This premium 331 sq ft studio condo is located in the historic and elegantly restored Bab's building. The charismatic Babs, built in 1905, will take you to the soul of the Missoula community in a heartbeat. Centrally located on Missoula's vibrant Hip Strip, the Babs is surrounded by the city's best restaurants and bakeries. Everything is just a walk away.

The luxury studio condo has been completely remodeled and thoughtfully designed for a very slick, contemporary, but homey 'Industrial feel' and is ideal for out of town visitors looking to explore Missoula and the surrounding area. Completely new, natural and clean interior materials and a big egress window bring lots of natural light to the space. New appliances and other new amenities are complimented by the original sheet rock and brick walls reminding visitors of the old times. The condo comes with a spacious private bathroom, a fully equipped kitchen with solid beech wood counter tops, and a comfortable queen-sized bed. The condo compliments also high speed wireless internet, HD flat screen TV and three person couch, which folds down into a two person sofa sleeper.

Along with this clean, comfortable and secure condo come the additional onsite features for relaxation and entertainment:

- An entirely renovated, communal basement lounge including an official sized pool table, a big screen Cable TV and comfortable seating. Also an icebox, sink, toilet, and washer and dryer are easily accessible.

- A classic, fenced garden with a large communal patio including chairs, tables, benches and a propane Viking grill.

Kindly note: Families with kids welcome! Available for guest use are: a pack and play crib, a high chair, an umbrella stroller, some boos and toys.

The luxury condo is in the basement. The washer and dryer and the communal lounge are located in the basement as well. The condo's ceiling is well insulated from sound and you wouldn't be sharing next door walls with any other condos in the building.

About Jenni Rohrbach

Missoula, as for many people, is a special place to us. It is where we met as students in college and where we always knew we wanted to call home. After school, however, life and work took us to Asia, Finland and New York City, before we could both settle back in Missoula together and start our family. Now with our daughter Maija, we are pleased to share all that the Missoula community has to offer with visitors at our Bab’s condo.

Why Jenni Rohrbach chose Missoula

Jenni first came to Missoula as an exchange student attending grad school from Finland. She immediately fell in love with the surrounding landscape and community but most of all Kurt. Kurt’s family is from the area and always knew the Montana lifestyle was the only one for him. They both enjoy the outdoor and cultural opportunities Missoula has to offer including skiing up Pattee Canyon, taking their daughter Maija to Missoula’s award winning Children’s Theater or enjoying Missoula’s restaurants, breweries and distilleries. They feel fortunate to call Missoula home and are pleased to share their love of the area with each of their guests.

What makes this studio unique

The Babs is one of Missoula’s premiere historic buildings. Located near several of Missoula’s gems including downtown, the Kim Williams trail and the University, visitors can easily walk or bike to restaurants, shopping, bars, and hiking trails. Not to mention the best ice cream (The Big Dipper), pastries (Le Petite) and beer (Kettle House) are just around the corner. In addition, the condo itself is fully stocked with the comforts of home including a full-kitchen, children’s amenities (pack n’ play, high chair, books and toys as well as eating utensils). The Babs also offers a rec room with pool table and a garden area with a Viking grill available for guest use.

Absolute Charm

Stayed in the unit in the basement. It was clean and had everything we needed. However, the only downfall is that it has very little natural light, so if you are claustrophobic, this unit might not work for you. The same owner has 2 additional units upstairs, we got to view one of them and it was absolutely gorgeous. We will be back in Missoula in the spring and will be staying at the Babs again. It was very enjoyable to sit on the front porch and drink coffee and/or wine. We had a fabulous time and can't wait to visit again.

Nice Condo, LOUD Neighbors

The condo was nice, and had all the basics we needed for a long-weekend stay. Kitchen has all the essentials, Costco-sized bottles of toiletries for guest-use in the bathroom. Very conveniently located - 5 min walk across the bridge to downtown, 15 min walk to campus, near plenty of restaurants and great coffee/pastries across the street.

We wish we could give it 5 stars, but the noise and the dirty bathroom keep us from doing that, and we were disappointed with the owner not offering any compensation or refund for the final, miserable night of our stay.

1. Awful noise insulation. The first two nights there were no residents or guests in the unit above ours. The final night, whomever was there arrived loudly at 1am, and proceeded to do laundry and bang around the apartment non-stop from 1am until 8am when we gave up, packed, and left the unit. We got miserable rest, and were exhausted during our last day with family, on the long flight home, and at work the next day. The owner says she spoke to them and they claim they have no idea what we're talking about, but it was incredibly loud - we heard every footstep, full conversations, and an incredibly creaky wood floor. There is *NO* noise insulation between units at all. If you stay here, bring earplugs, be a heavy sleeper, or hope no one is staying above you during your stay!

2. Guests should be sure-footed. You have to use slatted, steep, narrow metal stairs to access the unit in the basement. These steps are not anywhere near code, and forget it if you have any kind of heel on. This was a big surprise, and arriving late with luggage made for a bit of a perilous situation. We came and went through the back door the rest of the time to avoid having to do two sets of these stairs when coming from the front! We wouldn't want to take any children or anyone elderly down these steps!

3. Lack of cleaning in the bathroom. There were 3 bars of used soap + half-used personal toiletries in the shower, and some visible soap scum on the shower floor which also felt slick/not clean. There doesn't seem to be any excuse for not throwing out toiletries left by prior guests (who wants to use someone else's body soap bar!?), but we understand that hard water can make showers tough to clean and if the owner hired a cleaning service, they might not have reported that the shower a deep clean of the floor.

Owner's Response: My sincere response to this review is that I would like the future guest to pay attention to our other reviews, which show that our guests have been very pleased with their stays. Every feedback is important, but I'd like to note that there IS sound insulation between the condos. Our condo was remodeled with this in mind, but since Bab's is an older building, you can hear foot steps and other noises at times. In general, the Bab's and our guests are quiet and we do not allow partying or any kind of late night action, especially in the communal areas. I'd like to mention that in a hotel too, you might get noisy neighbors. It's hard to say where the load noise was coming from, but there is no washer or dryer in the condo. I clean the condo myself and I am the owner, and my intention is not to leave used soaps in the bathroom. If this somehow happened, it was the very first time and I apologize for that. As far as the stairway goes, the metal stairs are grandfathered in, so there are historic and up to code this way. I think too that they are not the ones you'd like to go down with high heels on, and you have to watch your steps. With this in mind, it's easier to access the building through the back door, which leaves you only a few steps to go down on these stairs. We always do our best to please and compensate our guests and will definitely keep up to our standards of fair pricing, cleanliness and good customer service.
