Channing House is a spacious 2-bedroom, detached guest house on a private estate in Los Angeles. Once part of Bette Davis’ estate Riverbottom, it is nestled in the equestrian area, which abuts Griffith Park. Just minutes from Hollywood, Los Feliz and the major studios: Warner Bros, NBC, CBS, Disney, Nickelodeon. With our heated pool and bucolic atmosphere, it is a perfect holiday spot and an oasis for work...
The House has a large stylish Moroccan open plan LIVING ROOM and KITCHEN, great round white chandeliers that pattern the white washed walls. The large Moroccan wood dining is bathed in light from the arched windows. 32” flat screen television, set up with both digital cable and Apple TV with Netflix’s library of content. A handmade Moroccan couch (that can also be used as another bed for additional guests) and the original art on the walls make this a great ‘home away from home’
The MASTER BEDROOM looks through arched windows at the fruit orchard and the unique round brickwork and shingled roof of the estate’s gate. It is bright and spacious with a king-sized bed, an all natural organic mattress and a comfortable headboard to snuggle into with your late night novel. A Moroccan chandelier casts soft light patterns on the clear bright walls. Watch the moon rise over the blue foothills of Mount Hollywood.
BEDROOM 2 also has Moroccan lights, dark wood floors, and two comfy twin beds (which can be pushed together as a King bed for couples). The front windows look out toward the Mountains as they turn purple in the evening light.
BONUS ROOM. There is a little entry room to the house. For those who have wanted a little extra space, it has worked as an additional office for some guests with a desk and plenty of outlets – or can be used as a third bedroom for a child in a cot.
The slate tiled BATHROOM has a built in shower room and a stackable washer and drier. The patterned hallway off the living room has the controls for the central heating and air conditioning.
Rivergate is a private, historic equestrian ESTATE. It enjoys massive organic gardens, almost half acre of drought tolerant garden with an abundance of butterflies and birds, saltwater pool and spa, hammocks, shade trees, French Lavender maze for toddlers to learn to walk through, art studio, fire pit, fountain area, fruit orchard, outdoor dining areas… and Wi-Fi throughout.
The Channing House is at the front of the grounds by the orchard and secure off street parking. Named after Margo Channing, Davis’ larger than life character in the 1950 movie “All About Eve,” it is the second largest house available on the estate.
We share the estate with other houses that are available on VRBO 488798 (Dillard’s Pool House) and VRBO 465113 (O’Leary’s Cabin) 712356 Rivergate House, 708660 is the whole estate. It is not uncommon as the sun is setting that we all gather to play or chat in the garden, the park, or in the front orchard. It is a unique place and a little hard to describe, it feels a little like a village on a summer day.
I live part time on the estate with my two young children, Winston and Vivienne. I am a mum and a painter and am originally from London, England.
Amy B purchased this house in 2012
The NEIGHBORHOOD upscale and residential. Many of the large houses have private stables and it is common to see cowboys riding in the streets. We are just a few miles from Los Feliz, Silver Lake and Atwater (two exits on the freeway, about 5 minutes). We are bicycling distance from the studios (NBC, CBS, Warner Bros, Disney, Nickelodeon …). Additionally, there are four golf courses very near, as well as Travel Town, the LA Zoo, The Autry Museum, several horse riding facilities and playgrounds, Pickwick ice-skating and bowling and of course the wildlife and 52 miles of hiking and horse riding trails in Grffith Park.
Don’t let the rural setting and the hooting of the owls fool you, we are still in the heart of the city and you should be aware that you can sometimes hear the freeway, helicopters, dogs and sirens typical of city living. I mention it because it seems out of place while you lounge in the sun feeling like you are out in the country.
There are great cycling trails and running tracks throughout the neighborhood and into the Park. Downtown Los Angeles is about 15 minutes away, depending a little on the infamous LA traffic (there is a shortcut through the park along Riverside Drive that is very pretty and cuts out some of the traffic).
Burbank and Glendale are home to loads of shopping including the Americana (a high end outdoor mall with fountain, fine restaurants and events). A Pavilions supermarket is one of the finest around and within walking distance.

This was a find! A well-kept and safe property. Perfect for a family of four. The Moroccan details were perfectly incorporated- discreet and not overly done. We enjoyed the pool, relaxed from the sun in our comfortable and naturally-lit unit. The freeways were accessible making visiting other parts of LA very easy. Amy was discreet and accessible making us feel at home. We hope to come back next time we're in SoCal. Thank you for a pleasant and lovely getaway.
I rely heavily on reviews before making a reservation on vrbo.com and the reviews for Channing House are on point. The house was in the perfect location for many of the things we did (Warner Brothers Sudio, Hollywood, Griffith Park/Observatory, Los Angeles Zoo). The beds are comfortable, the internet worked great (I sometimes have trouble connecting with Apple products but there are two wi-fi connections and the one worked well) and I was able to do some Black Friday internet shopping with ease. The pool/spa is a great way to relax after dragging my hubby and 11 year-old daughter around the LA area. The kitchen is great and it is stocked well for cooking. And the best part of Channing House? It's Amy. She is attentive and responsive to anything you need but she isn't intrusive. She had fruit and coffee in the house when we arrived which was very much appreciated. We had a great vacation and we look forward to returning. Thank you, Amy. You are a wonderful host!
This place is great!! Close to everything yet quiet at night, except for minimal road noise. Will return for sure.
Location: perfectly situated in LA/Glendale. Idyllic but very charming with the braying donkey next door! Very easy freeway access to the 134 and I-5. Very close to multiple dog parks. There is a park half a block away.
Property: spacious, comfortable. Importantly, A/C was actually great given that it was >100F nearly every day of our stay. Beds were comfortable and linens were great. Kitchen was well-stocked with full-sized fridge, microwave, dishwasher, etc. Given the heat, the pool was a very welcome plus! Even though there are 3 properties on the lot, we rarely saw anyone.
Summary: wonderful stay. Receptive hostess.
Amy was available and very helpful. The house was great. We would stay again..
It was a wonderful place to relax after a hot day in LA. There was nothing to improve, it was comfortable, tranquil and a short drive to anything you need to see or do. If it had not been so hot we would have explored the park behind the house but we did not venture much past the pool!
This was my first experience in renting a vacation home instead of staying at a hotel and I must say I'm so lucky to have chosen this property. The house was really really lovely clean and inviting. The flowers, the coffee and fresh bowl of fruit which was left for us was such a beautiful touch. The entire property was well taken care of and the pool area was just lovely and the pool was wonderful. Thank you Amy for sharing this beautiful home with us… Oh yes, I forgot to mention the fruit trees and the tomato garden outside which you so generously shared with us. We look forward to returning.
