This is a large, light-filled apartment ideally located just two blocks from the most elegant section of the promenade and the beach.

Beautifully furnished, air-conditioned living space with WI-FI internet acces, cable TV, DVD and CD player, 32' flatscreen and queen-size wall-bed (Murphy bed) with a hotel quality mattress. THIS IS NOT A SOFA BED. Two sliding doors with remote control shutters lead to a large furnished terrace with an electric awning which gets the sun from about noon unttil sunset.

The air-conditioned bedroom has a queen-size bed (160 cms), built-in wardrobe, chest of drawers, bedside lockers, a chair, a full length mirror, a laundry basket, reading lamps and a cool marble floor. The window shutter ensures that the room is completely dark, guaranteeing a good night's sleep.

The kitchen is equipped with hob, oven, dishwasher, washing machine, fridge-freezer, microwave, Nespresso coffee machine, toaster, kettle, a full range of cooking utensils and a small balcony with a clothes line.

The fully tiled bathroom has a washbasin, a full size bath with overhead shower, a hair dryer and a vacuum cleaner. There is a separate toilet..

For trips to the beach, we supply beach towels, beach mats and a parasol. We have tried to think of everything that will make the apartment a home from home for our guests.

For a day out to remember, take a boat trip from Nice port to Cannes, St. Tropez or the Iles de Lerins, or, if you prefer to travel by train, how about breakfast in Nice, lunch in Italy and dinner in Monte Carlo?

If you tire of the beach, you can visit St. Paul de Vence, an art lover's paradise. This village, with its narrow cobbled streets and fabulous views, is an easy 30 minute journey by bus from Nice.

The Chemin de Fer de Provence, a narrow gauge railway, offers a superb trip through the Alps to Digne. Entrevaux, with its castle and drawbridge, can be explored on the way.

The Friday morning market in Ventemiglia is another very enjoyable excursion. Several trains depart from Nice Ville to take you to a vast display of leather jackets, shoes, bags etc. at very keen prices

The apartment has the two features which we consider to be essential for a comfortable stay - AIR CONDITIONING and OUTSIDE SPACE. The air-conditioning ensures that the place is cool and comfortable at all times, and guarantees a good night's sleep - a vital part of any holiday.

Outside space is very important in a place like Nice. We really regard the terrace as the piece de resistance of the apartment and, judging by the feedback, so do our guests. If you feel like fresh air, you do not have to leave the apartment, as you do with so many others. It is ideal for sun-bathing with an electric awning for shade if it gets too hot. This means that, even in the hottest midday sun, lunch outdoors can be enjoyed and it is perfect for a drink or dining in the evening while you watch the sun set. We have spent many happy evenings there, chatting until the early hours.

The apartment measures 60 sq. ms. with an extra large living area and an 18sq. m. terrace. It is, therefore, perfect for a couple who like a little more space.

The apartment is on the fifth floor of a small 7 storey building. There are no more than two apartments on any floor. There is a lift in the building but please note that we take no responsibility for its function.

There are permanent residents in our building, some of whom are elderly. As a courtesy to them we ask that you try to keep noise to a minimum, particularly at night.

Many of our guests have become 'regulars' over the years and tell me how lucky they feel to have found our apartment. One guest is about to return for the sixth time!

Our very helpful apartment manager lives in Nice and speaks English. He is extremely knowledgable about Nice and the surrounding area and is available during your stay should you need him.

My wife and I spent 6 very happy weeks in this very comfortable flat this year. the flat is warm, light and remarkably quiet. It has a flatscreen TV, a DVD player, many books and extensive information on the local area.



We were particularly impressed by the large balcony with its extensive view of the city and we used it regularly to enjoy the sunshine.



the location of the flat is ideal - a few minutes walk to the Promenade and within easy reach of the shops and bus stops.



The flat manager was very helpful and we had a very relaxed and enjoyable stay.



We can recommend this flat without hesitation and are currently doing so to family and friends.

Notes:
The apartment runs from the front to the back of the building (traversant in French) with a balcony off the kitchen at the back and a large terrace off the living area in front. This means that in summer the place can be kept cool and comfortable. The large living area contains a very comfortable wall-bed (queen-size) with a hotel-quality mattress which easily accommodates two adults. THIS IS NOT A SOFA BED. The terrace, which has a westerly aspect, is ideal for al fresco dining or for that evening glass of wine as you watch the sun set over the Chateau de la Tour in the distance. The terrace is equipped with a large dining table and chairs as well as two superior quality sun loungers and two drinks tables. There is also an awning which is operated by remote control. The apartment has wireless broadband and cable TV with many English channels - BBC World, BBC Entertainment, SKY News, CNN etc. The living area has a 32' flatscreen TV.

A real find!

