'Royal Mile 5 mins walk, FREE parking/Wifi' is a fully owner managed/maintained, spacious, 2 bedroom apartment overlooking Holyrood Park, with stunning views of Arthur's Seat. The flat benefits from free WiFi and free on street parking, is just moments from the Palace of Holyrood House (the Queen's residence in Edinburgh) and is just 5 mins (off road) walk from Scotland’s premier tourist hub, namely the Holyrood Palace / Scottish Parliament / Arthur’s Seat / Royal Mile / “Dynamic Earth” area.

This central Edinburgh (see our map “photo”) apartment occupies a quiet position on the second floor of a traditional Scottish tenement building, situated at the end of a peaceful cul-de-sac that provides pedestrian access to Holyrood Park. There is a Secure (buzzer) Entry System with an intercom providing additional security.

The apartment is situated pretty much as close as you can get to all the historic Old Town sites and visitor attractions in Edinburgh with FREE on street parking. Most of central Edinburgh is unfortunately (expensive!) metered parking zones.

The apartment comprises an attractive, bright, open plan living room / dining area / kitchen. It's a lovely open and comfortable living area with plenty of room to kick back and relax after a hard day out seeing the sights or attending a work event. The living room has a large sofa bed which pulls out very easily to form a good sized (6Ft 8') double bed.

The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, a washing machine, dish washer, integrated fridge/freezer, cooker, microwave as well as electrically wired heat & smoke detectors. In the vicinity there are a number of smaller shops as well as (5mins walk) the substantial Meadowbank shopping centre that includes a Sainsburys, TK Maxx and other high end outlets. However, for those that prefer to dine out, cosmopolitan Edinburgh is renowned for its large selection of restaurants, with a variety of restaurants / pubs close by.

There is a spacious bedroom with a European King sized bed (6Ft 6' by 5Ft 2'), double wardrobe and integrated drawers for storage. The second bedroom is a single (box) room with single bed and a wardrobe. The shower room, with toilet and wash hand basin, has been recently modernised to a high standard. Off the hallway there is an additional toilet & wash hand basin.

A pleasant 5 minute walk through Holyrood Park takes you to the buses at the foot of the Royal Mile (which is also an Airport Link bus stop) or alternatively to London Road, a major access road, whose numerous bus routes provide access to the main tourist and shopping destinations.

Whenever possible, guests will be welcomed personally at the property for the handover of keys. As you would expect, crisp fresh linen, bath and hand towels are provided for guests. In addition, local information / literature, iPod docking station and a small selection of books, DVDs & board games have been provided for your perusal.

I previously worked for the Scottish Government, in roles ranging from Policy Development to briefing Ministers, while Campbell worked for various on/offshore Fund Management companies both managing Client’s assets and in compliance/governance. Since early 2013 we have been managing our own Holiday Let business and, thanks to repeat business & many positive reviews, now both do this on a full time basis……… We are very experienced hosts, were early adopters in the Edinburgh market, and to date (Sep16) we have hosted over a thousand guests. As you would expect, we have benefited from guest feedback over the years and have gradually improved our apartments with their ideas. In addition, we have created very thorough welcome folders and email our guests’ apartment specific (4 page) brochures which have instructions on the various modes of transport to get to each apartment, as well as information (& a map) on nearby bars / restaurants / shops etc and links to things-to-do while in Edinburgh……. Why Eleanor Paterson chose Edinburgh and Lothians

Over the last few years, as I put together my Holiday Let business plan, I recognised I was missing a high quality apartment close to one of Scotland’s premier tourist hubs, namely the Holyrood Palace / Scottish Parliament / Arthur’s Seat area. Thankfully when the property came on the market I was in a position to buy it & subsequently spent several months upgrading the interior.

The photo taken from the window pretty much sums up the location. You are in the heart of Edinburgh (see our map “photo”), on the doorstep of a 650 acre park, just 5mins walk away from the bottom of the Royal Mile, while a 5min walk in the other direction takes you to a core Edinburgh bus route. And, despite its central location, the apartment benefits from FREE PARKING!

