The unique Attico apartment offers luxury accommodation with a spectacular roof terrace in one of Rome’s most prestigious areas, right in the heart of the old city. Perfectly located in the Monti region of the city Attico is ideal for families (4 to 6 guests) or couples who want to enjoy and discover Rome by walking to all the sites.
The apartment has two bedrooms with the master bedroom having a queen size bed and the second bedroom with two single beds joined. A third master bedroom can be made available on special request. The living room has a magnificent grand piano set amongst antique bookshelves, an important Florentine fireplace and several down filled chairs and a sofa, with the option to sleep two extra guests on a sofa bed. The apartment has a superb recently installed kitchen which will satisfy serious chefs and an elegant dining room come library filled with an excellent selection of books on Rome. There are two full bathrooms - one with a jacuzzi and shower and the second with a walk-in power shower. For your comfort every room has air conditioning, wifi and ample space for clothes and storage with a washer/dryer and dishwasher.
The Palazzo is perfectly situated in the area known as Monti/Esquilino named by the New York Times Travel section as 'Rome’s best kept secret.'
Monti provides you with easy walking access to all the main sites in Rome being located between the Coloseum and Via Nazionale, The Quirinale Presidential Palace and Piazza Venezia as well as the area surrounding the Spanish Steps. Though within walking distance of the main station and bus routes Rome is best and most easily explored on foot.

‘A taste of Rome’ – Exquisite lunch or dinners for up to 16 people, cooked from a special menu, by an authentic Roman chef and served on the roof top terrace – the most exclusive restaurant in Rome!
‘A Culinary Tour’ - guided by a Roman chef you will explore the city by visiting it’s culinary sites, learning how chefs buy their ingredients. Then it’s back to the apartment for the learning experience of preparing a classic Roman lunch, under the expert eye of chef of course.
‘The secret of Rome’s Architecture’ – Ann, an expert guide and professor of architecture will take you through the city she has loved for many years, tell ing you the story behind the architecture that makes Rome the most beautiful city in the world. From half day tours to three day tours how much you explore is up to you.
‘Rome and beyond Tours ‘- We highly recommend Giorgio or Francesco to our guests. Both of these gentlemen can be booked for our guests collection to and from the airport as well as transporting families through the city (we encourage walking as the apartments are in the heart of the old city and walking the best means of transport) or for one day excursions to the Tivoli Gardens, Ostia Antica, Florence, Naples or Pompeii.
The rates during Christmas and Easter period are different and quoted on request. If there is a cancellation we do our very best to accommodate guests at a future date convenient to both the guest and owner.
Rental Rules and Regulations
50% of total amount due must be paid by Bank transfer in order to confirm a reservation. The balance is due no later than 60 days prior to arrival of renter. The will not be permitted to check-in if the rental rate is not paid according to these terms. Please ensure that any charges related to wire transfers are not deducted from the amount sent as our Bank applies charges for incoming amounts.
Reservation Deposit -
A reservation is considered confirmed once the 50% has been received. If no communication is received the owner will consider the reservation cancelled. Our Cancellation Policy is strict. If Guests must for whatever reason cancel their booking we do not refund the amount paid in advance but will make every effort to reschedule the Guests booking for a later date. In the case of our being able to find a replacement rental for the period previously confirmed we will make every effort to refund the deposit minus a 25% servicing/managing fee.
Early departure does not warrant any refund of rent.
I have lived and worked in Rome as an artist for many years and know the city well. With this in mind it gives me great pleasure to offer suggestions to guests as to special sites, unusual walks and the recomendation of some of our favourite family restaurants as well as guidance to some of Rome's best 'Gelateria.'
The area of 'Monte' in the centro storico has always maintained a real sense of village despite being in the heart of this remarkable city. It sits on one of the hills of old Rome (hence the name Monti) and the apartments offer terrific views over the city including the Colloseo - the area is filled with fascinating artisans studios and galleries as well as some of Romes finest restaurants. From almost every perspective there is some fabulous views of either classical or Rennaissance Rome -
This home is richly decorated with paintings and furniture which have been painstakingly collected over many years which we hope not only provides an appealing visual picture but is also a welcome retreat from the business of all that is going on in this chaotic but beautiful city. There is a magnificant terrace on the roof and guests are encouraged to make use of it during their stay including enjoying dinners and breakfasts overlooking the city. Mont/Esquilino is one of Romes 'best kept secrets' (Google the New York Times Travel Section article om Monti) full of intriguing art galleries, artisans workshops and terrific restaurants.
First, my thanks to Jill for all the assistance prior to our arrival in Rome (arranging a driver for airport transportation, recommending restaurants, etc.). The apartment is exactly as described and the photos accurately reflect the accommodations. Housekeeping is pristine. We felt completely at home with a well supplied kitchen, plenty of fresh towels, high quality furnishings, all in a safe, quite setting. The location is absolutely perfect. There is a nice grocery store just around the corner, lots of amazing restaurants within a short walk, and a cab stand less than 5 minutes away (although we only took a cab to the Vatican, the Borghese Gallery, and San Giovanni in Laterano). Every other attraction was an easy walk, and we could have walked to the 3 mentioned during a cooler time of the year. I would not hesitate to recommend The Attico to friends, family, or anyone else traveling to Rome.
Our stay in the Attico apartment was one of the highlights of our trip. The location is excellent and convenient to major attractions. Jill's assistance on our trip with logistics and recommendations made our stay much more enjoyable. Thanks to Jill for everything.
The penthouse apartment was perfect for our event! We were provided exclusive access to the roof terrace the night of our party, and Jill helped us identify a chef and staff for the birthday party. She also recommended a driver who was very reliable and helpful.
The terrace was wonderfully landscaped with bougenvalia, orange trees and palms, and our table was set with linen, china and sterling- it was beautiful.
The apartment was clean, and wonderfully appointed, and quite romantic. We felt that we were in a well-loved home. The painted and beamed ceilings are spectacular. There is a long balcony with plants along the length of the Salon, and a deck with an herb garden off the kitchen. The kitchens ( both of them!) were well stocked with equipment so if you are like to shop the markets and dine in, you will not be disappointed. We had visitors every night. It was a very popular location for cocktails in the evening!
Jill has great taste, and upon our arrival-provided us with lovely flower arrangements in each room and fresh fruit and cookies. The housekeeping staff were friendly and responsive, and went out of their way to help us make our birthday celebration in Rome memorable. The neighbors in the building were also kind and accommodating. If you rent an apartment in this building, you will find it to be safe and peaceful.
Our vacation extended a few days beyond the length of our rental, and Jill arranged for us to transfer to the Galleria apartment with the assistance of the housekeeper Joanna. It was yet another, beautifully appointed apartment! With access to the terrace!
Although the living room was smaller, the kitchen and bedrooms were fabulously decorated, and there were three bedrooms and 3 updated baths. We would rent the Galleria again in a heartbeat.
The neighborhood is wonderful and quirky, and set apart from the main tourist routes. There are numerous small restaurants and interesting shops within a 5 minutes stroll. You can walk to the Forum, Colosseum, Pantheon, and Termini in about 10-15 minutes. We have visited Rome on several occasions, and this neighborhood is our favorite so far. We will definitely be returning to Rome and will stay at this location again.

