Canoeing is within driving distance as well. Cave scuba diving is also a short distance away. Excellent vacation opportunity to enjoy a farm experience. Growing crops 100' behind the back door as well as across the road from the front door. Great military temporary living, get-a-way for multi-generational family gatherings, church groups or other reunion opportunities. Explore at will, 237 acre pine tree farm with 3/4 mile of wilderness stream running though the farm. Habitat for deer, wild pigs, bobcats, coyotes, beaver, otter, wild turkeys, turtles, gophers, native reptiles and fish in the beaver ponds.

Great opportunity for hiking and exploring.

Children require proper supervision when away from the home and yard area. Combined very large game/living room/dining room with open beam ceiling and a very large fireplace with a fireplace stove inserted. Large eat in kitchen with a large built in table & propane wall heater. Smaller LR off the kitchen we used for TV viewing. MBR has built in drawers & shelves show on each side of the very comfortable king sized bed which has a firm mattress. Baths have been updated. 2nd bath newly remodeled with porcelain tile floor. The 3100 square feet includes the downstairs area only. Home has a king sized bed in the master bedroom, a queen sized memory foam bed in the front bedroom, a queen sized pillow top bed in the West middle bedroom, a queen sized pillow top bed in the south bed room, a queen sized sofa bed in the sitting room, a double bed is in the front door entrance way, a twin sized day bed with a twin sided trundle in the living room, a built in table with 8 chairs in the kitchen, a large pool table in the game room and a rattan bar and five bar stools in the game room.

What I love about the home:

Large eat in kitchen with large built in table has always caused guests to migrate to kitchen table. Kitchen has a fantastic number of cabinets. Satsuma orange tree at E end of screened in porch has great seedless, easy to peel, delicious oranges. Many pecan trees in yard along with three American chestnut trees. Very large brick country home that sits high and dry on a hill, great for entertaining and a large family. Metal roof is much more durable than shingles in wind storm conditions and has a much longer service life. Has its own well and septic systems.

SHORT TERM RENTAL AGREEMENT This Short Term Rental Agreement (the 'Agreement') is made by and between Jim and Mary Keeler ('Homeowner') and ___________________________ ('Guest') as Of the date last set forth on rate quotation. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows: 1. Property. The property is located at: 1279 County Highway, DeFuniak Springs, FL 32433. The property is furnished and includes: King bed, 3 Queen Beds, day bed twin with trundle twin, queen sleeper sofa, double bed, two night stands, one double dresser, extra blankets in closets, ironing board & iron, 8 towels & wash cloths, all linens on beds except for sleeper sofa, day bed ; they are in closet, washer & dryer, microwave, pots, pans, coffee maker, plates, saucers, glasses, wine glasses, and utensils. One phone with local dial out service . 2.Rental Party: The rental party shall consist of Guest and the following persons: _____________________________________________________________________ 3. An additional charge or $10.00 per person per night for guests in addition to 2 will be assessed. 4. Term of the Lease. The lease begins at 4p.m. on _____________(the 'Check-in Date') and ends at 11a.m. on _____________(the 'Checkout Date'). 5. Minimum Stay: This property requires a 3 night minimum stay. Longer minimum stays may be required during holiday periods. 6. Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property. 7. Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection weekly.

Homeowner's maintainer shall exercise this right of access in a reasonable manner. 8. Rental Rate and Fees: a. Deposit: Half the rental fee is due at least 30 days prior to the Check-In Date. NO DEPOSIT IS REQUIRED!! However, additional fees may be charged if any of the following occur during your stay: i. Damage to the property or furnishings; ii. Dirt or other mess requiring excessive cleaning; or iii. Any other cost incurred by Homeowner due to Guest's stay. If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately. b. Rental Rate. Payment in full of the following fees shall be due 30 days before the Check-in Date: $ ___________ per night x _________ nights = $ ______________ Cleaning fee $100, plus 12% Sales Tax.

