Walk, run, row, cycle or picnic at Albert Park (which becomes a MotoGP track in March), chill out on the balcony, swim at St Kilda Beach, take in the sun on the promenade, or enjoy the many cafes, bars and restaurants directly below the apartment on Fitzroy St. In winter, cosy up on the couch with a board game, then venture out to see the penguins by the pier and have a pub meal. With trams and hire bikes just outside, you can also enjoy an easy trip to the central business district for all that the city has to offer.
With floor to ceiling windows onto the balcony, there is an abundance of natural light. Slide open the door to bring fresh air into the lounge, kitchen and bedroom.
The large carpeted bedroom contains a comfy and cosy queen size bed with fresh white sheets, cupboards, TV with Chromecast for streaming as well as free-to-air channels, and a workspace with tourist and guest information. The bedroom has sliding doors towards the hallway and lounge area for added privacy or to hide away from the morning sun. Alternatively, leave them open to enjoy the fabulous views day and night.
Air-conditioning and heating offer comfort regardless of the weather or time of day, while thick windows limit noise from street level.
The modern bathroom has a shower over bath, with hairdryer, fluffy towels and toiletries.
The lounge area features amazing views from the two-seater couch as well as a coffee table, board games and books.
The kitchen is stocked with care and attention to detail, if you fancy a change from all the dining options available within a short walk (or delivery). Appliances include a fridge/freezer, stovetop, oven/grill, pots and frypan, utensils and serving-ware, microwave, kettle and a toaster. Basic condiments are provided, including olive oil, balsamic vinegar, salt, pepper and sugar.
For coffee lovers, there is a bakery café with excellent coffee immediately downstairs and many other options very close by. The kitchen offers instant coffee, electric kettle, tea, and hot chocolate.
The apartment is best suited for a single or a couple. It is not recommended for children.
By booking this property you acknowledge and accept the house rules, policies and terms. Please ensure that you and your registered guests understand and abide the terms during their stay.
NO PARTIES OR EVENTS: The apartment is not equipped for parties or events.
ADDITIONAL GUESTS: The accommodation is set up for two guests and has been priced accordingly. It may be possible to register additional guests, but only prior to your arrival and using the messaging system.
NO UNREGISTERED GUESTS: Our insurance covers registered guests ONLY. Unregistered overnight guests will result in immediate cancellation and fees.
OUR NEIGHBOURS: Please be respectful and considerate towards our friends and neighbours– they live and work here all year round. We ask that you limit noise inside and on the balcony particularly after dark. Any complaints by neighbours will go directly to our mobile number for review and action.
LOST KEYS: Fees apply for lost keys and may include re-keying of front door, replacement keys for the foyer door and replacement swipe for the garage control.
NO SMOKING OR VAPING: Our body-corporate does not allow smoking or vaping on the property. Fees will apply for clean-up due to residual smell or if the automatic sprinklers are triggered.
TAN AND HAIR DYE: The linen and bathroom are not suitable for these products due to the risk of permanent stains.
SECURITY DEPOSIT AND DAMAGES: Any damage to the property may incur fees and will result in the owners filing claim against your deposit. This may include compensation to us for loss of business if we are unable to rent the property due to damages.
CHECK-IN AND CHECK-OUT: It may be possible to extend these times by prior arrangement (message us for details). Penalties will apply for late check-out without prior approval.
RUBBISH, RECYCLING AND DEPARTURE: Please read and follow the guidelines for ‘Departure’ in the Welcome book.
ILLICIT / ILLEGAL ACTIVITIES ARE NOT PERMITTED: This is self-explanatory and extends to the use of all apartment services. Unlicensed exchange of copyrighted material is illegal in Australia and detection may result in outages or fines. No refund will be applied for outages, access issues, technical know-how, or personal preferences.
OWNER ACCESS TO PROPERTY: We may be required to enter the property to perform maintenance or repairs or to verify compliance with the terms and conditions of this Agreement. Your privacy is important to us and we will do all we can to notify you first if we need to access the property during your stay.
REFUNDS: We make every effort to ensure that your stay is comfortable and we will use reasonable endeavours to resolve any issue you notify us of. It is your responsibility to ensure that the apartment meets your personal standards before confirming your reservation.
LIABILITY: All guests agree to indemnify the Owner from any claim or liability for any loss or damage whatsoever arising from, related to, or in connection with the rental of the above premises, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by guests or any guest invitees.

PARKING: Secure parking is available by arrangement in the building next door. Let us know through messaging system if you require parking, so we can provide instruction and swipe card for access.
