This comfortable home is named 'Pelican Peak' and it is has been our family dream home for many years.
A five-minute rural winding road with some radical switchbacks brings you up to the house, situated on the top of a mountain overlooking Little Apple Bay at the western part of the small island of Tortola.
The property consists of two houses; the main house and a guest house. Together they can accommodate six adults and including children a total of 8 people.
The house is equipped with every amenity you need to make your stay perfect. The land covers one acre and will guarantee you privacy and peace.
There is a beautiful big pool (22ftX15ft) to cool you during the daytime or in the evening under the stars.
The property is fenced, and there is a gate that leads to a gravel driveway covered on one side in bougainvillea where you without difficulty can park three cars.
The garden around the villa is beautifully landscaped; you will find all sorts of lovely Caribbean flowers and fruit like bananas, limes, star fruit, sugar apples, and pineapples.
The house is only suitable for children from 6 years and older that can swim; in the guest house is a bunk bed for children and upstairs in the main house is a lovely bedroom. Around the house is plenty of grass, space and shade.
We have two very sweet house cats named Habibi and Lucy, who live outside. They are our two full-time staff members who are there to keep mouse etc. far away from our lovely home.
The main villa has two bedrooms; a master bedroom with a king bed downstairs and a second big bedroom with two queen beds upstairs.
The master bedroom has an attached outside bathroom with impressive views of many surrounding islands and the azure Caribbean waters.
An authentic spiral staircase leads up to the second bedroom which has a dark wooden floor, high ceiling and is attractively decorated. The views from this bedroom are stunning, overlooking the Jost Van Dyke channel, which is dotted with small islands such as Green Cay, Sandy Spit, and Sandy Cay. Note: The bathroom for this bedroom is at the bottom of the stairs.
All bedrooms have air conditioning which is much appreciated in summer months. The living room and kitchen are fully open (but screened) to the veranda, usually cooled by a lovely trade wind.
The master bedroom and the living room/open kitchen have large wooden doors that open up the whole wall onto a verandah where you find a second living area with a dining table that seats up to eight people and a relaxing sitting area.
Because most of the living room/kitchen is open to the deck, the verandah, and main house feel like one space.
The guest house is separated from the main house by a swimming pool and lawn. The guest house can sleep, four people. There is a king bed and bunk beds. The bunk beds are not in a separate room but in a divided area, so we would suggest these beds are only used for children. Also, the guest house has large wooden doors that open completely from floor to the ceiling, so while reading a book on the king bed, you enjoy the beautiful sunsets that you can expect to see here every day.
From anywhere within the main villa, the guest house, outside on the deck, swimming in the pool, relaxing on the daybed or sitting elsewhere in the garden you will be able to see far and wide across the Caribbean sea while you are listening to the waves breaking on Little Apple Bay’s beach.
We are happy to answer any questions you may have about the house so please email us.

My name is Willem Kerkvliet, born in The Netherlands I’m 44 years old. With our family, we lived for many years on the beautiful island Tortola. Every time we visit Tortola we fully enjoin the island life, we wake up early and on the weekend, we go out to explore beaches or visit the many different surrounding islands.
Willem Kerkvliet purchased this villa in 2006
Seeing the views from this home was enough to fall in love head over heels. The views are stunning and changing every moment of the day. Many years we have been working on this home to make it just right. Now this home has been our gingerbread Caribbean family dream home for many years.
We are confident that when you are staying in our family home you will fall in love with the house as we did. When you sit back with a drink, relax on the spacious deck, cook a meal in the kitchen, relax with a book in the hammock or just take a cooling dip in the pool, you will feel there is no better place to be.
Just got back from an 8 day stay at the Pelican Peak. Wife & I were celebrating our 25th anniversary. Everything was great! Communication with the owner (Willem) & the property manager (Lynn) was excellent & they were so helpful. We rented a jeep for the week & I highly recommend that. For us, it was a 6 minute trip up the hill from Ben's market & 6 minutes down the hill. We cooked in the kitchen almost every night & had a great time doing that. We connected my smartphone via Google Music to their Bose Bluetooth speaker & enjoyed great music while we were in the pool or cooking. I used the grill a couple of nights & that went really well. We watched movies using their Netflix account most nights. We stayed busy island hopping & beach hopping thru most days & then enjoyed the privacy of the house in the evenings. The outdoor shower was super awesome! Something about a hot shower with that breeze off the ocean.... Plus the view! The view(s) are simply incredible! We enjoyed most of our meals on the veranda looking out toward Jost Van Dyke. After spending loads of time looking at lots of properties & actually contacting about half a dozen of them, we were extremely pleased with our choice.
