Please Read The Entire Description Before Booking:

We just bought this 3 bedroom 2 and 1/2 bath house sits on U.S. Route 11 just south of Harrisonburg in the quaint village of Mount Crawford. The 3 bedrooms are upstairs as are the two full bathrooms. The master bedroom does have an floor model A/C unit as well as a king size bed. The other two bedrooms each have queen size beds currently although one of the bedrooms is large enough that we may add another queen size bed to it at some point.

One of the bedrooms upstairs and one of the bathrooms upstairs require you to walk through the other bedroom to access them (we will be changing this at some point).

There is a living room in the front of the house and then a dining room and a full kitchen. The living room has a couch with a queen size pull out bed. In the kitchen there are 4 stools at the bar in the kitchen. There are numerous plans we have to remodel the house in the coming years, but we are going to be renting it as is for now with lower rates until we make the improvements. To get to one of the upstairs bathrooms you have to walk through one of the bedrooms. There is another full bathroom upstairs in the back part of the house (there use to be two sets of stairs to access the upstairs, but now the second set of stairs only goes to the second full bathroom, which is very different to say the least). This is one of the things we'll be changing when we remodel. :) The kitchen is also a little unusual in that it has two sinks and one is set off in a corner (we'll be removing one of the sinks here shortly and making that area a breakfast nook).

There is heat upstairs, but no central a/c/heat upstairs. There is central a/c and central heat downstairs though and the master bedroom currently has a floor model A/C and heater unit which keeps it nice cool/warm in there. The upstairs has base-board heat in the two other rooms and one room has a small heater which keep it plenty warm.

There is also a sun porch (which we will replace all of the windows in to allow a breeze come through) and a medium size back yard for the kids to play. We own the land directly behind this house which gives you access to the North River for fishing or for tuning, canoeing or kayaking (tubes, canoes and kayaks not provided). The house does sit right on U.S. Route 11 in the front, but there is plenty of off street parking (for up to 5 cars). There is a fire pit available upon request. We require that all firewood be purchased upon arrival. We will have a charcoal & gas grill at the house. Charcoal and gas are not provided though.

The house currently sleeps 8 in beds if you count the pull out couch. The maximum occupancy is 12, but several of those would need to be kids.

This house is located in a neighborhood in the quiet little town of Mt. Crawford and quiet hours must be respected between 9 pm and 9 am.

Beloved pets are welcome, but we do require a Pet Fee per pet. Multiple pets are welcome so those with more than one pet are welcome to stay. There is also a Property Damage Insurance of at least $49.

Rates will vary during peak and holiday seasons. Check in time is 4:00 pm until 10 pm and checkout is 11 am. Early checkins, before 4, or Late checkins, after 10 pm, and late checkouts, after 11 am, require a $20 per hour fee. Please ask in advance about late checkins.

No smoking in the cabin. No beer pong or Hookahs.

Guests are required to sign a rental agreement upon arrival and a photo ID. For this reason, the person who makes the reservation has to be the there at the time of check-in, unless the contract is signed and arrangements are made for someone else to check-in in advance.. We check guest in.

Pets are welcome at all of our properties. If you or someone in your group is allergic to pets or anything else (detergent, air fresheners, etc), please let us know in advance so we can discuss this prior to your booking and then also prior to your arrival. We will do our best to accommodate any special requests.

There are things you should expect to find, such as spider webs (we clean them for every guest but they do reappear quickly), ladybugs, insects, tiny critters & stink bug(s) during certain times of the year.

All pet fee(s), early/late check-in or late check-out, firewood or extra person fees are not refundable once paid.

Failure to show up/check in or contact owner before midnight of day of arrival will result in cancellation. Host reserves the right to rebook property if guest does NOT contact owner.

We believe service is what sets us apart in the vacation rental industry. Katie & I personally own every cabin that we manage. We check-in all of our guests personally (sometimes even as late as 2 or 3 in the morning, with prior approval for arrivals that late). When you arrive, the lights will be on and you will be welcomed and shown around the cabin, unlike most other rentals where you access a lock box and walk into a dark cold house. We came to Virginia from Texas so I (Steven) could finish my college degree, but got into the vacation rental business by accident. :) We have three daughters under the age of 5. We have 6 rescue dogs, 4 rescue cats, 3 ponies, 10 goats & about 50 chickens.

Only 5 miles from Harrisonburg and only 2-3 minutes off of Interstate 81 makes this the perfect from which to explore the Shenandoah Valley or just spend the night if you are passing through.

Nice Old Farm House Set in Town

This beautiful old farm house in the little town of Mt. Crawford was the perfect place to spend a week visiting family in the area. The house has so much character and we really liked all of the antique furnishings. The house had everything we needed and was very well stocked. It was nice and warm inside even though it was super cold outside. There was lots of space for the whole family. The owners were very helpful and you can tell that they really care about the property and are passionate about the improvements they hope to make. The listing was very detailed and we appreciated their honesty in the listing. We would recommend this house and we would stay here again.

Great old house for the price

Old house that was very clean with interesting architectural details. The kitchen was stocked with dishes, pots, coffee maker and all common cooking utensils. The bedroom I stayed in had a standalone A/C unit that was helpful upstairs.

The layout was just as the owners described - the main upstairs bathroom was behind two bedrooms, so everybody had to be in or go through those rooms to get to that bathroom. There were 2 other bathrooms, but they were downstairs or behind the kitchen. This didn't bother us at all, but it's something larger groups should be aware of.

Lovely home,wonderful owners!

We rented this house while visiting family for a reunion. It was the perfect spot to be close to 81,yet in a quaint small town.

The house was roomy...there were 8 of us. Very charming...beautiful woodwork....amazing staircase....lovely wood moldings,hardwood floors. We are a family of fishermen...the guys loved that they could just walk down to the river behind the house and fish. As with any old house there are quirks....not all of the upstairs outlets work,the "princess bathroom" off the kitchen is unique. All of the modern amenities...dishwasher,washer dryer,cable tv,wifi....but in a lovely old house. We will definitely stay here again. The smoke detectors beeped our first night,the owners responded quickly and were very friendly...fixed the next morning. Loved it!

Just as described, very charming and lots of character.

Very convenient to the interstate and only 5 miles to downtown Harrisonburg. We stayed here for the Red Wings Roots Festival, only 15 min away. The mattresses were really comfortable and the house has so much charm and character. It is an old house so it has a weird layout and some quirks, but everything is described in the description.

Older home with character

The home has a TON of old time character! We enjoyed the house very much!The bathroom situation (as mentioned in the description) was odd. The owner mentioned that they had plans on updating and changing floor plans in order to "modernize" the bathroom situation. The house worked well as a central location for us to travel from. The house sits on a busy street and the river and mountains were difficult to see from the house-perhaps because the trees were in bloom. Owners were very nice and accommodating.

Nice House with lots of Character

Don't be fooled by the outside. The inside of this house is absolutely beautiful with lots of character and charm. We were staying with a group of moms and daughters for a Mother/Daughter conference in Verona. There were 8 of us in all and we had plenty of room. The rooms are very spacious and if you choose to bring air mattresses there will still be plenty of space to move around. Everything was as described even the quirky bathroom. The one thing that was not really highlighted in the description that we really enjoyed was the closed in porch. We enjoyed the rocking chairs and coffee/breakfast in this area every morning. One recommendation to the owners in regards to the porch is adding some cushions to the chairs at the table. The owners were very friendly and met us on time. Check-in was very thorough, approximately an hour. We were given a tour of the entire house and shown where all the little quirks were. This house met all of our needs. We will plan on staying here again when we have conferences in Verona.
