AUGUST & SEPTEMBER 2017, AVAILABLE - Rural villa sleeping up to 7 in peace and high-quality comfort surrounded by olive garden of one hectare. Modern construction built to a traditional design with terracotta floors and chestnut wood beams in all rooms. Floor area of about 220 sq m on 2 floors, together with extensive terraces on both floors. The house and gardens enjoy panoramic views and are not overlooked.
Impressive 360 degree views of agricultural land and hill villages, including the Soratte mountain and Tiber valley to the south; Umbria and the village of Calvi to the north and west; rolling hills and the village of Montebuono to the east. The countryside is always green with olive groves predominant and several local mozzarella-producing farms.
Village shops are 2 km away including a butcher, baker, mini-market, grocer, bank (APT) and 24 hour petrol/diesel station. Supermarkets are within 15-20 minutes by car. There is a vibrant farmers' market in Montebuono every Tuesday morning. The train station to Rome (Stimigliano Scalo) and A1 autostrada are 20 minutes by car and thereafter a further 40 minutes to the city centre.
The summer night-time sky is clear and bright with thousands of stars shining down; often the hoot of an owl or the song of a nightingale will break the silence and in the morning dawn the only noise will be that of the birds…..
All rooms have wooden chestnut beams and hand-made terracotta tiles; the house enjoys natural light and beautiful views from all directions. Most rooms, on both floors, have direct access through double glass doors to one of the terraces. All bedrooms have windows on 2 sides and throughout the villa windows and doors have insect nets in order to take advantage of the natural breeze that keeps the rooms cool.
Downstairs comprises a large open-plan fully-fitted modern kitchen and large dining room, with a glass fronted and wooden-beamed fireplace; a large sitting room with windows on two sides and an open modern fireplace; an adjacent large shower/ wet room; and an entrance hall with steps to upstairs.
Al fresco dining is possible at any time, either in sun or in shade, with a variety of locations to choose from. Inside there is a large oval dining table for 12 and a separate kitchen table for 4. Throughout the house the furniture and fittings are of high-quality and of an international character. Free 24 hour wireless internet is available. The two TVs (one downstairs and one in the master bedroom) receive selected free-to-air UK TV and radio channels.
Upstairs are 3 bedrooms 2 of which have double beds and direct access to the terrace; the third large bedroom has 3 single beds (or 1 double - the 2 mattresses zip together - and 1 single as required). All three bedrooms have air conditioners. The master bedroom has en suite bathroom with full size bath and separate shower room; the other bedrooms share a separate shower room. Top quality linen and towels are provided. This floor may also be accessed by external steps through an upstairs entrance.
The swimming pool is 20 m from the house and is 15 m long and 5 m wide. It has walk-in steps at the shallow end (1.1m) and a ladder at the deep end (2.2m). It is surrounded by a tiled terrace and grass and enjoys an indoor changing area and wet room with WC. There is also an outdoor shower nearby the steps. Large umbrellas and outside furniture from Unopiu complement the pool. Pool towels are provided. The views from the pool over the surrounding countryside, and from hammocks slung between olive trees, are breathtaking.
The pool is cleaned weekly by a professional specialist company responsible for ensuring water quality, which is based on salt electrolysis and not on chlorine products.
There is a large upstairs terrace directly accessible from the two double bedrooms; downstairs is another wide terrace directly accessible, through double glass doors, from both the dining room and the kitchen. There are a variety of areas to eat al fresco, either in sun or in shade.
The house, garden, pool and terraces are completely private and are not over-looked. Unlike other properties, this Villa, and all amenities, is for the sole use of the guests and is not shared either with the owners or any neighbours.
An exercise bicycle is available for use.
There are ample parking places within the grounds, including a secure garage.
Preferred arrival time is between 15:00 to 18:00 hours; preferred departure time is before 10:00 hours.

"A wonderful time in a home away from home"
We spent two wonderful weeks at Villa Sant' Andrea with our children in August 2014. The Villa is very spacious, equipped to a high standard and well maintained. As are the garden and much enjoyed large swimming pool. The Villa stayed cool and the Internet wi-if helped us keep in touch with friends and family.
The location is in a quiet area with extraordinary views in all directions. We enjoyed drinks around the pool and meals on the terrace.
Information about the Villa and surrounding area was excellent and we thoroughly enjoyed visiting local villages and restaurants. And central Rome is also easily accessible, as are many other cities in Umbria and Tuscany.
We were fortunate to find such a lovely place and would strongly recommend the Villa to anyone wanting a quiet and relaxing time in a home away from home.

"Wonderful Villa in secluded, scenic location"
We were 3 couples staying at the villa. The property is in a beautiful rural setting with olive trees in the grounds, a good sized swimming pool and shaded terrace, ideal in the evenings for relaxing.
Inside there is a large kitchen dining area with more facilities than you will ever need. The three bedrooms are of good size, two have air conditioning the third a fan. It was exceptionally hot when we were there and a/c in the third bedroom would have been good, Although with the local wine being so cheap our friends managed to sleep very well.
John the owner had sent us information on the surrounding area, restaurants and directions to places of interest. This was very useful, we had some wonderful meals locally and found the surrounding medieval villages great for walks.
Although there is little English spoken the local people were very friendly and helpful.
In conclusion we had a wonderful week at Villa Sant' Andrea and would highly recommend it.