This the perfect apartment for anyone looking for space, comfort & convenience, and is the ideal base from which to explore all that Nice has to offer.

The apartment is clean & well equipped with attention to detail - efficient air-con, a particularly comfortable bed & good reading lamps.

After a long days sight-seeing or sunbathing, it was always a pleasure to return to the wonderful terrace for a glass of wine before heading out to dine at one of the many nearby restaurants.

Overall, a great holiday. I look forward to returning!

A Gem

We were fortunate to find this property on homeaway.com for our weeklong stay in Nice in May 2016. We plan to return to Nice, but only if we can stay here again. This place is larger and much better equipped than a typical rental because it is the vacation home of the owners, an Irish couple who are wonderful to deal with. It is a clean and homey refuge, whose many amenities include excellent cable TV, Wi-Fi reception and air-conditioning. You can turn off the a/c and open windows for cross-breezes, but when closed, the apartment is quiet: no street noises. We enjoyed its location, near shops, drugstores, grocery stores, and good restaurants. It is also a convenient distance from one of the the most interesting streets to walk in Nice: Rue de France, which becomes Rue Massena. This apartment is a gem.

Perfect location with everything you could need

We had a fantastic couple of days here. The location was perfect - a couple of minutes walk to the beach and the old town, surrounded by delicious bakeries / patisserie, which we sampled each morning. The apartment was spotlessly clean, spacious and very comfortable. It had everything we needed. Most of all, we loved the large balcony for relaxing and enjoying the sunsets. The owner was very helpful and gave us lots of information and excellent restaurant recommendations for our holiday. We will definitely be back!

Côte D'Azur HQ

This apartment is a real little gem & was the perfect HQ for my fortnight on the Côte D'Azur.

Whether you want to throw yourself into Mediterranean life & all it has to offer, or simply throw yourself into the Mediteranean, this apartment is beautifully appointed. Nestled down a quiet street it is a stones throw away from the beach & famous Promenade Des Anglais.

Upon arrival in Nice airport, the apartment is a 10 minute bus ride away. There are grocery stores, newsagents, bars etc all at your doorstep, and a bakery just across the road which sells the most delicious fresh bread & cakes every morning!

I took a number of day trips during my stay, including Monaco, Cannes, Eze, Villefranche-Sur-Mer & St. Paul de Vence. Both the bus station & train station are within walking distance of the apartment making these day trips easy to plan & execute.

The apartment itself is very clean & spacious, with a large bedroom & living area. It comes with a T.V., internet, & fully equipped kitchen. I was also delighted to find a Nespresso machine there too! The large terrace is great for an early breakfast before heading out or for a sundowner before dining at one of the many top quality restaurants nearby. My personal favorites were Chez Freddy & Safari, both situated on the Cours Aleya in the old town.

Hopefully I will be back in France next year, & if so I know where I'm staying!

Excellent location for the beach and city

The apartment is very conveniently located, few steps from the beach. The street is quiet. To explore the city and further places, you can easily walk or use the bus which stops just round the corner. There are plenty of food shopping possibilities, from small bakeries to supermarkets that are in a short walking distance, car not needed. The apartment has a pleasant terrace with an open view and all convenience. It is also perfectly equipped (especially kitchen), we felt just like home! If in Nice next time, would not look for any other place, the apartment was an excellent choice. We really appreciated owner`s guidance and recommendations, helped us to accommodate quickly and enjoy. We had a great time.

This gorgeous family-owned apartment is situated in the heart of Nice in a quiet location with very easy access to all amenities. The Promenade des Anglais is a 3-minute walk away and the main street, Avenue Jean Medecin, a pleasant 10/12 minute stroll.

Supermarkets, restaurants, pubs are all just minutes away as well as shops of all descriptions, from designer to high street. The airport bus stop is just around the corner and from here buses are also available to the Port, to Mont Boron, to Parc Phoenix, to the museums of Cimiez and to the train station. Buses to Cannes, St. Paul de Vence, Antibes and many other places of interest can be caught on the Promenade 250 metres away. The famous Château - a public park on top of a 92m high hill - is a 15-minute stroll to the east along the Promenade and offers panoramic views of Nice and the sparkling Baie des Anges. Open-air concerts are held here in the summer. The Cours Saleya can be seen from the Château.

Other Activities: For a fantastic day out, take a boat trip from Nice port to Cannes, Monaco, St. Tropez or the Iles de Lerins.

Golf: There are at least 20 golf courses within 30 minutes drive of Nice, all of whom welcome non-members. Further information on request.

Ski: Isola 2000, a purpose-built ski resort which caters for all abilities, is 1 hour 15 minutes drive from Nice. The Ski Bus leaves every morning during the ski season from central Nice. Skis, gear etc. available for hire. Further information from the Tourist Office at 5 Promenade des Anglais.
