Quiet green valley, direct beach access, 120 sm of terrasses, 3 bedrooms.

“Flanc d´Roche” lies hidden in a green valley just above the Mediterranean See, in the heart of the Côte d´Azur. It was built on a rock and is surrounded by gardens, which gives you the impression that there are no neighbours. The romantic house is to be reached only by a footpath (approx. 150 metres long) with about 100 steps as well as a private bridge. Your car can be left on the car park just at the beginning of the footpath. The villa disposes of a small entrance, a large living-room with a dining area, a library corner, a fire-place and a sofa, a completely furnished kitchen (oven, dishwasher, microwave, fridge, washing machine, etc), three bedrooms and two bathrooms. Furthermore there is a conservatory (glasshouse), several terraces with a direct sea view as well as a Mediterranean garden on different levels. The small, almost private beach (depending on the season), lies just a few steps away from the property.

Tourism & Culture: The Côte d'Azur is known like no other region in France. More than two centuries ago, the English nobility has chosen the Côte d'Azur and made it to one of its favorite destinations, because this beautiful region is mostly sunny and not windy! We are naturally protected by the Alps and the red rocky Esterel mountains. In the Provence with its olive groves and lavender fields you can visit the fairytale-like medieval small towns, so-called 'Villages Perchés' (Eze-Village, St-Agnes, Roquebrune, Vence, St Paul-de-Vence, Gourdon, Uzes, etc.). There is a broad cultural offer on the Côte (music and theatre festivals, concerts, museums, exhibitions, etc.). Recommended day trips: Monaco, Nice, Cannes, Antibes, Menton, San Remo, Saint Tropez, Aix-En-Provence, Avignon.

Shopping: In the village Cap d'Ail, at about half a mile in the direction of Monaco, there is a post, a chemist's shop, some bars, restaurants, small hotels as well as shopping possibilities (baker, butcher, food market, etc.). At about 2,5 miles you´ll find a big supermarket and shopping centre in Monaco, called 'Carrefour'. Simply drive on the 'Basse Corniche' in the direction of Monaco. The Carrefour is located in the area/district “Fontvieille'. You can of course also go by bus. Take the bus no. 100 in the direction of Monaco/Menton and get out at 'Place d'Armes' in Monaco. You there take the elevator (in the rock) to arrive directly in the shopping centre. General opening times for small stores and shops are Mo. To Sa. 9 to 13 and 15 to 19 h.

Various: EAT & DRINK

In France no great importance is attached to breakfast. It usually consists of coffee „cafe au lait“, white bread, croissant, butter and jam. For lunch many restaurants offer inexpensive „plat du jour“. Specialities of the region are seafood, nicoise salad, Pissalaldiere (onion tart), Farci (stuffed vegetable cake/pie), Bouillabaisse and Ratatouille. Service charges (tip) are already included in the bill. Nevertheless you usually leave a tip of about 10% for good service.

LUXURY

Yachts, private jets, Rolls Royces, top hotels, Michelin star restaurants. There is no other place in the world where so many international VIPs gather. Between Monaco and St.Tropez, you´ll find the probably most expensive villas on the planet (royals, politicians, stars of international show business and Hollywood film stars - Tina Turner, Elton John, George Michael, Roger Moore, Bill Gates, Vladimir Putin, just to name a few).

Wonderful Setting

This is a really nicely renovated house with a great aspect and view. The location was a perfect balance between seclusion amongst the trees with the distant sound of waves crashing and yet still within close proximity to Monaco and Nice. We were able to have a great relaxing time at the house and really enjoyed staying in a place that allowed us to feel at home but within the Riviera.

August in Flanc de Roche

a fabulous holiday house and we can't wait to return. We couldn't understand why there was a tv as the views from the terrace surpass any film or programme..passing yachts en route to Monaco...the trains....people clambering the rocks and going for swims...the dogs padding around the grounds of the Greek's mansion..the marvel of the bridge-to discover more you must visit yourself!

It is possible to manage without a car as the 100 bus service is v frequent to both Nice and Monaco. It does not run late at night though. The trains too are doable if you walk to Cap d'Ail. Cannes is an hour by direct train.

The nearest large Carrefour supermarkets are at Monaco in Fontvielle (a mall) and at Mont Baron on the Eze side of Nice (and on the 100 bus route).

The villa is truly hidden away but be prepared-the steep steps number 117 and there are paths in between. It's great exercise though especially when managing a supermarket visit!!

