments can be refunded if Manager is able to re-rent the Property under the same terms and conditions of this Agreement, for the full Term reserved. If the Property is re-rented under the same (or better) terms and conditions than this Agreement, Manager will refund the Reservation Deposit and other payments (net of any credit card fees) in full.
(c) If, for any reason, the Guest cancels this Agreement thirty (30) or less days before the Guest Arrival Date, Guest will forfeit all payments unless Manager is able to re-rent the Property under the same (or better) terms and conditions of this Agreement, for the full Term Guest had reserved. In the event Property is re-rented as noted previously, all payments can be refunded in 15 days except that $500 will be withheld for Manager expense. Failure to pay the Final Payment in a timely manner as specified in this Agreement will be considered a cancellation and will result in forfeiture of the previous payments.
(d) No refund is due (or will be made) for inclement weather. Should the Property be subject to an Escambia County mandatory evacuation order due to storm during the Term of this rental, provided the Guest complies timely, any unearned portion of the Rental Amount will be refunded 15 days after evacuation order expires.
