The apartment is located in the heart of Rome (Campo dei Fiori) just few steps from Piazza Navona. The apartment is on the third floor with porter, WITHOUT ELEVATOR. The apartment consists of 2 flats on the same floor facing on a corridor that give access to the differents doors (int 8,A and B). this peculiarity allow the flat to be rented as separeted UNIT and independent each one from an other: SMALL UNIT (S), EXTENDED SMALL UNIT and/or EXTRA LARGE Unit or ENTIRE Flat. In case of on-line booking specify wich portion you wish to reserve , so if is not possible it will be told in the answer of availability immediatley. if you are 2 person you get Small unit if 6 persons you get EXTENDED SMALL UNIT, or if you prefer the EXTRA LARGE UNIT 7/9 person you should specify in the inquiry or ask for a quote.
All the windows internal and externals the courtyard are made to have an internal enviroment SOUND-PROOFED from externals noice. Air Co. is at extra cost and payed at the KWh used at €0.50/KWh
The SMALL unit consist of a master bedroom,#1, a living room ,#2, with a sofa bed for 2, a wall cabinet-kitchen and a bathroom with tub, totalizing 35sqm (SMALL#1and #2). (SMALL EXTENDED #1,#2, and#3 see photos 60sqm) and a extensible UNIT of 155 sqm XL= EXTRA LARGE #3,#4,#5 see photos) with 3 bedrooms + 3 en-suite bathrooms

A large kitchen and a large living-dining room is on XL units. The 2 portions can be located together with a max guest capacity 11/13 person including persons sleeping in the sofa-bed in the 2 living rooms. ask the owner for availability of the entire flat and for prices.The price list are just indicative. and persons sleeping alone in double bed will pay as for 2 persons.
WHEN USING ON LINE BOOKING, depending availability, if you are 6 people you can have EXTENDED-SMALL UNIT refering to the quote, or IF YOU WANT the EXTRA LARGE UNIT. the difference is in refundable damage deposit of €150.00 for ext-small or €400.00 for XL unit and in a not refundable fee that can vary depending the numbers of days let or n. of person. That fee together with refundable damage deposit (RDD) have to be payed cash at the entrance and the RDD will be refunded back the same day of chek out if no damage occurs or if no Air Co has been used.
If you want the Entire flat you should ask by indicating the maximum occupancy (10 people in 5 double bedrooms) also if you are 5 people only.
The flat is AIR-Conditioned throughout, and just recently refurbished. A/C is produced from WALL UNIT. and is not in the bedrooms #1 (SMALL UNIT) IS also IN THE LARGE LIVING ROOM. (Air Co. Is at extra cost depending how much you use it. Initial and final reading of the electric meter will be taken.)
South facing apartment on XVII century courtyard, located in the historic centre of Rome, facing on Campo dei Fiori (bedroom #3,#4,#5 and large living room) close to Piazza Navona, in the middle between the Vatican City, the Roman Forum and the Coliseum. All those places are at walking distance and well located with bus and taxi station close to.
Description: more precisely the SMALL UNIT and the rest of the Entire apartment is on the third floor in a period building with porter, without elevator. The Small apartment consists of one double bed room with wardrobe 2 doors, the living room with a large sofa-bed for 2, two armchairs and a round table with 6 chairs, a small table, TV, WI-FI etc. The small kitchen has 2 electric hubs, a fridge and small freeser, microwave, dishwasher, and washing machine. The bathroom has the bathtub with shower, bidet ad toilet.
The apartment faces 2 windows on a classic RENASSAINCES monumental courtyard, which provides you a quite silent area of this very lively neighbourhood , (typical Italian bar and restaurants). In the apartment there is a 19-inch TV, internet WI-Fi. To our guest we will provide everything you needs for 4 beds (duvets, sheets, pillows, pilow cases and towels). The living room is equipped with cutlery, glasses and plots.
In case the SMALL EXTENDED UNIT is choosen the door B will be close and the corridor that give access to a privat flat (the other portion of the house), and to the SMALL unit, give access also to bedroom #3. But this last one has a proper key and en suite shower room complete of WC and bidet total 60sqm.
Then an extensible 155sqm , the EXTRA LARGE UNIT, complete the flat in case you need an other 9 person beds . Bedroom #3 and# 4 and #5 all with en-suite bathrooms can accommodate 6-7 persons, while a further 2 persons can sleep on the sofa bed and pull-out pouff-bed , measure 100cm x 200cm mattresse of sofa and 90 cm x 180cm for a pull-out pouff-bed. Shutters and blind curtains on living-room and bedrooms complete a deep dark ambience to rest. All beds are very comfortable and firm,.see picture for particulars. Wardrobe are in every bedroom, and not in the living rooms.

From the entry way to the courtyard you already fall in love. Light color, spacious and airy, antique furniture, and refurbished through the years from '80y to 90y and 2000 and most recently interiors for the third time on 2009. Unique view. baroque style, Alexander Specchi architect made the open-air monumental stairs that characterize all the palais. and you can admire the area of Campo dei fiori with his unique Vegetable and Flower daily market, and during the evening the nice lifelyhood neighboors that use this large square with the statue of Savonarola, as meeting point, to sipping a wine's glass or to have a Romantic dinner or a plane Pizza to be enjoyed.