I wish I owned this property when I was growing up!

What makes this apartment unique

Without a doubt the flat’s location (beside Holyrood Palace & a 650 acre park), amazing views, pedestrian access to the park and ready access to FREE parking has been a major Holiday Let draw. In addition, I believe the fact that the flat is fully owner managed / maintained, meaning you’re assured of receiving a personalised service, has lifted our offering above the pack.

As well as the free parking the apartment is close to the main train station (Edinburgh Waverley) and is also close to a main bus route (but far enough away to be on a peaceful street!)......... ........ I speak English; however please note that over the years I have found Google Translate very effective for assisting with queries & handling bookings in other languages.

It was exactly as described and a perfect location for an Edinburgh visit.

Eleanor was very communicative, agreed to meet us early (much appreciated after an overnight flight) showed us everything. We found the accommodations for the five of us very nice and the location is outstanding. Who wouldn't like walking out your door for a stroll up to Arthur's Seat. Glorious views. An altogether lovely stay.

very enjoyable stay

This proved to be a perfect apartment for our trip with kids to Edinburgh. The apartment is clean, well organised. All we needed was there. Also the kids loved the proximity of the park, where there are a lot of squirrels and of course the interactive museum Our dynamic earth. The hop on, hop off busses had their stops nearby. All in all, very practical. Also big thanks to Eleanor for getting the birthday cake for our daugther, this was a nice touch. Hope we will be back one day.

Great for our family of 4

We were so excited to call this apartment home for 5 nights! The flat is exactly as pictured and fit our family of four perfectly with the 2 bedrooms and pull out sofa. The bathrooms were pretty small but that just added to the experience. We took advantage of the kitchen and usually cooked our meals from the groceries we picked up from the nearby store (.5 miles away). We loved having Holyrood park as our view and spent time exploring and climbing Arthur's Seat. What was not mentioned is that the flat is on the 3rd floor of a very busy residential neighborhood. Parking was a problem on the narrow streets and we had to park 3 blocks away on 2 separate days. The flat came with a washing machine but be prepared to hang dry your clothes. (This was an issue for this American mom with 6 loads of laundry that took days to do.) We would definitely come back and recommend this place for anyone else wanting to stay in Edinburgh. The location was fantastic!

A lovely apartment

This adorable apartment, located steps from Holyrood Palace, affords both a clean, quiet atmosphere as well as spectacular views of Arthur's Seat and the Salisbury Crags. Easy walking distance to the Royal Mile as well as Princes Street makes the location ideal. All amenities have been thought of and provided for. In addition to the provision of the basics for breakfast, there is soap for dishes and laundry soap for the clothes washer. There are guidebooks galore to help with plans and directions. Many thanks to Eleanor for all her kindnesses. We enjoyed our stay very much.

Fabulous rental and location!!

We simply loved everything about this flat! We were met by Campbell who was so pleasant! The flat looked like the photos (charming, quality décor, though the rooms were a tad smaller than was suggested by the wide-angle camera perspective).

Having Arthur's Seat, Holyrood and High Street practically outside our door was wonderfully convenient. The view of, and easy access to, Arthur's Seat was especially nice - very relaxing (though consider bringing earplugs to block the resident game cocks' early crowing if you're a light sleeper, ha ha! Nature!).

This beautiful rental was the setting for some of the happiest memories of our family trip. Spending time in the flat was a pleasure - something we looked forward to after each busy day of site seeing.

Overall the best part of our stay in Scotland

The property was better than advertised! This was due not only to the location but all the little touches by our host. She was a great help and very easy to communicate with. We had mentioned we were celebrating our anniversary and we had a nice bottle of Proseco waiting on us with a nice card for the occasion. Games, movies, books, fully stocked kitchen. It was just like being at home. I hope she has other properties since we would love to use her again!

GETTING TO THE FLAT:

Transport Links are excellent as the apartment is close to several main bus routes which access most areas of the city and beyond.