My family of four stayed at Pelican Peak Villa for our New Years holiday. Everything was as described and more. Lynn, the property manager, is amazing and gave us many wonderful ideas for our first trip to Tortola. We enjoyed going our with Caption Simon for the day and venturing out to the other islands. Really liked our day trip to Virgin Gorda, the Baths and lunch at CocoMaya (amazing thai fusion). The guest house is very nice, but we didn't even need to use it. We paid a bit extra to have Carmen come and clean up and do light laundry everyday- that was a real treat. Thanks for willem for all his help prior to the trip- we will return
The house is lovely and so is the view. We spent all our time on the shady porch. I think my favorite thing was the outdoor shower-with-a-view!!
This is the perfect place to totally relax.
The only drawback for us was driving up and down the steep road leading to Pelican Point. It's not for the faint of heart!
If you don't mind the road, Pelican Peak is a fabulous house.
My wife Denise and I spent a long over due holiday at Pelican Peak and couldn't be more happy with the property, the house is secluded ,comfortable and the views are breathtaking. The highlights for us was the private pool just off the main deck and the large table on the same deck for sunrise breakfast and sunset dinners. The other hidden gem is George the driver ,he was always on time and very affordable ,we didn't need to rent a car as he was so ready to please be it for beach trips during the day or dinner at night. ( Lynn can give you his number)
We will be going back
Yes, that is exactly what it was. The entire stay at Pelican Peak was outstanding in every way!
My husband, son and myself spent a week at Willem and Reineke's beautiful and very comfortable villa. Lynn the property manager and Madeline the housekeeper (both so very welcoming) completed the team to ensure we had everything we needed. The communication with Willem & Reineke from booking through to the day we checked out was flawless.
Now for the property. Yes you will need a 4 wheel drive to get up to the villa. Consider it an adventure. Don't worry, you'll drive like a pro after you've been up and down a couple of times! When walking through the villa's door for the first time you are immediately drawn out to the decks and pool area with this massive and incredible view. I remember thinking, O.K. this is going to be awesome and it was every single day! Willem & Reineke's recommendations for things see and do were all very helpful. We even arranged for Evelyn who owns the D”CoalPot restaurant at the bottom of the hill to come up to the villa and prepare a birthday dinner for our son. She's great fun and a fabulous chef! We had many favorites at the villa - coffee and breakfast out on one of the decks in the morning watching the waves roll in and the boats motoring or sailing around. Then there was the pool which was wonderful to cool off in. Since we like to cook, most evenings we had a fine meal accompanied by an adult beverage or two again outside watching the spectacular sunsets.
For off property fun activities, the boys had a great day of bone fishing around Anegada. Of course there are many white sand beaches! We also chartered a boat with Captain Debs to take us around several close by islands for a full day of snorkeling. The fish, the coral and a very knowledgeable captain made for yet another wonderful day.
The thing we liked least was the day we had to leave. You always know it has been a great vacation when you find yourself saying "just one more day"!
Pelican Peak is a perfect choice for a BVI vacation home base. The property was immaculate and the views were breathtaking. The open and airy nature of the home really allowed us to maximize our vacation experience during the day and early evening and the ability to easily close up the bedrooms and enjoy perfect AC at night was awesome. The location of the house is absolutely perfect for the short and easy jeep ride to one of the most spectacular beached in the BVI "Smugglers Cove". Our family is very familiar with all of the unique "local" beaches, hangouts and fun activities. Willem provided support very every aspect of our trip including Jeep Rental and Boat Rentals. Staying in the BVI allows for easy use of the BVI Ferry system to other islands like Jos Van Dyke and Virgin Gorda for a very reasonable ticket price allowing the "boat rental days (with or without a captain) to be used for smaller island hopping, snorkeling and beer drinking. I highly recommend this House for your stay.
From the first enquiry Willem could not have been more helpful. Having visited Tortola last year we were already familiar with many of the beaches and places of interest such as Cane Garden Bay, Long Bay, and Sopers Hole etc but we were provided with a comprehensive list of additional out of the way places to visit during our week ashore, with Smugglers Cove, Rogues Bay, Josiah's Bay and a two hour walk through the rainforest of the Sage Mountain National Park being our personal favourites. We were also given suggestions of local restaurants for evening meals. D' Coal-Pot in the village below the house being one such example offering excellent sea food and steaks with very friendly service. The photos on the website do give a true feel of the space and comfort of the house but the reality of the peace and relaxed atmosphere that you feel as soon as you enter the property and the magnificent views from all areas of the house including the outdoor shower and the lovely pool cannot be fully appreciated without a visit! We never grew tired of seeing the sun set over Jost Van Dyke and the tiny isle of Sandy Cay at which we had anchored for a lovely afternoon of exploring the week before! We would recommend this property for a stay on the beautiful island of Tortola without any hesitation but you do need a 4x4 as the road up to the property is steep in places.
Smugglers' Cove (a beautiful secluded beach), Long Bay (a one-mile long white sandy beach) and Apple Bay beach are all a short drive from the villa. Many restaurants and shops, from casual to upscale, are within 5 to 15 minutes drive from the villa. Road Town the main city is 20 minutes away.
