Waters End sits in the fabulous countryside of ‘The Garden of England’ surrounded by all the lovely things to see and do in both Kent and Sussex. We are a short drive from Leeds, Scotney, Bodiam,Tonbridge and Dover Castle, Knole, Chartwell, Hever Castle and Batemans. Gardens are Sissinghurst, Great Dixter and Pashley Manor, Marle Place, Groombridge, Igtham Mote and the orchards of Brogdale. For history the Cinque ports, Canterbury cathedral, historic Chatham Dockyards and Battle of Hastings in1066. Lovely towns and villages, Cranbrook, Tenterden and Rye, dotted in between are Oast Houses, Windmills and Hop gardens, in amongst those are many Golf Clubs such as Chart Hills and Dale Hill. For the younger Port Lympne Wild Animal Park, Camber Sands, Dymchurch and Tenterden Railway. There are also Churches,Museums and activities such as Cycling & walking at Bewl Water and Bedgebury. With many other joys to be had, fine food,beer and wine, lovely country Inns & three Michelin * restaurants.

A lovely weather boarded barn conversion accessed by own private drive, stands in 43 acres of lovely Kent countryside. Free standing,enter to hall,travetine tiled floor with underfloor heating, fuelled by ground source heat throughout the property. Door left leads to first big double bedroom with emperor sized bed (over 2.1 metres wide X 2.1 metres long!) , en-suite shower, roll top bath, toilet and washbasin. Door on the right from hall takes you to another good sized bedroom with another very comfortable superking sized vi-spring bed (can be twin if required), This bedroom also has an en-suite bathroom with shower, roll top bath, toilet and washbasin. There is also a separate cloakroom on this floor. A winding oak stairs takes you down to a lounge/diner equally well furnished with a large farmhouse dining table comfortable seating log burning fire and french windows to terrace.Through the door leads to a natural wood smallbone kitchen with oak surfaces.

I'm the luckiest person to live and work here and am never going to get to the bottom of the list of things we want to do here. There's another pond to go in, more flagstone and all you lovely guests to meet from all over the world.

When we opened to guests four years ago I had no idea that it would be so enjoyable, it's a pleasure to be here and I hope it is for you.

Why Jill chose Kent

We loved this area of England and spent 2 years looking for suitable land to buy, then spent ten years trying for planning permission and finally got it. We wanted to build in the true style of Kent and we hope you will approve of the results

What makes this barn unique

Our farm stands within a truly delightful 43 acres of beautiful quiet contryside with georgous view. We have two lakes of 12 acres to stroll around and over the last ten years we have planted 12,000 native broadleaf trees with walk ways through.

This all creates the perfect place to just chill out or explore the delights of south east England

Perfect weekend getaway

Stayed in many self catering properties in uk over the years. This property has it all but set apart by attention to detail - tea, cake and scones waiting for us on arrival, logs ready for the burner, even basic groceries. Very comfortable beds and well appointed kitchen and ensuite bathrooms. Lots of grounds to explore. Had a great time. We'll be back

Beautiful home from home for the weekend

We have just got home from the most wonderful stay in the Hop Pickers Cottage at Waters End Farm. The cottage was perfect; spotlessly clean, really spacious for the four of us, but also cosy and warm, especially in front of the fire. We loved the welcome tea and had everything we needed for our stay. We'll definitely return!!

Autumn Holiday 2016

We had a wonderful time in the heart of Kent. There were a lot of interesting things to explore. The Oak Barn has been a superb and comfortable little cottage and Mr. and Mrs. Bosch were perfect hosts. It is an idyllic place in the middle of the countryside with a lovely view over the ground and the fishing ponds. The house was well equipped and we enjoyed preparing our meals in the kitchen.

Superb!

We've had a lovely stay at Waters End B&B. Everything mentioned by all the others is true: if we could rate 6***, we would. Jill made a warm welcome, the house is great and the views and surroundings are splendid. We will most certainly stay again!

A stunning and very comfortable property.

As we searched for a holiday property in Kent we came across Waters End - it was perfectly situated for where we wanted to be and the photos conveyed the quality of the property - there was nothing else to match it in the search! When we arrived we were welcomed with a delicious homemade tea and bread. The property is very well equipped and the quality of all furnishings, kitchen equipment, bed linen etc was excellent. We cooked a lot so it was a bonus to have such good equipment in the kitchen. The property was very clean and well maintained. We felt very welcomed by Jill - the comments on her website reflected her friendliness, even before we arrived! The space outside the French windows was wonderful for our boys to play and run in and being able to walk down to the lakes was a lovely way to end the day. We also enjoyed the company of visiting hens and Lilly the small dog, who inadvertently spent longer with us one evening than intended! We would thoroughly recommend Waters End.

Wonderful property, location and part of England

Our second stay in the Oak Barn at Waters End and it is still wonderful. All that you would expect of a 5 star Gold property and more - and a great Cream Tea on arrival. Jill & Maurice make you very welcome. Regarding food.... the Woodcock Pub, 5 minutes drive away, is excellent quality and good value. We also used the very convenient "Cook" concession at Jepsons in Peasmarsh. Waters End is ideally located to visit many NT and other historic gardens & properties as well as easy access to the East Sussex coast ..... Rye, Camber Sands, Dungeness, Bexhill etc. Overall a great place to stay in a wonderful part of England ..... and in July the local cherries are fantastic!!!

  • The bathrooms are decorated in a similar style as the whole barn, with travetine throughout, underfloor heating and lots of oak, crisp clean porcelain and Turkish cotton towels. Both bathrooms have showers and roll top baths,toilets and travetine sinks. Bathroom two has the smaller shower.

  • Bedroom one has a antique french emperor bed 2115mil wide ad 2500mil long, its like sleeping on a cloud. Bedroom two is a superking double or can be a twin if required. All mattresses are Vi-Spring which is the absolute Rolls Royce of beds, with best quality egyptial cotton linen and feather duvets Synthetic duvets can be provided if required, just notify us in advance. Both rooms have ensuite bathrooms, and have hair dryers, tv's and dvd player,wifi is throughout the premises. There is ample clothing storage, both hanging and draws, desks and chairs are also provided. Unless otherwise notified Bedroom 2 will be made up as a double. .

Notes:
The property is on two levels with travetine tiled floors throughout that has underfloor heating and a large opening wood burner in the lounge. There are french windows opening out on to the terrace . There is ample parking. The property is well away from any roads. All of the barn is generously proportioned and tastefully decorated. The kitchen is beatifully equipped with Lacanche five ring Gas range cooker with double electric oven, a microwave combi oven,, Caffetieres, Miele dishwasher, washer/dryer, all equipment you would need to bake a cake to Sunday Roast. All cleaning products and T towels are provided, certainly enough to start you off and there will also be fresh milk, tea, and fresh bread awaiting your arrival. We are extremely well situated for both Kent and Sussex and London is one hour by train from Staplehurst.
