One of the nicest summer cottages on Caspian Lake in Greensboro, VT. Black's Point is an ideal location within Greensboro, as it's on the lake and close to town but well away from the main road, thus very quiet and safe for children. The cottage is surrounded by trees on three sides but its direct southern exposure keeps it sunny and warm. (See video at end of photo reel.) Its living room, dining room, kitchen and large deck overlook the lake. The deck is equipped with a large electric-powered retractable awning. The master bedroom has a king bed and an en suite full bath with shower. The 2nd bedroom has a queen bed and shares a full bath (with shower) with the small 3rd bedroom, which has two twin beds that can be joined together to form a double bed. The property also has a separate, small, rustic, one-room lakefront cabin with an exterior porch, which cabin has two single beds but has no bath or running water. Large dock, canoe, two kayaks, a swim-float and a swim raft. Very private setting. Renters may also use the Black's Point clay tennis court (shared access).

About Day L. Patterson
My wife and I are retired professionals who have lived and worked in Manhattan (New York City) for many years. We now live in Naples, FL. Separate and apart from our rental property, my wife and I own another home in Greensboro, where we spend most of every summer.
Day L. Patterson purchased this Cottage in 1980
Why Day L. Patterson chose Greensboro
We don't know of a nicer 3 BR lakefront rental cottage in Greensboro! This home was rented every summer for eight consecutive years by a family of five, and became available again only in the summer of 2014 when that family purchased its own lakefront summer home in Greensboro.
What makes this Cottage unique
A comfortable, casual and very private summer cottage on Caspian Lake, with a large south-facing deck (and an electrically-powered retractable awning) overlooking the lake, and surrounded by trees on each of its other three sides.

Caspian Lake cabin
87 Birch Lane is a cozy Vermont lakefront camp/cabin in an excellent location. It's an older place that has been extensively upgraded – nothing fancy, but comfortable. The landscaping is superior. There are fine views of the lake and easy access to the water. There's a small dock and two kayaks and a canoe, all useful. The kitchen works well, although the cooking utensils are a trip back in time. The cabin has a lovely, separate dining room with lake views. The owner is helpful and the price is fair.
Lovely house and setting
Great experience. Love the house. Lake. Location. Hope to return Tks
Wonderful location on Caspian Lake
This house and location are just wonderful. The house is comfortable and the fire place helps on cool nights. The beds are very comfortable as is the furniture. The gardens are beautiful around the house. Walking to town or kayaking to the beach by town is just right. Quiet and private yard. I was here last year and hope to return next year.
A beautiful cottage
Our stay was absolutely wonderful. The cottage was well maintained and equipped with all the comforts of home. Day was kind and a delight to have met. The property is perfect for a couple or a family. The children had so much fun swimming and kayaking on the lake. The evenings are so quiet and refreshing. Hearing the loons calling on the lake was the topping on the cake. The gardens and grounds are beautiful and very well maintained. We couldn't have asked for a more perfect vacation.
The Dewar Family
87 Birch Lane
The two weeks spent on Caspian Lake on Birch Lane could not have been better. Great weather and very comfortable cottage. Day Patterson was very helpful and made our stay more enjoyable. We appreciate his kindness in putting out a raft for us to swim to and dive off of. We absolutely enjoyed our stay.
Great house!! Had a wonderful time!!
This is a beautiful 3 bedroom cottage with gorgeous gardens and is on Caspian Lake. Fully stocked kitchen plus outdoor grill. My husband, children, and I spent a fun week swimming, kayaking and lounging. How wonderful it was to have coffee each morning on the deck overlooking the lake. What a way to start the day!!
The owner was very helpful and gracious. We're definitely coming back next year.
Caspian Lake is one of the cleanest lakes in VT and provides an idyllic setting for one of VT's outstanding summer communities.