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows: 100% if cancelled 30 days or more prior to the Check-in Date 50% if cancelled 15 to 29 days prior to the Check-in Date 0% if cancelled less than 14 days prior to Check-in Date 0. Insurance: We encourage all renters to purchase traveler insurance. 11. Payment: Acceptable payment methods are credit card and check. The parties agree to the terms of this Short Term Rental Agreement, as evidenced by initial reservation fee advance payment of rental fees.

Any other person in the property is the sole responsibility of Guest. 3. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 4. Keep the property and all furnishings in good order 5. Only use appliances for their intended uses 6. Pets are NOT allowed. 7. PARKING is limited to two vehicles in the covered carport. Secondary parking is on the grassed area along back fence. 8. There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels if required. We do not permit towels or linens to be taken from the home. 9. No refund will be given for storms or hurricanes.

100% refund if canceled at least 30 days before arrival date; 50% if cancelled 15-29 days and no refund if cancelled less than 15 days before rental start date.

Great opportunity for hiking and exploring on the mowed circumference and cross paths on the farm. Children require proper supervision when away from the home and yard area. Combined very large gameroom/living room/dining room with open beam ceiling and a very large fireplace with a fireplace stove inserted. Large eat in kitchen with a large built in table & propane wall heater. Smaller LR off the kitchen we used for TV viewing. MBR has built in drawers & shelves show on each side of the very comfortable king sized bed. Baths have been updated. 2nd bath newly remodeled with porcelain tile floor. Large upper room has window AC/heat pump and shower bathroom. Note upper room is available for rent only with booking of 30 days advance notice for parties greater than twelve people. Owner is presently using it for storage and part time office. The 3100 square feet includes then downstairs area only. Home has a king sized bed in the master bedroom, a queen sized memory foam bed in the front bedroom, a queen sized pillow top bed in the West middle bedroom, a queen sized pillow top bed in the south bed room, a queen sized sofa bed in the sitting room, a double bed in the front door entrance way, a twin sized day bed with a twin sided trundle in the game room, , a built in table with 8 chairs in the kitchen, a large pool table in the game room.

Quaint Country Home - 4 private bedrooms

We stayed 2 nights in this quaint country home utilizing the main house with 4 bedrooms. We are familiar with the area and knew we were going to the "country". We have family near by and visit the area often. We enjoyed our stay and would consider staying again. The very large game room was not air-conditioned but has pool table, air hockey many places for guests to sit, lounge and visit. Would have been nice to have had a window unit so we could have enjoyed the game room more than we did. Master bedroom and 1 other bedroom vents did not blow air so we had to leave the doors open to allow the a/c to circulate so there was no privacy. That was not a problem for our family to leave doors open plus we travel with a fan because my husband and I like it cold. Owner was readily available to answer our call about the vent and he re-assured us that leaving doors open the air would circulate which it did. Many nice touches we found in the house. Hand soaps in bathrooms, dish soap in kitchen, and soap in showers. TV had Netflix and wireless readily available. My husband has a lot of trouble sleeping and he said the master bed was one of the most comfortable beds he had slept in a long time and slept good. There were two extra beds available that we did not need - one in the game room and one in the foyer but that area was not air-conditioned. We were assured that if we opened the doors going into the game room that the large room would cool down but it was so hot outside that we wanted to conserve the a/c for the main part of the house. Again, owners were easily accessible, contact information left on table and directions well given. It is the country so if you are looking for a place to get away from the city to relax, this is the place. Super Walmart is about 15-20 minutes away in De Funiak Springs where fast food restaurants are located and local diners (we brought our own food). Kitchen pots and utensils are provided. We brought our own cookie sheet and large table top fryer. Our family's age consisted of a 6 year old to a 79 year old.

Country Getaway

We stayed here for two weeks in late Oct/early Nov, which is a lovely time of year to visit Florida and Alabama. The weather is in the upper 70s. This house is large and great for accommodating a large group with plenty of sleeping options and lots of parking. There's a game room inside and fire pit outside, which was really nice for entertaining. The house is located on a country road in a rural area, so it feels very private, yet it's a short drive to DeFuniak Springs, FL. The owners are very nice and helpful when it comes to setting up the rental and answering any questions about the house or the area.
