"Beau Overlook Cottage” is perched high upon the Boquet river banks in the Champlain coastal community of WILLSBORO, N.Y. -- this hamlet is located just about opposite Burlington, VT on LAKE CHAMPLAIN.

**** This sophisticated yet relaxed riverside cottage is a FIVE NIGHT MINIMUM NIGHT RENTAL FROM MID-JUNE THROUGH THE FIRST WEEK IN SEPTEMBER ****

From this comfy homebase, you can take a short trip to the west to LAKE PLACID N.Y./ OLYMPIC VENUE, or to the east (fun trip on the ferry) to BURLINGTON, VT; or grab your passport and travel 1.5 hrs. north to MONTREAL CANADA.

**** IT'S ALL ABOUT THE GREAT LOGISTICS OF WILLSBORO ~ one visit & you will know why this is coming to be the ~ "destination spot" ~ for the sophisticated & discerning LOCAL, NATIONAL & INTERNATIONAL traveler in the North Country

But this town is not just about its logistics ~ this area is a haven for some of the most talented & hardworking young organic farmers to be found anywhere. Just down the road is the well known “ESSEX FARM” where Mark & Kristen Kimball host several farm to table suppers through-out the summer months. (Kristin wrote the best selling book about their organic farm experience, called “THE DIRTY LIFE”). This same farm has been a launching pad for other young organic super stars in the making ~ several of them are right in the village of Willsboro. Their wares can be seen each week at the local farm markets. HARVEST HILL FARM & REBER ROCK farms are some of my favorites.

I love poking fun at myself & the world around me; as I know that we only go around once. So 'CARPE DIEM' - animals live in the moment, and those are some of the best lessons that I learn from them every day.

Why Joanne Vernon Sanders chose Willsboro

Our son & his family live just on the other side of the pond (Lake Champlain). They have a farm in Vermont, near Mt. Mansfield. Eight years ago, they had a set of twins and that was it for me.....I was not going to be kept down in the Flatlands any longer! We have traveled this area upside down & inside out for more than 30 years; and now it was our turn to enjoy the North Country whenever it suited us. Being closer to the grandchildren was paramount to my happiness.

The Willsboro area puts me in unique position to be able to commute back & forth from the mid-Atlantic region in a reasonable amount of time, yet I still feel tucked away in this friendly little village. It gives me the best of both worlds. Close enough to get away from the fast lane easily enough; yet a world away (which is the way that I like it)!

What makes this cottage unique

Willsboro is small; but offers so much natural beauty, that I can hardly put a proper description of it into words. This town has great LOGISTICS to so many other areas (Burlington, Lake Placid, Plattsburgh, Charlotte etc.) -- which makes it easy to get to most places that I would want to go, easily. The village itself provides a wide diversity of beautiful scenery & outdoor activities to enjoy. Having been a 'city girl', this village offers me a 'laid back' pace with no traffic lights :-) -- while still being close enough that it only take a minute to get to the post office; or go pick up a gallon of milk at the local grocer.


In fact, I still have trouble fitting everything in that I want to see & do before the sun sets, each day that I am lucky enough to be there --- but then when night does fall, and the stars & moonlight start dancing on the river below -- watch out -- because that is one great view! On any given day, all I need do is grab my hiking stick and set out for a riverside hike along the lovely Boquet, which winds out to the mouth of Lake Champlain, two miles downstream; or jump in my car and take a 'Sunday afternoon drive' around this picturesque water community. I always come back to the cottage feeling refreshed & satisfied, that I have taken in some of MOTHER NATURE'S FINEST!

Having traveled extensively and been a commercial photographer for more than 30 years, this area just does "it" for me! Give it a chance and it may well suit your taste buds for natural beauty also!

Wonderful property with a terrific owner

Our family loved staying at Beau Overlook Cottage when a short trip brought us to the area. Joanne provided us with all the necessary, detailed information ahead of our arrival, and kept in communication with us until we got to the house. She was friendly, helpful, and quick to answer any questions.

The home itself was delightful. It truly was a "home away from home", and we were surprised again and again by the details that were thought out ahead of time to make the stay more comfortable and more enjoying. The home was spotless, and the perfect accommodation for our family.

We came in fairly late, with three kids and a puppy. Along with a list of restaurants, activities, and local attractions, we found things we needed that very night: some essentials in the fridge and a dog bowl. The bedrooms were cozy and inviting, and our kids were delighted to find children's books! After a good night's sleep, we wanted to just relax in the house for a bit. Again, the kids were ecstatic to find an assortment of board games (and chess table) that kept them busy all day.

The area is quiet, with great eating nearby and lots to do both in NY and VT. We had a wonderful time, and will definitely come back to Beau Overlook Cottage if our travels bring us to the area again!

Delightful holiday stay in Willsboro, NY

My in-laws live in Willsboro and lodging options are limited, especially in the winter. Beau Overlook is DELIGHTFUL!

The location is wonderful as one can walk to downtown Willsboro. The views of the river and downtown are awesome. We could sit at the dining table at night to see the illuminated trees, the moon shining on the river--what more could one ask for, but there is more. House is nicely decorated with Christmas but without, the house is warm and contemporary with accents from the past.

