Set in a very rural hamlet setting, there are 3 historic homes in walkable distance. From the kitchen and porches, there is a clear western sunset view of 150 protected acres, a mile of fields before the next homestead. There is just nothing like sunset on the Western porch, with a glass of local wine, and something sizzling on the grill.
Originally built in 1820 and renovated as a second country home in 1850.
After losing their inheritance in the great crash, and during Prohibition, the enterprising ladies opened the Nestledown Tea House.
Nestledown's doors were opened to the public last year for the first time in 100 years.
Nestledown is it's original name. It is a stately Georgian with Palladian windows surrounded by fields. The property includes 500 feet of private frontage on the 40 foot wide flowing Kinderhook Creek. Guests have had private fly-fishing lessons from pros on our team on our own dock, (with great success!)
Patios , porches, lawns and an elegant dock. Apple trees, gardens, kayaking, tubing , rustic outdoor grilling over a fire, or chef-style grilling on the patios, steps away from the wrap-a-round porches.
Across the road that runs through the sleepy hamlet is a 3 season screened solarium by the water's edge, outfitted for casual waterside dining and relaxing.
Ample living room and dining rooms feature a concert grade parlour grande piano surrounded by the original high wainscot from 1850. You must let us know if you need pre-tuning.
Tall French doors open onto the spacious screened garden room, a great place to spread out with a book on a rainy day or entertain with guests.
Nestledown is specially outfitted by dog-lovers to make your stay relaxing.
Go ahead and take your best friend along. There is a large secure kennel, 12 x 18, and their very own doggie door.

Nestledown has four large bedrooms, rare high ceilings.
Three full bathrooms, 2 working fireplaces, 2 covered porches and unobstructed sunset views. Over 150 acre hay fields border 3 acres of park-like lawns, offering you a perfect sunset from both the patios and porches.

There is a fenced secure 200 sf large kennel, with ramp and doggie door. Ask for what you need we have most everything you can imagine for dogs. There is a small Caretaker's cottage on the property , and we are available for you 24/7.

A few miles away our 200 acre organic vegetable farm and greenhouses have been in the family for almost a century. We are members of the New York Farm Bureau, and graduates of the Cornell University Master Gardeners Program, among others. We are volunteer Emergency Medical Technicians licensed by the State of New York.

It was named ' the Nestledown Tea House' by Carrie Johnson and Mabel Weed when they opened it's doors as a 'tea' house during Prohibition.

Set in the middle of Hunt Country, the property is 3 miles from the center of Old Chatham, with it's very rare 500 foot stretch of private water frontage on the famed Kinderhook Creek.

We stayed for 10 weeks!! Fred and JJ could not have been nicer or more accommodating. Old Chatham and the entire area are wonderful, relaxing and restorative.
This is a lovely rental. It may in fact be the nicest rental I've ever had. The amenties abound, including an impressively outfitted kitchen, an amazing dog run accessible through a doggy door in the kitchen, a range of yard, patio and porch seating, and an absolutely lovely gazebo by the water. Then there are all of the thoughtful touches- tissues in the bathrooms, wonderful shower and bathroom amenities and plenty of towels. As a city apartment dweller, the laundry room may have been my favorite room in the house! To say it is dog friendly is simply not enough- the owners are straight up dog obsessed, which goes a long way in making this a comfortable retreat with the pooch, She LOVED swimming in the creek. This is such a relaxing and beautiful property. The beds are comfy, there are window units in all of the bedrooms, and surpisingly noise does not travel. It was quite easy to sleep late despite my 4 year old neighbor who tended to rise around 7am. Very relaxing retreat and the owners are so thoughtful. I can't wait to return.
Our family first rented Nestledown Tea House for several weeks in the summer. We found both the house and the area so pleasant that we rented it again for several weeks in the fall.
The photos of the house are accurate. It is spacious and comfortably furnished. The grounds are even more pleasant than the photos convey and are immaculately kept. The outdoor furniture is plentiful. We especially enjoyed spending time on the west facing porch which provides a tranquil view as well as shelter from both sun and rain.
Jodi and Fred could not have been nicer or more accommodating. They responded immediately to any requests we made. We hope to return to Nestledown Tea House again and recommend it wholeheartedly.
Our family of 3 adults and 3 children (ages toddler - 9 years) had a wonderful time at this beautiful property. We loved the historic house and its amazing upgrades and quirky corners. Even more lovely than the website pictures. Jody and Fred were extremely accommodating, going so far as to haul a sturdy old fashioned crib out of their attic at 10 pm and steam clean it before setting up (I had neglected to reconfirm the crib for our arrival). The creek across the street (private dock and clearing in the woods) was terrific, and our kids really enjoyed their fishing lesson that Jody arranged (each caught a delicious fat trout)! There is a small room off the kitchen that makes a perfect office (desk, etc), and the high quality piano in the dining room was a nice treat for our family of musicians. Kitchen was well stocked and cooking was no problem. The multiple outdoor living areas (3 porches, patios, tree hammock swing, front benches...) also added to the pleasure of our stay, there was always a new place to sit and relax.
It's very rural and you have to drive 15 minutes or so to get almost anywhere, but so many locations are within 30 minutes that it's relatively convenient if you don't mind driving. We spent a great deal of time in the Massachusetts Berkshires (Tanglewood, Shakespeare and Co, Jacob's Pillow, etc). My girls cried when we left. Hope to return next year!
We stayed here for two weeks and had a great time. Some of the time was spent with just my husband and I, but we also hosted our adult children over the weekend. Everyone loved the house, the grounds and the amenities. We were able to bring our dog with us, which is a rarity. She was very happy and the owners are very dog friendly and accommodating of dogs! The house is spacious and comfortable with every imaginable amenity available. We loved being able to have our morning coffee either on the screened in porch or outside on the patio. We spent several afternoons sitting in the Adirondack chairs reading. The area is wonderful, too. We traveled into the Berkshires several times - only a short drive away. We took several hikes in the Chatham area. We explored Hudson and its art and restaurants. We would like to go back sometime and bring our bikes and also do some kayaking. This house and the owner, Jody, provided a comfortable, quiet place for us to be in the midst of a multitude of things to do, if one wishes. I can imagine that it would be a great place in the fall and winter. The house has an interesting history that the owner will share with you. The owners met us when we arrived and were very attentive to one small issue we had. It was resolved quickly. They couldn't have been nicer!
Listing was as described. Owners Jody and Fred had the house in immaculate order with flowers, cleanliness and live in ready. Creek across the street was fabulous for swimming, fishing, relaxing. 5 minute drive to town of Old Chatham for breakfast or lunch and dinner at Jackson's was excellent. 15 minute drive into Chatham for more serious shopping and restaurants. 1 hour to Saratoga where we spent a day at the track and walking around. Owners love of the house was evident with all the care taken to make sure your visit is most enjoyable. Many sitting areas around the house to read, eat and just relax. Would recommend to anyone looking to get away from it all!

flea markets ,auctions, antiques, , fly-fishing, and locally grown food, working farms, corn fields , pristine swimming, peace, quiet,... and your dog is safe and welcome here.