Do explore Nice. The museums and galleries are superb, as are the clothes shops and beach areas. Monaco and Cannes are too busy but perhaps worth a half day visit if only to see the cars, people and yachts.

Lastly, go to Eze village at 9 in the morning before all the cruise ships land!! The views are to die for. Have petit dejuner at the Eagles Nest restaurant and then go through to the the jardin exotique. It's one of those places in the world that your brain can photograph.

Dream house

We had such a good holiday - this house is beautiful - romantic, secluded and so near the beach!

There are lots of steps to get to it, so no good for elderly or disabled people - but what a great location right above the bay, a few steps away from the beach!

House is lovely, clean and comfortable - we had very good service.

We were glad to have a car as it´s about 10 mins drive to Monte Carlo and 25 mins to Nice.

We booked this property for the fifth time now

It's a unique small villa that is maintained to a high standard by a friendly family. The owner is a real expert providing excellent insider information about local attractions, restaurants, events.

The villa itself is quiet, located in a green, isolated (separate entrance through a private bridge) and equipped with everything one needs on holidays. Magnificent sea view, unbeatable location just above the sea, access to beach make Flanc the only choice in Cote d/Azur for us. We'll definitely come back next year.

I rented the place for the for the 2nd time, the first time was in 2013. The contact with the owner was very pleasant, trust worthy and easy to communicate also because he speaks most European languages. We had a great vacation, its a truly hidden away location with a private bridge, there are no close neighbours, and offers total relaxation. At the same time you are very quickly to great shopping & sights nearby! The house is in a peaceful in a green valley, it feels like a secluded area with a fantastic beach with the cleanest water in the Mediterranean. The rooms are very comfortable and the house has several terraces all with great view, just above the beach…

This year we had a designated car parking space. The owner leaves a map full of great suggestions of things to do and see, restaurants/dining & activities. The house is maintained to an excellent standard and it felt like at home. Highly recommended!

The quiet village of Eze-sur-Mer lies along the Mediterranean Sea with the impressive Alps which rise in the background – in one of the most beautiful and most exclusive regions of Europe. It is a picturesque village with about 300 sun days a year, located between Cap d´Ail and Beauleau, just 2 miles away from Monaco. The rocky coast is interrupted by a lot of small beaches and quiet bays. The quality of the water is very good here! Take advantage of the natural beach below the villa but also visit this beautiful region: The flamboyant Principality of Monaco (just 2 miles away), the touristy Eze-Village (2), the flower market and the “Vieux Nice” (old town) of Nice (10), Cannes (28), the orange feast in Menton (8), the famous ceramic-works of Valauris (26), Antibes (26), Saint Tropez (90), San Remo (28), Aix-En-Provence (120), Avignon (160), etc (for more information see the appendix).

SPORTS IN GENERAL

In many coastal places you can rent nearly everything that deals with water sports (pedalos, canoes, jet skis, small sailing yachts or motorboats). But also bicycles or motorbikes are for rent. If you are looking for a special adventure, you could try paragliding (starting off from Roquebrune). The mild climate gives you the opportunity for beautiful promenades in the mountains along the coast (e.g. the national park „Parc National du Mercantour“). And finally, not to be forgotten, the annual Formula One Grand Prix of Monaco, the Classic-Ralley with the nicest old-timers worldwide or the Monaco Yacht Show.

THE OFF-SEASON …

is when every village settles down, when the beaches are empty, when mimosas blossom. This is the moment to meet the locals and to enjoy the easy life (and for example play boules). Renowned artists have found out a long time ago that there is an astonishing light intensity in this coastal region. Experts enjoy the Côte d'Azur consciously in the off-season.

Behind us, also directly along the sea, a Russian Oligarch. In front of us, on the other side of the valley, a rich old Greek. In our small green valley one feels not very French. That has probably to do with the fact that we live near to the principality of Monaco (2 miles).

The tastefully furnished villa was built in the Fifties and fascinates because of high ceilings and floorboards floors. Flanc d´Roche offers everything 5 people need to relax and to escape from everyday life. In the living room you’ll find a holiday library in several languages. The kitchen is furnished in the style of the Eighties, however, disposes of all modern standards. An outside shower, beach chairs, garden furniture as well as a sunshade are at your disposal on the large terrace. The train which drives past all water properties along the Côte d´Azur with a maximum speed of approx. 60 km p.h. (Nice – Menton) does not disturb. The pebble beach can be reached in less than 2 minutes (40 steps). There is no other street or path to cross, no other houses before getting to it! We have no swimming-pool. The sea is our pool.