The kitchen has anything one could want. We had ample space to store our food for making meals during the holiday weekend. The oven worked great to make our roast and bread for Christmas. Very nice set up.

The master bath has a GREAT view of the river. The bedroom has a huge closet. Washer and dryer conveniently located in the master bath on the first floor. Bedrooms upstairs shared a bath which was great for my brother-in-law and his family.

Nice, neat, clean, convenient, ample space and beautiful views.

It is our goal to make all of our guests feel pampered; but at the same time, like they can kick their feet up, relax and take it all in :) This home is set up for families to spend quality time together and that is just what it does. The great views are courtesy of the God's gifts to the area (river, mountains, and lake); but we like to think that we took the opportunity and ran with it. We hope that the next time that Patti's family would like to visit their in-laws again, that they come back for some repeat pleasure!

Very clean, unique and inspiring decor, great location that is quiet, wonderful kitchen

We have been to this location twice and our family has enjoyed it each time. This is one of the best stocked kitchens in a vacation home we have used. It is well suited to families with toys and kids movies available. There are plenty of outdoor family activities in the area within an hours drive. The home is very clean and the decor is inspiring. Make sure you take advantage of the outdoor fire pit and patio!

Owner's Response: We are so happy to have RETURN GUESTS come back to our nest in the north country again & again. It is very important for them to know that we are listening to any special needs that they may have & prepare the home as if the president was coming to stay. We take their vacation time very seriously; and try to do our part to make those visits as ENJOYABLE as possible. David was good about making a wonderful suggestion for a day trip from the house that will be ideal for families with young children & my grandchildren too, when I am up there. The home is filled with some of my best photographic work, inspired by the Adirondacks & the Green Mountains of Vermont. Even though I have not personally met most of the guests that stay in the cottage, I am sure that through the photographic artwork on display, that many of them share a true kindred spirit with my love of the north country. Great House to Rent

This is the place to rent if you are going to the Willsboro, NY area. The house was charming with so much detail. Amazing backyard setting with beautiful view. You can tell the owners take pride in their home. Clean, neat and totally comfortable. Would definitely rent again when I am in the area.

Owner's Response: Lynn & her family were in for a long weekend because of a family wedding taking place at Long Pond -- which is just a short 3 mile trip up Rte. 22 -- close to the access for RATTLESNAKE MT. Many people have stayed at our vacation home over the years, while family wedding celebrations were taking place in the area. The cottage offers all of the amenities that one would expect from an upscale hotel + its own very charming & sophisticated "small town" AMBIANCE. Come get some of yours soon :-)

Perfect Getaway

I completely forgot to leave a review and only now realized it! After our engagement in 2014, my fiancee, her parents, her brother and I stayed at Joanne's home. It was clean and spacious and Joanne was the consummate hostess giving us tips and info about the area as well as making herself available should we need anything. Willsboro is quiet small town - the perfect place to get away from it all. We especially like making s'mores in the fire pit while listening to the streaming in the backyard. Thanks Joanne!!

Owner's Response: We thank Chris for remembering our cottage in sleepy little Willsboro -- an ADIRONDACK COASTAL COMMUNITY of Lake Champlain. He is right that it is a quiet little town & a great way to get away from it all. Once I am "snugged into the area" -- it is very hard for me to pull myself away -- a world away from hustle & bustle. But the reality of the logistics of Willsboro, is that you can easily get to either Burlington, or Lake Placid in under an hour (both very scenic rides); as well as Montreal just being an hour & a half north of us. So the way that I feel about the area is -- you can truly have your cake (a laid back romantic style) and eat it too (get to the more touristy areas quickly enough) and have a great time getting there :) We appreciate that Chris remembered our cozy cottage on the riverbanks of the Boquet and hope that they find their way back here soon!

THE THING THAT YOU SHOULD DO: at least once while you are here, (if you are of average fitness or better) is HIKE TO THE TOP OF RATTLESNAKE MOUNTAIN! The trail access for this 'local natural wonder' is just a tad more than 3 miles up Rte. 22 N -- opposite the sign for Long Pond Cabins. Gather your gear & a good set of hiking shoes and set out for an adventure to remember. This past fall, my husband & I ventured out with our pack and made it to the top in 45 minutes. What a site to behold from the top -- the Willsboro Bay & the Point in the foreground with Lake Champlain (dotted with the Four Brother Islands), set-off by the Vermont Green Mt. to the eastern horizon AND from the other side, a great view of Long Pond, snaking towards the High Peaks for a beautiful, late afternoon westerly view!!! You should take a half a day, pack a meal -- PLEASE DON'T forget your camera. Once you get to the top, you will be greeted by an area where quite a few natural artists have done their various stone stacking interpretations. Some are quite creative & intricate -- you may want to make your own contribution to this obviously INSPIRATIONAL VIEW!

Aside from the fact that Willsboro has such an abundance of fresh water access -- you can hardly beat the thrill of the view from the top of RATTLESNAKE MOUNTAIN!

Let me know what you think of it after you make your ascension -- I am still trying to plot my 'full moon night time view' in the future :-)

We will continue to do our best in the 2015 year, by not having a separate cleaning fee (unless a pet is with owner). With a modest effort from all of our guests, we can help keep the cost of visiting the cottage reasonable.
