This tastefully modernised 2nd floor apartment is in a traditional sandstone-built Edinburgh tenement building. The apartment is beautifully presented, very well equipped and has been completely redecorated and newly carpeted throughout. Being at the rear of the building, it is very private and quiet.
There is free on-street parking and you can walk to the city centre in 20 minutes. Alternatively catch one of the many buses from nearby Leith Walk, from where to can easily travel to all the sights of the city.
The apartment has one double bedroom and can accommodate two people very comfortably and up to 4 guests using the sofa bed in the lounge. The lounge has an oak fireplace with electric fire, flat screen TV, DVD, stereo system and wireless internet.
The modern kitchen is well equipped with crockery, cutlery, glasses and kitchenware, gas hob, electric oven, fridge-freezer, microwave and washing machine. The bedroom has a spacious wardrobe and chest of drawers and the bathroon has a modern and efficient shower. There is always hot water available with central heating to keep you cosy in cooler weather.
For the comfort of future guests, the apartment is non-smoking and pets are not allowed. Guests arriving between 8pm and 10pm need to pay an additional late arrival charge of £20 on arrival. We regret that we cannot accept arrivals after 10pm.
GREEN TOURISM: We are working towards environmentally friendly living and helping to support the environment through energy efficiency, recycling and using products which cause as little harm to the environment as possible. We use energy efficient light bulbs throughout the apartment and all new 'white goods' are energy and water efficient models. Cleaning and washing products are provided that are derived from plant based materials and we supply plenty of recycled toilet paper and kitchen towel. We ask visitors to use the on-street recycling bins which take paper products and plastics and we will recycle all glass left behind in the apartment by guests. We also provide re-usable shopping bags for guests to use during your holiday.

We really enjoyed staying here and it was warm and comfortable and close to everything. I highly recommend getting the Lothian iphone app and buying day bus passes for you and/or your family before you travel, then you don't have to fuss with correct change. Our host was so helpful and her assistant let us in even though we were a bit early and was so gracious and helpful. Would stay here again!
We enjoyed our stay at this apartment. The location is covenient to most everything in Edinburgh...you can catch a bus nearby, but we just walked everywhere. The apartment is older, but was warm and comfortable. Note that it is on the second floor, without a lift, so you must be able to climb stairs for access. The kitchen had everything needed to prepare our own meals, and having the washing machine there was a big plus. There are several grocery stores nearby. Wi-fi worked very well. Our only complaint was that the TV was an older model without an HDMI connection, so we we not able to hook up our Apple TV. However, the cable service offered Netflix, so we could watch movies using that. The hostess was easily available for questions and concerns and always responded promptly.
The flat is comfortable and very clean. It's close to food stores and about 20 minutes walk to the heart of the city. The communication with Barbara was very easy and we always got quick answers.

We were delighted with this well equipped and comfortable place after initially being a bit concerned by the outside of the building and strong smoke odor in the hallway. Barbara went out of her way to add provide additional padding for the pull out sofa in order to make it more comfortable for our two young adult daughters. It was a 30-35 minute walk for us to City Center as we didn't know the short cuts. However, food stores and many restuarants within a block .We stayed 5 days and would stay here again.
Great place, parking was fine and we walked every where from the flat. Spacious and well equipped.
We booked Barbara's apartment during the Hogmanay'week. The apartment is nice, well located and we had everything we might need during our stay!

Well situated in the pleasant ‘Leith Walk’ area, the apartment is a 15 minute walk from the east end of Edinburgh’s famous Princes Street and Waverley Station (the main train station where trains arrive from London, Aberdeen and Glasgow). Leith Walk, which is a 5 minute stroll from the apartment is very well served with buses that can take you to every part of Edinburgh.
On-street parking outside the apartment and in neighbouring streets is free of charge 24/7. While there may not be a space available right outside the apartment building there are usually spaces available within reasonable walking distance. Cars tend to come and go, so it is just a case of looking for a suitable space.
The local area has a range of shops for food, newspapers, etc and there are a variety of pubs, bars, takeaways and restaurants including Italian, Polish, Indian and the traditionally Scottish ‘Tail End Fish Restaurant’ which arguably serves the city’s best fish and chips. The apartment is on the same street as the very tempting Sicilian Pastry Shop.
The city is famous for its castle (on the hill overlooking Princes Street), the Royal Mile (with St Giles Cathedral, the ancient Scottish Parliament building and Museum of Childhood among other attractions), and various museums and galleries, including the recently re-furbished National Museum of Scotland. Holyrood Palace, the new Scottish Parliament and Arthur’s Seat are all within easy walking distance of the apartment and the castle is around a 30 minute walk. Leith, with its many bars and restaurants, the Royal Yacht Britannia and Ocean Terminal (large indoor shopping mall and cinema complex) can be easily reached by taking a bus down Leith Walk.
The Edinburgh Festival takes place in August every year and the apartment is well positioned for the various venues in the city centre. Edinburgh Zoo, with its recent addition of the giant pandas is easily accessible by bus from Leith Walk.

You are welcome to come and stay for just 2 nights at any time, but the minimum charge for ANY let will be £150.
All rentals include bed linen, towels, hot water, heating, electricity and gas. We also provide kitchen towels, cleaning materials and cloths, washing powder, toilet paper, a selection of herbs and a small welcome pack of tea, coffee, milk, sugar and biscuits.
Any guests arriving between 8pm and 10pm will need to pay an additional later arrival charge of £20. We cannot accept arrivals after 10pm.
