The apartment is located on Rutland Street which is just a few metres from Princes Street. It has recently undergone a complete refurbishment and as such provides a very high standard of accommodation.

The property is on the lower ground floor so is accessed from street level down a flight of stairs into a private patio area. The fabulously decorated master bedroom has an ensuite bathroom and there is a second double bedroom. A fold-out guest bed is also provided so 5 people can be accommodated.

The main shower room has a double-sized shower enclosure. The spacious living/dining room has a large flat screen TV with satellite programming, DVD player and hifi system. There are patio door leading out into the shared patio garden. This quiet haven at the rear of the property has a barbecue and garden furniture so one can sit outside (when the sun shines!) The kitchen is fully equipped and includes a dishwasher and combined washing machine/dryer. Wifi is provided.

Fabulous accommodation

Excellent apartment in a most convenient location. Extremely comfortable, spacious, clean. Good welcome from Francois, our host. Even better than the pictures. Two couples, very happy with the space. Would recommend and would definitely stay there again, if we were so lucky to travel to this beautiful city!

Perfect Edinburgh visit

This garden level apartment has a perfect location with easy access to taxis (from a nearby Waldorf Astoria hotel) the tram, and busses and with several grocery stores just around the corner. It’s short walking distance to Princes street which has plenty of brand-name shopping and national gift shops. If you like to walk, you are not far from many of the grand sites of Edinburgh: The Castle, The Royal Mile, The Royal Botanic Gardens, and plenty of small neighborhoods that feature fantastic pubs and shops. As for the apartment itself, we really enjoyed the comfortable bedrooms, the well-appointed kitchen, and the lovely patio just off the living/dining room. The kitchen had just about everything we needed to cook simple meals but was a bit cramped when our three-person family was working together. We think this is the perfect Edinburgh lodging.

A wee gem!

The property was extremely well appointed and ideally suited to explore Edinburgh. The kitchen had everything we needed for cooking a meal and the out door space was wonderful in the middle of the city. The space was well laid out and the bathroom facilities were excellent.

All instructions were easy to follow and the host was extremely helpful in giving information about the best tram stop etc.

A very enjoyable stay and I would recommend this apartment as there is plenty of space for 2 couples without everyone getting on top of each other.

Fabulous!

Lovely apartment in an excellent location. We really enjoyed having two bathrooms and all the comforts Francois provides. The kitchen is well outfitted and the patio is the perfect place for coffee in the morning and wine at night. I would definitely rent this apartment again and recommend it highly if you’re visiting Edinburgh.

This is a special rental. The proximity to the numerous sights and restaurants is within walking distance. Clean, quiet neighborhood, nicely appointed, well lighted areas, comfortable beds, cozy place, lovely garden in back with comfortable furniture.

Francoise greeted us and was very helpful.

Highly recommend. Should we return to Edinburgh, we would stay here.

Situated on a quiet street just off Princes Street this has to be one of the best locations in the city. Bars, restaurants and shops are on your doorstep while the Airport shuttle bus stops on Shandwick Place (round the corner) meaning airport to the apartment (door-to-door) takes 30 minutes.
