4 bedroom villa sleeping 8-10, private pool, very close to sea and beach club

Overlooking Kalamar Bay, the views from Villa Manzara are spectacular. It is a 4 bedroom, 3 bathroom home with 2 lounges. Additionally, there are 3 dining terraces, giving you the freedom to choose how and where you would like your group to dine. The villa is of exceptional quality with travertine marble terraces, private pool with large sunbathing area, contemporary furnishings and brand new high quality appliances.

The views are stunning from every floor, window and balcony of the villa and with less than a 5 min walk from the front door to the sea, you will struggle to decide whether to dive in, or hop on a jet ski. If you are keen on nature and fancy rambling, the villa is by the Lycian Way which provides miles of picturesque walking trails where you can take in the ancient sites and flora and fauna of the region. Our villa is maintained by an English/Turkish company, who keep our home in tip top condition. Our pool man comes twice a day to ensure the sun umbrellas are up and the pool area is exactly how you would expect it. We provide a Turkish mobile phone with all useful telephone numbers for our agent, taxis, restaurants, gulet cruises as well as the doctor and the dentist.

OUTSIDE AT VILLA MANZARA: There are so many different areas outside at Villa Manzara. Everyone can have a space to call their own.

The terraced garden areas are filled with fruit trees, beautiful Mediterranean plants and bougainvillea.

The spacious private pool terrace has 6 sun-loungers, parasols, 7 large outdoor bean bags and side tables for your G&T.

The three dining terraces give you different dining options to suit your group.

The BBQ terrace, with local stone built BBQ, has a low Turkish style seating area.

The large roof terrace has Turkish style seating across two of the corners, making for a great after dinner social area while watching the sunset or even the shooting stars!

If that is not enough, you can always retire to your own balcony and watch the gulets out at sea.


The sea is less than 5 mins walk from Villa Manzara. It is wonderful to take a dip first thing in the morning when the sea is usually like a millpond. There are 2 beach clubs, the Kalamar Beach Club with scuba diving and many other water sports, or the relaxing adult only Kulube Hotel Beach Club. The area also has a number of restaurants and two small supermarkets.

Villa Manzara is on is a cul-de-sac in Kalamar Bay and as such makes for a very peaceful location.

The centre of Kalkan is 5 min by car or local dolmus bus. If you are walking into town there are numerous lovely restaurants and bars en-route.

As well as the local beach and beach clubs the famous 18km Patara Beach is a 10 min drive away. Kaputas Beach, equally famous in many publicity photos of Turkey, is also a 10 min drive. Both beaches and the local town of Kas, and Fethiye farther afield can be reached by bus.


Kalkan and the surrounding areas have an abundance of ancient historical sites such as Xanthos and Patara. It is an ideal place to come to for walking/hiking holidays (all walks on the Lycian Way are clearly marked). The gorge at Saklikent provides another area for walking, river tubing or rafting. For those who love a real adventure, there is paragliding from the top of the mountain in Kas, and as well as mountain biking and quad biking nearby.

The villages surrounding Kalkan are well worth seeing on a bike ride, although the hills are not for the faint hearted! Some local villages also have wonderful restaurants with locally cooked specialities. They have stunning views across both Kalkan and Patara. There really is no better place to dine and watch the sunset!

MOST IMPORTANTLY, this is our home. We are not part of a large company. Our interest is in ensuring you have everything at your disposal as we have when we are there. We love Kalkan and adore Villa Manzara. We want you to come to love our home as much as we do.

Just to let you know that we all thoroughly enjoyed our stay at Villa Manzara . Kalkan is lovely. We took your advice in relation to restaurants ( Mussakka, Trio - fav, Isos, Vita) and visited Patara and Sakklikent Gorge for tubing and mudbath. The villa was really comfortable and well equipped and the location was great for the sea. We'll certainly go back in the not too distant future.

