Nice and cosy holiday house with spectacular views over the mountains

Set in its own grounds on a south facing hillside with stunning views over the mountains, the home is cosy but also comfortable and spacious for a family or a group of 14 people. Enjoy the beautiful and quiet location on top of the hill 'Grasberg' above 743m sea level in a Nature reserve near the lake 'Traunsee'. You can just relax on the swimming pool or take beautiful walks into the nature of the Grasberg. With lots to do within one hour's radius of the house, the 'Haus zu den Linden' offers a perfect winter and summer holiday location for both young and 'old' alike .

Quiet and serenity in the mountains

The house is really very spacious, comfortable and well maintained. It's ideal for families with children as the bedrooms have lot of space and two of them are connected. The kitchen is fully equipped and the dining room lovely with its ceramic stove. The position is very suggestive and the sorroundings wonderful. There is also a nice Gasthaus that you can easily reach in a ten minutes walk.

The owners were very kind to us and we will recommend the property to everyone.

Schönes Haus, defekt Sauna

Wir hatten einen sehr schönen Aufenthalt in Ihrem Haus, obwohl es nicht vollkommen Ihrer ausgeschriebenen Ausstattung entsprach und Sie sehr Kundenunfreundlich reagierten. Bedauerlich fanden wir es, dass Sie unseren Beschwerden nicht entgegengekommen sind und behaupten das 12 Leute nicht imstande sind die Sauna zu bedienen.

Problematisch war es mit der Sauna, sie funktionierte nicht einwandfrei. Trotz mehrstündigem Vorheizen erreichte sie im Durchschnitt eine Temperatur von 60-70 Grad. Nach kurzer Zeit schaltete sie sich schließlich von alleine ab, sodass wir sie nicht weiter benutzen konnten. Und auch nach unserer Bitte einen Kundigen vorbeizuschicken, ist niemand erschienen, um das Problem zeitnah zu beheben.

Außerdem erwähnten Sie weder in Ihrer Ausschreibung noch während unserer Korrespondenz, dass NUR ein sehr geringes Kontingent für die Beheizung der Sauna sowie für den Kamin zur Verfügung steht. Daher mussten wir uns zusätzlich Kaminholz kaufen.

Auch stand in Ihrer Ausschreibung, dass Sie uns einen Grill zur Verfügung stellen. Nach unserem Ermessen gehören zu einem Grill auch Grillutensilien, die Ihren Angaben nach in der Grarage eingeschlossen waren.

Zusammenfassend wurden Sie Ihren Versprechungen nicht vollkommen gerecht und haben nicht den Aufwand unternommen, die beschriebenen Mängel zeitnah zu beheben.

Hätten wir von diesen Mängeln - insbesondere der nicht funktionierenden Sauna - gewusst, so wäre unsere Wahl zu Beginn des vergangenen Jahres definitiv anders ausgefallen.

Owner's Response: Der Mieter wollte 2 Tage vor seinem gebuchten Urlaub das Ferienhaus belegen, obwohl das Haus zu dieser Zeit andere Gaeste beherbergte. Sein Kommentar, dass wir nicht hilfreich waren, koennen wir nicht akzeptieren, denn wir haetten die bestehenden Gaeste nicht aus dem Haus verweisen koennen. So hatte der Kunde den Eindruck bekommen, wir waeren kundenunfreundlich. Die Funktion der Sauna wurde waehrend seines Aufenthaltes erklaert, anschliessend bestaetigte er, dass sie funktionierte. Trotzdem wurde die Sauna nach der Abreise sofort kontrolliert und eine einwandfreie Funktion bestaetigt. Der Saunaofen funktioniert elektrisch und benoetigt kein Holz. Das zur Verfuegung gestellte Holz fuer den Kamin war ein Geschenk des Hauses. Es besteht keinerlei Notwendigkeit, diesen Kamin zur Waermegewinnung zu benuetzen, da das Haus automatisch via Fussbodenheizung und Heizkoerper gewaermt wird. Alle Grillsachen werden nach gruendlicher Reinigung als Teil der Wintervorbereitung verstaut, da das Winterwetter ein Grillen schwer moeglich macht. Trotzdem wurde den Gaesten angeboten, die Utensilien herauszugeben, aber aufgrund des Schnees haben sie verzichtet. Die Aufzeichnungen aus dem Gaestebuch sind folgende: "Die Fuechse danken herzlich fuer den warmen, gemuetlichen, schneereichen, trinkfesten, amuesanten,... Aufenthalt im Ferienhaus 'Zu den Linden'. Wir haben die Zeit hier in vollen Zuegen genossen und sind super ins Neue Jahr gekommen. Das Wetter war ganz auf unserer Seite. Wir durften taeglich im Schnee spielen und die praechtige Aussicht geniessen. Wir kommen sicherlich wieder mit Ersatzschneeketten im Kofferraum. Herzlichen Dank nochmals von den Fuechsen." Das ganze Betreuungsteam fuer das Ferienhaus 'Zu den Linden' ist grundsaetzlich bemueht, einen freundlichen und entgegenkommenden Umgang mit unseren Gaesten zu pflegen. Saunaofen wurde 2015 erneuert.

Beautiful position in 'The sound of music' region, with view of the mountains. Altmünster, Gmunden and surrounding resorts are conveniently situated on the shores of the charming Traunsee lake. Set amid Alpine foothills, the wonderful location is an excellent year-round holiday resort, offering a variety of sports and recreational facilities, including different water sports, golf course, 88 kilometres of attractive and well marked hiking trails, 84 kilometres cycling trails, Wildlife Parks, horse riding trails, museums, etc. In Altmuenster one can really enjoy some nice and relaxing days in the heart of nature. There are also many interesting events and exciting excursion sites within the scenic Salzkammergut region. And in Winter can you think of anything better than to wedel and carve your way over well prepared pistes, through sparkling, deep snow covered landscape? There are plenty of ski resorts around lake Traunsee for skiing and snowboarding.

Golf: There are two golf courses nearby: Golf Club Attersee-Traunsee in Regau and Golf Club Traunsee in Kircham.

Ski: Family ski resort Feuerkogel in Ebensee, Ski resort Gruenberg and Ski resort Hochlecken. Family ski resort Hochlecken offers the best for every age group. Whilst the little ones are trying out their first strides in the snow on the practise slopes, the more advanced skiers will find an extensive choice of magnificent pistes to suit all. Special family offers make the ski pass affordable fun. Ski region Hochlecken, from 870 m. 3 drag lifts. Ski school, snowboard school. Natural ice rink.