"Lovely villa with magnificent views in peaceful rural Italy"
The villa is situated near the Lazio Umbria border in a very peaceful rural area of Italy. It is not a typical tourist destination and most of the voices you will hear in the vicinity will be Italian. The villa itself is very well appointed both inside and out, with lots of different terraces for al fresco dining. The villa sits on a large plot and is not overlooked by anyone.
The star attraction, especially for the kids, was the excellent 15 metre pool, and as we visited in August, during a heat wave, very welcome in order to cool off. It was extremely hot for the whole of the two weeks we stayed and the only small grumble with the villa is that whilst it has air conditioning in two of the bedrooms, we could have done with it in all three for comfort. To be fair though it was exceptionally hot, even for the time of year.
There are numerous lovely medieval hilltop villages to visit, but there isn't a massive amount to do for teenagers, but the wifi and swimming pool were well used. Rome is within easy reach and we did manage to visit a waterpark as well.
It feels very much like staying in someone's home rather than a soulless "rent a villa" and John, the owner has taken great care in writing out tours and things to do near the villa. All dealings with him, including instructions to get to the villa were very clear and detailed.
In conclusion, a lovely villa, with a great pool and fantastic views.

My family had a very enjoyable and relaxing week at the villa. It has a great pool, a large deck, good sized rooms and is well equipped. The owner (John) provided detailed and helpful information on restaurants and local sightseeing to interesting local villages. Rome is just over an hour away.

This was a simply perfect destination for a relaxing week's family holiday. The house is beautifully fitted out, and the hosts went the extra mile in providing everything we needed, having greeted us on arrival. The pool and gardens are fantastic, and we much enjoyed eating out on the patio each evening. The surrounding countryside is stunning, and the local hill towns make for good short visits and walks. The hosts provided a very full information pack which provided useful information and lots of good ideas for trips. We would jump at the chance to re-visit the property some time in the future, and would recommend it without any doubt." Martin, UK
We spent 2 wonderful weeks completely undisdurped in a really large tranquil estate in the middle of Sabina. The house is clean and absolutely fully equipped. So many kitchen utensils such as here we had never available befor in any holiday!. The pool in the garden, or one could almost better say in the park, is suitable with its size even for real swimming. The huge well-kept garden with its superb views is the highlight of the property.
The landlord, John, has a nearby living perfectly english speaking housekeeper, Corrado, who did an incredible job. He even saved us at 5 in the morning when we had us locked out from the house...
Something to criticize is virtually impossible to find, only the nearest supermarket was a bit far.
All in all an absolute recommendation for Villa St 'Andrea.
We are a family of four adult persons who stayed here for one week and had a great holliday. The villa is great and even greater than what the pictures shows and is situated in a very peaceful rural area. The villa is totally undisturbed and not overlooked by anyone. And what a view!
The villa and the pool was very clean - nice that the pool was so big and that it did not contain chlorine products. The villa was well equiped and John and his wife welcomed us with some food and wine at arrival. John and his wife were very helpful and gave us a lot of recommendations for trips and for restaurants.
We would love to visit the villa once again
We stayed during two weeks in this very pleasant and beautiful villa in july 2016. It was great without any bad surprise. At the opposite, we had the surprise to discover a place, a villa, an aera much better than the description made on the website.
The villa is very well equiped and has large rooms and a very nice decoration. The 3 children enjoyed a lot this place, and the big garden with its very nice and very big swimming pool.
The area is peaceful and the landscape around is very nice with a lot of walks and visits can be organised.
Mr & Mrs Murray are also very nice with a great attention to make our staying a great moment.
I really recommend this villa for all the families who wants to have a calm and very pleasant villa full of comfort in a beautiful area of Italia.
The Villa is in an area of outstanding natural beauty yet within easy distance of Rome. Montebuono is an old Roman garrison town, set among the rolling green hills of Sabina where DOP olive oil is the main local produce. This is a quiet rural area with a strong sense of local community, witnessed by the numerous summer events and Festas where each medieval village holds its pageants, music festivals, dancing, local art, fireworks and al fresco slow food. Just across the Tiber is one of Lazio’s largest Outlets.
The many restaurants and bars provide the opportunity to savour the local cuisine, with spectacular views of the countryside and the mountains beyond. Walking, trekking, cycling, horse riding, tennis and swimming are all available.
Yet Rome with all its historic attractions, world shopping, restaurants and much more is only one hour or so away, either by car or by train. Drive from the Villa to the local station for free parking and hop on a train to the city centre; or drive along the A1 autostrada and you will soon be there.
Many memorable day trips are available into the hills and the medieval villages, details of which will be provided. Within a couple of hours drive are Orvieto, Todi, Spoleto, Tivoli, Ostia Antica, Assisi, Perugia. The coastal beaches, Florence and Naples are also within daily return reach.
And then, upon return to the Villa, you have the spectacular pool to enjoy, or relax in the hammocks slung between olive trees, enjoy a drink on one of the panoramic terraces, watch the sun go down, listen to the cicadas and await the arrival of the milky way and the solar system, or the bright summer moon, accompanied by the night jars, nightingales, owls and perhaps the bark of the fox...
After a late morning start, enjoy a capucino or expresso, cake or brioche at the bar, or visit the Tuesday morning market and buy some organic fruit and vegetables, or visit the local bread shop or butcher. This is an area to relax and take in the views, visit the sites and absorb the rural ways of life...its pace is slow and far removed from that of the bigger towns and cities. The village includes a grocer, bread shop, fruit & veg shop, bank, ATM, petrol station, olive press, restaurants, pizza places and mozarella farms. Years ago Sabina olive oil was transported to the Tiber and thence to Rome for the ancient Greeks and Romans; today the local organic first cold press olive oil is yours at the grocer or try our own produce from olive trees in the garden. On Friday evenings, slices of whole roasted pig are on sale in the village square whilst the local men play cards or dominos outside the bar.