7 days of paradise in sunny Kalkan

We were 4 women (known as the 'girlies') away for a week and wanting it all: we got it! Villa Manzara was everything we needed and more ranging the stunning views from every terrace aspect with the added spectacle of the Kalkan sunset from the top floor to the charming dining and bbq terraces down to the private pool and comfortable sun loungers. The kitchen was well equipped and everything throughout was fresh, lovely and clean - a bonus for 4 very particular girlies on tour. We mostly ate out as access into the alluring harbour village is quick and easy. Denise, the owner, was most helpful in providing us with some outstanding restaurant recommendations: Salonika, Moussaka, Aubergine, The Brothers - every meal was a feast of Turkish delights; flavourful fish and meats, fresh salads, colourful veg as well as the most lush traditional meze ever. Superb sea front views beckoned us to take the 5 minute walk down to the Kalamar Beach club twice where we freely swam, lunched and sunbathed. The day excursion on Moby Dick was probably one of the high lights of the week - a bit of heaven-on-sea with a traditional twist; a homemade lunch spread was effortlessly served with fresh fruit platters to follow later - the Lal rose flowed! We loved making our cocktails in the experienced shakers of Burak at the Black and Gold Master Cocktail class- anyone who enjoys making cocktails as well as drinking them, this is for you and not to be missed! Shopping was mega: handbags, jewellery, towels, open markets both in Kalkan and Kas was a pleasure to frequent thanks to the friendly and relaxed, no-pressure atmospheres. Proprietors, local residents, taxi drivers - all warm, genuine people who wear a smile like they'd just won the lottery - every minute of every day. And we did too because it was paradise! Thank you, we'll definitely be back.

Family brithday celebrations

As a surprise birthday treat for my wife our group of 5 adults and 3 children had a very confortable and relaxing 10 night stay in mid August. We found the villa very well equipped and enjoyed the pool area and shaded terraces, which were also great for a nice turkish breakfast or bbq.

The villa is a 10 minute taxi ride in to Kalkan, not walkable in August, a fantastic harbour village with more good restauraunts than you can manage to visit in one trip, we particularly enjoyed Isos and Sade.

Whilst in Kalkan the main highlight for us had to be the private gulet cruise and moonlight cruise. These are extremely good value and include boat, captain and chef to ensure you have a great day at sea. The banquet served up for lunch (or bbq on the moonlight cruise) is incredible. and the swimming, mudbath and stargazing make for a perfect day.

Our 6th visit to Kalkan which shows how much we enjoy the area and always recommend to others.

Vi spenderade två veckor här under sommaren 2016, det uppfyllde alla våra förväntningar som vi hade. Denna del av Turkiet är perfekt för den familj som letare efter en lugnare by men ändå närhet till större orter. Kalkan är en liten by som inte innehåller de stora hotellkomplex, utan mindre hotell och villor. Det är många engelska ägare till villorna som används som sommarhus.

Det som är mest positivt med denna villa är storleken, bra utrustad, lugnt område, gångavstånd till kvarterskrogarna och bara 100 meter ner till medelhavet. Vi fick en mycket bra service från ägarna och de bolag som de använder för den löpande skötseln. Det finns inget att klaga på när det gäller ägarna eller villan.

Om jag ska nämna något som man bör fundera över är om man är handikappad, det är många trappor och villan ligger på en sluttning, och andra sidan så har den en väldigt vacker utsikt över medelhavet. I byn kan man hitta ett par mindre mataffärer som är ok för några veckor.

När det gäller restauranger så är de betydligt dyrare än i de stora turistorterna, troligen för att detta är ett bättre och dyrare område, men det är fortfarande halva priset mot Sverige.

Best regards TRANSLATION FROM SWEDISH: We spent two weeks here in the summer of 2016, it met all of our expectations we had. This part of Turkey is perfect for the family that look for a quieter village yet close proximity to major towns. Kalkan is a small village that does not include the large hotel complex, but smaller hotels and villas. There are many English owners of the villas used as a summer house. The most positive thing about this villa is the size, well equipped, quiet area, walking distance to neighbourhood restaurants and only 100 meters down to the Mediterranean. We got a very good service from the owners and the companies they use for day to day management. There is nothing to complain about when it comes to the owners or the villa. If I should mention something that you should consider is if you are disabled, there are many stairs and the villa is situated on a hillside, and the other side it has a very beautiful view of the Mediterranean. In the village you can find a couple of small supermarkets which is ok for a few weeks. As for restaurants, they are considerably more expensive than in the major tourist centers, probably because this is a better and more expensive area, but it is still half the price against Sweden. A long weekend in the sun proved just perfect

There were 4 of us, mature (retired actually) two couples, looking for a beautiful place to visit, good restaurants, good shopping and a really classy place to rest our heads and relax. We found it in Kalkan and we definitely found it in Villa Manzara. A stunning villa with everything you could need being provided. The views are spectacular, with breakfast served on the balcony with the sun streaming through the Bougainvillea made for a perfect start to any day. The pool, with it's comfortable poolside furniture was a delight and a very nice pool man kept everything neat and tidy twice a day.