Recently some of family members traveled to Rome to visit my mother's relatives that live near Milan. we were so fortunate to find the Attico apartment that could have not been more beautiful. It is perfectly located to all of the sites but in the most lovely neighborhood in Ancient Rome. Jill went above and beyond with suggestions and recommendations. We also hosted our family to a delicious meal with Chef Francesco on the the roof top terrace. We are still taking about how perfect it was. We have all been to Rome before but this apartment made us truly feel Italian. The apartment is filled with wonderful treasures that add to its authenticity. Giovanni next door was such a delight as we had a very nice visit with him. If we ever come to Rome again this will be our apartment!
We were fortunate to have been in Rome two times this year and this apartment is the perfect location! We were traveling as two couples and enjoyed the Vatican, Colosseum and Ancient Rome - most within walking distance of the apartment. Jill was SO nice to help with tours, transportation, etc. -- a most gracious hostess/owner. The apartment is filled with elegant furnishings, a wonderful rooftop patio and just the right ambiance for our travel.
Very well located in the center of Roma to a walking distance from main sites and very well connected to Public transportation networks.

The apartment is perfectly located in between the Spanish Steps and the Colloseum and the Roman Forum. The apartments sits on one of Romes best kept secrets with an abundant variety of restaurants, cafes ICE CREAM SHOPS galore, supermarket for easy shopping, world famous fruit and veg market. We can arrange day tours for all categories of interest as well as day trips to the famous Tivoli Gardens or to one of the
towns just south of Rome - a 30 minute train ride (the trains station is a 12 minute walk from the apartment) through the vineyards up to Frascati and Castel Godolfo (The Popes Summer Residencee) All the stores Italy is most famous for are on via Condotti which is a 12 minute walk for guests can hop on the small electric buses which whiz thru the narrow streets of Rome.
Extremely elegant and gracious 3 bedroom apartment in a prestigous palazzo in the heart of the 'Centro Storico' of Rome.
The apartment is in the area of Monti situated between the Quirnale Palace and the Collosseo. It boasts fabulous handpainted ceilings painsakingly installed by the meticulous owners. The apartment has three bedrooms and three bathrooms, a very elegant dining room kitchen and sitting room. Each room is furnished richly with fine furniture and antiques and has wonderful old master paintings on display. Guests will be able to tuly savour the real Rome - the apartment is firstly a home and is furnished as such with comfotrabnle chairs, all brand new beds, fine linens and towels and an atmospher for dining in elegance.
The master bedroom has a queen size bed as does the second bedroom. The third bedroom has two single beds and sitting area as well as a mezzanine. The floors are all original terracotta and the afternoon light in the apartment is lovely.
Guests will also benefit from the use of a spectacular attic roof terrace overlooking all of Rome with clear vistas to the Quirinale and the Collosseo and Forum. The terrace is vast and evening aperatifs, dinners and breakfasts on the terrace will make for a memorable stay.
The Monti area is strategically located to enable guests to walk to almsot all the main sites of Rome including the Forum, Piazza Venezia, Spanish Steps, Trevi Fountain the Pantheon, Via Veneto and Piazza del Popolo.
We do our best to provide everything to guarantee that guests have the best stay possible in this remarkable city. We place a welcome basket in the apartment on arrival with fine wine and a something special from the local patisseria.
We can arrange for a people carrier to collect guests at the airport which makes the starting of your trip smooth.