The apartment is in the best location. You can walk the entire city, without stepping foot in the metro. That's pointless. Walk the city, it's fabulous.
The apartment, is technically a one bed room with one full bed in the living room, no sofa, and one full bed in the bedroom. It's very small. No night table, and you can't even walk to open the window without climbing over the bed. There is however a full closet that you can stuff your suitcase into and hang a couple of things.
The kitchen is a kitchenette with a half refrigerator. Two people cannot stand in there. And the four recycling bins take up quite a bit of space. The bathroom is OK , the water is warm but there is very little surface area to put your toiletries.. if you are visiting in the winter , the apartment is quite cold. And the TV is a mini.
In spite of all of this , the host was very gracious and she let us check in early. Again the location is really the best .
We recently stayed at this apartment in the great location of Campo del Fiori with relatives from Germany; plenty of room for seven adults but could accommodate more. Four of the bedrooms are en suite. It was pricey, but the beds were comfortable and the windows blocked out noise from the busy Campo: big, fun market by day and music and restaurants by night. My only real complaint was that because the owner lives there most of the time, while it was clean, it was rather cluttered with personal belongings, especially the kitchen. Most rentals where the owners live there part of the time their personal belongings are locked away and the essentials, well-organized, are left behind for the renters. Also, there were no curtains on the windows of some of the bedrooms forcing us to hang up a piece of cloth or a towel to provide privacy and block out light. Still, it is a very nice not fancy rental, and the landlady was nice, accommodating, and helpful.
The location of this apartment is great! It was well outfitted, including a washing machine and small kitchenette. It was a great home base for exploring Rome. Thank you Flavia!
We were a large party of seven in Rome for a few days. We were very lucky to find a large unit in central Rome able to accommodate all of us. We were very very late for our appointed time and even got stuck a few blocks away in a passenger van, and Flavia took it all in stride. In fact she came to help free us from the tiny Piazza Pieta and negotiate a decent parking space, and was very merry the entire time - which was so appreciated! Even though the hour was late, she took the time to explain every detail of the apartment to everyone's satisfaction.
The Piazza Farnese is a swanky place to dwell, and the main door of the building faces the quiet and romantic square, which hosts a pleasant fountain as well as the French and Cyprian Embassies. We certainly felt secure as the French Embassy is so well guarded. The rear of the building is more raucous, with lots of vendors, a market, a plethora of restaurants, and easy access to a main street and several bus stops and taxi stands. You can have a bird's eye view of the bustling square, or close the window for a nice soundproof sleep.
The beds are large and comfortable, and each bedroom (except for the small spare bedroom) has its own AC unit which very efficiently cools down the rooms. Each also has its own bathroom, which is great for privacy. The master bath has a great jacuzzi, which we were unfortunately too busy to use! There is also a very large living and dining area and kitchen. The living / dining room has its own AC as well, and two large couches which could sleep someone comfortably in a pinch.
Overall we had a fantastic stay and would be happy to stay again. Flavia was a great hostess and the location superb.
We had a group of twelve (two professors and ten students), in Rome for five days. Apartment was perfect. Everything was as promised, or even better. The owner was very helpful, and made us feel welcome. We rented the full flat. It overlooks the Campo dei Fiori, but is high enough up that noise was not a problem. It really is the center of Rome, near Piazza Navona and the Pantheon, and still walking distance to the Vatican as well as other Roma attractions. We will definitely return!
Took a birthday/girl's trip to Rome for the week and wanted a place that let us have a little space apart from each other at the end of the day. We only stayed in part of the apartment-- if you look at the diagram, we stayed in #1, 2, and 3. I can't comment of the rest of the apartment. This was a good set up that let us have a communal place to visit and plan our day, but the bedrooms were down the hall from each other, so were weren't right on top of each all 24/7. I was a little nervous about taking the room that overlooked the boisterous Campo de Fiori, but the double windows kept the noise out and I slept quite soundly. The rooms on the courtyard are very quiet. The rental is on the third floor with no elevator, so keep that in mind. It wasn't too bad--you spend the day climbing stairs in Rome anyway! Having the bounty of the Campo de Fiori at you doorstep is ideal. Easy to run down each morning for a coffee and to get fruit and cheese for breakfast. Nice to come back late at night and have one more drink before heading up the stairs. Our hostess Flavia was great--easy to communicate with and very friendly. We didn't need the AC, so I can't comment on that, but the beds were comfortable, wifi worked well, and plenty of hot water. I would absolutely stay here again.
walking distance from 10-to 20 minutes to Pantheon and Spanish step Sq. for fabulous shopping and art viewing like in Campidoglio the Michelangelo Sq. and City Hall Museums , and open air Museum of Roman Forum and antique roma city with Colosseum (10' walk from the flat). Last but not least Museum of Roma palazzo Braschi is 2' walking like the Palais Farnese only email booking,where you can admire Michelangelo construction style and Giulio Romano frescos,must be seen. Restaurant are all around and probably the best ! choosing from plain and cheep Pizzeria to fish and gourmand Restaurant top rate. Shopping in via dei Giubbonari 1' walking around is cheep and not, but very stylish. While for top brand shopping (Gucci YSL, Hermes, Prada, Missoni, Max Mara, etc...) 15'walking distance close to Spanish Sq. in the famous Via Condotti. Saint Peter Basilicum is 15' walk and Trastevere charming night live and wine bar and shopping is 5' walk. Bar La Pace is 5' walk but other direction, close to piazza Navona, probably my best spot! atmosphere! All you need is enjoying walking and not by car. But if you want public transportation is 1' walking distance as well as the Taxi station in Piazza S. Pantaleo. Churches all around all very nice with beautiful frescos and marbles ,antique pictures (Caravaggio in S.Luigi dei Francesi 5' walk)

After 10:00 pm no jumping or loud music/TV on the building, always secure shutters, and bath-ventilator no more than 10'. check that is off when you go to sleep or you go out. it disturb people living under you. Differentiate collection of garbage: paper, plastic +tin+glass, organic for foods , and last one indifferentiate as well.
