One bedroomed villa comprising.
Bedroom has a Super King size bed, two bedside chests with lights, fitted cupboards, dressing table and stool, bamboo chair, ceiling fan, air conditioning/heating unit, and wall lights. One south facing window, and one west facing window - both with fly screens.
Bathroom consists of a power shower unit, toilet and sink with vanity mirror and storage space.
Kitchen/diner - fully fitted kitchen with fridge/freezer, electric cooker with oven and hobs, microwave, toaster, washing machine, kettle, juicer, blender, etc. There is breakfast bar with two stools, and an outside rotary washing line.
Living room - contains a 3 seat and a 2 seat bamboo units, with a large bamboo and glass coffee table. There is a ceiling fan, and an active fireplace. The living room has double glazed patio doors opening out onto a patio, which has a table and 4 chairs with views down the valley to the sea. There is a TV with Satellite, DVD, CD music centre. (with films and CD's provided)
Brian was born in Cardiff, Wales and Val in Hampton Court, Surrey. We have been living outside of the UK since 1980, and retired to Cyprus in 2008.
Brian Heade purchased this villa in 2000
We built our main home in 1994, and later had the opportunity to purchase the plot in front of ours. So, we were able to build the holiday home in 2000, two levels below us, which enabled us to save our magnificent views.
The benefit of the home, is that, Brian and Val live above the property for any local advice and problem resolutions. However, we do try to have minimal impact on the guests, and carry out the gardening and pool cleaning facilities when guests are not in residence
This was our second visit to Brian and Val's beautiful "mini villa". What can I say?.. Nothing beats that first glass of chilled rosé (on our arrival at about 11pm!) sat out on the patio, breathing in the sight of the twinkling lights of Pafos in the distance and the heady smell of jasmine in the air... it's bliss!!
We will definitely be booking again for next year. This villa has everything we could ask for; beautiful gardens, amazing pool and so well equipped with everything for a hassle free stay.
As per our previous visit we were met at Pafos Airport by Andy Phillips (car rental); again, such fantastic service.
Brian and Val are conveniently on hand if required, but always non-intrusive.
The local restaurants and tavernas are fantastic and very affordable.
One of my favourite days was spent playing cribbage under the carob tree in the garden, consuming a few "cooling" beverages. The tranquility here is just what we need, coming from our hectic lives back in the UK.
Put simply, we love, love, LOVE this villa :)

We have just arrived home from our wonderful 16 day holiday in the mini villa. This was our 5th stay and we have already pencilled in our next one. What more is there to say.
We agree with everything Elaine, the previous occupant, has written, including the reference to the excellent car rental from Andy Phillips.
The villa is all you could want in a relaxing holiday home - large comfortable bed, clean and spacious bathroom, good kitchen and comfortable lounge with a lovely shaded patio overlooking Pathos town.
The garden is wonderful and the swimming pool is the best you could wish for.
The villa is very well situated for some excellent tavernas which are very welcoming with tasty inexpensive food and all are easy to get to. Val and Brian are a font of very useful information which they are always more than happy to share with you.
Thank you again Val and Brian for a very special holiday in Tsada. Looking forward to seeing you again in Spring 2017.

Where do I start? The warm welcome begins before you arrive with the question red or white! (That being the preference of wine in the thoughtful welcome pack that Brian & Val provide & includes a jar of Val's delicious homemade fig jam, we enjoyed ours stirred into sheeps yogurt).
The villa is in a most beautiful garden with a choice of places to sit, on the terrace by the living room, or a welcome shaded place under the Carob tree or the seats at the far end of the pool where you can enjoy the evening sun. The villa itself is really comfortable and is well equipped with everything you could possibly need.
I was so pleased that the pool lived up to the photos I had seen (I feared that it might be clever photography). It really is a good size pool and a pleasure to swim in. Not having to share it is a real bonus.
It is certainly a place where you can relax in the peace & quiet, but if you want to explore it is a great starting place (they provide a good folder with information and ideas of places to visit).
We had a really happy holiday, relaxing, swimming, trying some suggested restaurants, taking a stroll to the local taverna. I really didn’t want to go home! We look forward to a return holiday, hopefully next year.
I’d also recommend hiring a car from Andy Phillips (suggested by Brian), excellent service and really laid back style of business. Being met at the airport with our car was marvellous.
As this was our 7th visit to this home from home, it is difficult to know what to add to previous reviews. The villa is exactly as described in the listing and the owners Brian and Val are superb hosts, who are on hand if required for recommendations etc, but never intrusive. The welcome breakfast, including home made jam, is great, especially if your flight is late in and you don't wake up until 1pm! You do need a car to make the most of the quiet out of town location, but that is all you need apart from clothes. With airline weight restrictions it is great to be provided with all the essentials, right down to beach towels, shampoo and shower gel. If you have favourite brands, most are available in supermarkets. In fact, one of them stocks Tesco branded products.
One bedroom villas are rare and this is a gem not to be missed. We are already looking forward to next year.
What is it that made us to come back to this place the fourth time, and what is it that already makes us to look forward to our next stay? It's the tranquility of the setting, the idyllic garden, the picturesque view to the sourrounding hills and the sea, the tidy house equipped with everything you need, and all the little extras Val and Brian will provide you - such as fresh fruits from their neighbours' garden, self-made fig jam, hummus, beetroot-chocolate cake (wow!), and of course: Brian's infamous Cyprus Brandy Sours (we never had better ones elsewhere!). The village of Tsada is set at an elevation of 650 metres in the hills above Paphos, and it's location ensures cooling breezes during the hot summer months. It has the Minthis Hills Golf Course within a 10 minute car journey. The village has two tavernas, a shop, a bank and a number of coffee shops. It also has the only authentic Micro Brewery in Cyprus, Aphrodite's Rock Brewing Company, producing a variety of European beers, lager and ciders. Tsada is strategically placed between the tourist areas of Paphos (20 minutes) and Polis (30 minutes) car drive
Golf: A 10 minute drive takes you to Minthis Hills Golf Course in Tsada. There are three other golf courses within a 30 minute drive of Tsada, these are Secret Valley, Aphrodite Hills and Elea.

To secure the booking, a non refundable fee of UK100 must be deposited for one week, and UK200 for a two week stay into our bank account. The balance of payment is required two months before arrival. If the booking is made within two months prior to the arrival date then the full rental must be paid.