A) Bus/Airport: The No. 35 Lothian (airport) Bus stops at the bottom of the Royal Mile, c.5 min walk from the apartment, costs £1.60 & takes c.1.5Hrs. The (airport) Airlink 100 express reaches Waverley Bridge (1mile from flat) in c.30-40mins. During the day this bus leaves every 10mins & costs £4.50

B) Taxis: Are widely available at the airport & cost around £25 (depending on traffic) to get to the flat. Alternatively try calling City Cabs (0131 228 1211) or Central Taxis (0131 229 2468)

C) Trains: Waverley Train Station is a 15-20min walk away. A taxi to/from Waverley will cost c.£5 to get to the apartment. [There is baggage storage at the train station]

D) Car: Nearby access to the city bypass & motorway networks is very useful. It can sometimes be difficult to find free parking in Edinburgh City Centre but Milton Street is probably as close as you can get to the Royal Mile and the Old Town and be able to PARK FOR FREE at all times.

E) Tram: A quick 3 min walk from the airport will take you to the tram stop where you can buy tickets (£5.50 an adult). Trams run every 8-10mins and it will take c. 45mins to get to York Place (the last stop). Alighting here you can then take a Lothian bus (26 or 44) to Carlyle Place and it is just a 5 minute walk from here or you can walk from York Place which will take c. 20mins

THE NEIGHBOURHOOD:

1) Milton Street: The apartment is very centrally located with all of Edinburgh's tourist attractions within easy reach. Ideally situated for the Royal Mile (5 min walk), Palace of Holyrood House (5 min walk), Scottish Parliament and Dynamic Earth (5 min walk) as well as having the beautiful Holyrood Park right on the doorstep. There are also numerous festival and 'Fringe' venues (the famous Pleasance through the park, 10 min walk), the Grassmarket and Cowgate (15-20 min walk) Edinburgh Castle (15-20 min walk).

2) Edinburgh: The Old Town's cobbled streets, closes (alleyways) and historic Victorian / Georgian architecture make it visually stunning. The grandeur of the New Town, designer/boutique shopping on George Street and an immense choice of restaurants and bars make it a city to suit everyone's taste and budget!

3) The Festival city: Festivals are what Edinburgh does best, with something going on all year round. The high summer Military Tattoo & International and the Fringe are perhaps the best known, however to name but a few Edinburgh hosts the Science festival (April), Film Festival (June), Jazz & Blues Festival (July), Book Festival, Mela (August) and numerous gourmet food events.

4) Entertainment: Edinburgh has a throbbing night-life, is home to various jazz bars, comedy clubs, while during the summer street entertainment & busking Bag Pipers are never far away. The nearby Playhouse (15-20mins) & Festival Theatre (20min walk) host an abundance of cultural events, including operas, ballets & stand up comedy shows.

5) Walking in The Green City: Edinburgh is a fantastic city to visit and is small enough to walk around. Holyrood Park, Princes Street gardens and the meadows (tennis & pitch n putt golf!) are popular places for a stroll, offering a change to the ever present guided historical / ghost tours! For the more energetic, Arthur's Seat (1min away), an extinct volcano, is crisscrossed with walking trails and is popular with runners / cyclists as well as tourists for some of the best views of the city from Salisbury Crags. In addition, the Botanical Gardens and Edinburgh Zoo, home to the UK's only Giant Pandas, are both worth a visit and are accessible by bus.

6) Running, Edinburgh Marathon: Billed as “the fastest marathon in the UK” and “one of the fastest in the World” Edinburgh is expected to host 40,000+ elite athletes in May 2017.

All in all, in the sunshine there is nothing better than wandering around the streets soaking up the atmosphere. When it rains (which has been known!) you are never far from somewhere interesting to dash into out of the weather. Edinburgh boast a huge number of Art Galleries, Museums, theatres and live music venues as well as Cinema's, indoor shopping centres and entertainment Plaza's - something for everyone!