We particularly enjoyed our day out on a boat...lazy day, poodled around some bays, swam a bit, had lunch and tea on board and returned to harbour by sunset. Just went down to the harbour, chose a boat and skipper, agreed a price (really good value!) and set off...perfect.

For all 4 of us this was our first visit to Turkey, we were at first quite apprehensive, but soon realised this is the perfect place to settle into the best that Turkey has to offer and we will be back again and again, I am sure.

Three couples in Kalkan

This was our first time any of us had been to Kalkan we choose to stay at Villa Manzara a short taxi ride from the main town. we were all extremely impressed with Villa Manzara it was like staying in somebodys home with all the personal touches and high end appliances. The view from the top balcony was absolutely stunning.

There are plenty of places at the villa to eat al fresco .

Very peaceful place to stay and places to eat within walking distance if you don't fancy going into Kalkan .

We spoke a lot to the locals about the troubles in Syria you must remember that Syria is 1500 miles away from Kalkan so please don't stop going to this beautiful resort.

We would not hesitate to go back to Villa Manzara and Kalkan

Fantastic holiday with the family

We arrived quite late but was amazing that we had wine and eats to greet us,

When we all got up the following morning to see the beautiful villa it was like home from home with every amenity you could thing of, the kitchen was very well equipped and led out onto a lovely patio area with a bbq fantastic.

The pool area was fantastic comfortable beds and umbrellas.

The bedrooms had views to die for and the beds are soooo comfortable bedding lovely and clean could not fault anything.

This was our first time to Kalkan what a beautiful place the people are lovely.

Denise was so helpful with recommendations of good restaurants and she was so right delicious food and service and very very reasonable.

Again Denise helped us with where to shop and believe me you CAN shop till you drop but you can stop and have a nice glass of wine at so many places it helps!!

We all went on a fantastic boat trip again organised by Denise it is a must if you go to Kalkan truly wonderful and such good value.

We would all thoroughly recommend this villa it has everything you need for a truly lovely holiday can't wait to return

Kalkan is a beautiful old town with cobbled streets of whitewashed buildings housing over 100 restaurants and many shops. Most restaurants have roof terraces where extensive views as well as wonderful food can be enjoyed. The cosmopolitan shops sell anything from handbags, jewellery, clothes to, of course Turkish rugs. It has a stunning harbour from where a gulet cruise can be arranged, and fish can be bought early in the morning. The town has a welcoming buzz to it as the locals are so friendly, and the market comes to town on Thursdays. Next to the harbour is the town beach, especially popular with locals. A 10 min drive will take you to the 18km Patara Beach (voted best beach in the med. by The Sunday Times). The beautiful Kaputas Beach is a 10 min drive. There are a number of beach clubs offering all watersports, the Kalamar club is 5 mins walk from the villa. Nearby there are the ancient historical sites of Patara, Xanthos and Letoon to name just a few. The Sakklikent Gorge and amazing ancient site of Tlos are 45 mins by car, or make them part of an exciting jeep safari.

Villa Manzara has two lounges. The pool level lounge - with double sofa bed, 2 chairs, 42in flat screen TV, satellite, DVD, CD & table football. This also has direct access to the pool. The first floor lounge has two large comfy sofas, speakers for use with ipod/MP3, books, backgammon and a binochulars to look at the stunning views out to sea from the balcony. Each lounge will seat 6 people comfortably and also has wireless internet access. There are 3 outside dining areas for guests to choose from. One area by the pool, a bougainvillea shaded area off the kitchen, and a third next to the BBQ. This gives guests the opportunity to select the best option for their group. Additionally 2 tables can be joined for large dining groups. A welcome food pack with a bottle of wine is included in all bookings with our compliments. We can arrange for nursery equipment and toys to be hired for small children and babies.
