This beautiful home on ten acres is a perfect place for a reunion or a large get together of any kind. The views of the mountains are amazing. It is a quick five minute drive to east canyon where you can enjoy water activities. Across the street is a river perfect for tubing. And it is close to park city and snowbasin. It has a large family room, two kitchens, 1 King 4 queen and 4 sets of bunkbeds. There is also a large playroom. You can't go wrong renting this place.

MOLD, Mice Droppings, Much Disrepair, Dirty, Requested a refund!

BEWARE OF ANY POSITIVE REVIEW ON THIS PROPERTY. I'm guessing they were friends of the owners.

Morgan area is a beautiful valley with farms, streams, and parks.


The property and land surrounding the house. The green grass and mature trees were great for fun games and relaxing.

Size of the home can fit large groups, but...


-MOLD! You can tell in the basement that this property has had water issues. The owners have pulled up the carpet in the two basement bedrooms and have simply laid the carpet on top of the concrete. I'm guessing this is because of water that has been leaking in from the foundation. This water issue has obviously been overlooked because of the smell and presence of mold. My brother and SIL stayed one night in the room and woke to a wet suitcase and wet carpet all along the wall. They also didn't feel good-due to the mold? Little coughing fits plagued them for a few days after they had left.

-Most of the house is in disrepair. Trim pieces are missing throughout the entire home. Tile work seems half done in places. The double ovens worked but the digital display didn't so it was difficult to know the temperature the food was being cooked at. The A/C DIDN'T WORK!

-Flies. I completely understand that farms with pigs will have a lot of flies, but this was an unheard of amount. There is this garden arbor near the front porch and if you walk under it, you can hear hundreds of flies buzzing. If the owners trimmed it back a bit and considered spraying it every now and then, I believe the infestation of flies would go down considerably. We even took up our own fly zappers, but they didn't help much since there were so many.

-MICE DROPPINGS all over the garage. I'm not talking about a few here and there, that would be kind of understandable in a garage surrounded by farmland. There were literally MOUNDS of mice droppings and in some areas you couldn't even see the concrete floor in the garage.

-TV upstairs worked but the picture was fuzzy and it had this odd arc that stretched from the top to the middle of the screen.

-1 garbage can? This home sleeps a lot of people and they expect everything to fit in 1 garbage can? We could have used the dishes but wanted to spend time playing with our family on vacation rather than doing dishes.

Since this was such an unpleasant stay, and have felt like this home is not yet in a state that should be rented, we have requested our money back and are still waiting to hear from the owner.

Accommodates a large group

We stayed at this home for our family reunion and had a great time. It was very accommodating for a large group. There are many beds and plenty of open floor space to spread out and not feel crowded. Overall we really enjoyed our stay.

Good Value/Beautiful Setting

This home's spacious layout allowed for our extended family of 25 spread out comfortably. The children in our group loved the tire swing/horse exerciser! We also enjoyed the beautiful setting in the Morgan valley and easy access to hiking in Emigration Canyon. The owner's extended family were great and we were pleased to meet the 4-H pigs!

The price was fantastic but there is some room for improvement. As mentioned in a previous review, much less than an acre of the property is actually accessible, and the tubing site across the busy highway is on a neighbor's property. The AC failed to cool the main level of the house during the day (good thing there's a basement, and we had our water guns outside!) and more seating for the dining area would have been helpful. There was a thick swarm of flies outside the front door. An additional city trashcan would have been useful as well as the available trashcan was nearly full upon arrival.

Overall, however, this value-priced home in a scenic valley (look out for the deer!) made for fun memories for the grandchildren.

Stay Away from this home rental!!!

This is the worst home rental our family has ever used. It mentions the home is on ten acres, although you are actually limited to using ¼ to a ½ acre. The rest the renter’s extended family, who lives nearby, uses the rest of the acres & will yell at your children if they go into the field. The renter told us we could bring bikes for the kids to ride around the property & also have the kids feed the pigs on the property too. When our kids started riding their bikes, one of them road next to the fence in the field behind the house, since we wouldn’t let them ride on the road in front of the house because it is the main road going to East Reservoir & there is a lot of traffic. Within minutes of the kids riding the bikes the extended family (EF) members of the renter were there yelling at us & the kids for riding in the field. Then more of the EF showed up yelling at our kids to stay away from the pigs. We explained the renter told us we could bring bikes & see the pigs. The extended family of the renter told us to stay away from the pigs and fields and actually were using foul language the entire time. We were shocked of the way they treated us & our kids.

The next day the renters EF members were at the rental home with the pigs out of the pens, walking them around the house letting them feed (and poop) in the grass where our kids were playing. So, we had to keep the kids inside during that time & then watch where we stepped when we did go outside. The pigs are actually right next to the home (about 25 yards away), so the flies are terrible.

The home itself is in bad shape as well. I wish I could post pictures of the holes in the carpet, the bedrooms with no carpet, rooms without doors, windows without curtains or blinds, blurry TV, terrible water pressure & beds don’t have box springs (only hard cheap mattresses). The older kids slept on the couches because they were more comfortable.

The listing also mentions “the river across the street” It is actually terrible for tubing. The only access to the small river, is through the neighbor’s property. The kids tried to tube the river & only found a section about 30 yds long before they ran into poles blocking the stream. Also, the kids had to cross the busy street & walk up the road to get to the stream.

Stay away from this property! I give it zero stars.

Comfortable and relaxing property

Our group of 29 really enjoyed our stay. The home is older but very comfortable and there was plenty of room for us, although you will need to bring extra chairs for large groups. It is surrounded by farms and animals giving it a very slow paced country feel. The owner is very accommodating and the neighbors were friendly. One note for planning purposes, the bunk beds in room 6 are not in the same room but are divided with two sets and a twin bed in the bedroom and two sets in a nook off the family room.

Wonderful home for our family reunion

This home was great! We had 30 people in our group and we all slept there comfortably. 11 of those were children! We felt really comfortable in the home. Everything was extremely clean and there was plenty of bedding, sheets and blankets. It was nice to have the washer and dryer. Check in and out was smooth and Jami was great to work with. She always responded quickly to my emails or calls. There's a great flat grassy area in the back and it's a comfortable distance away from the road. The Morgan area is absolutely beautiful and much cooler than the salt lake valley. The kitchen was well set up to feed a lot of people and it was well stocked with utensils and plates and such if you are going to do dishes. We just used paper. This is a really big house and we had so much fun there. It was even nice to use the line out back to dry laundry!
