3 bedroom property set in a riverside location just 800 m from the beach

Salir chalet is a traditional style Portuguese beach house that stands in a shallow valley on the banks of a little river. The villa has 3 bedrooms / 1 large bathroom, a spacious lounge/Diner with TV, DVD, small film collection, and has bright airy French windows that lead onto the veranda overlooking the garden. It has a fully equipped kitchen with separate dining table, a utility room and plenty of outside space for adults and children alike.

The chalet sleeps 6 adults + 1 infant so will take a maximum of 7 people. If you do have an extra person, then we may be able to arrange an extra folding bed @ GB £25/- per week so please let us know if this is required and we will arrange accordingly.

Decorated and equipped to a good standard, the villa is located just 800 meters from the nearest beach that is accessible by pathway along the banks of the river that runs in front of the property.

Off-Season Charges: During the Off-season period between 01 November and 31 March, excluding the Christmas and New year period, there is a one-off extra charge for utilities of Euro €65.00 per week to help cover the cost of electricity, gas, water and heating. Please just add this amount to the rental price.

Whilst there is a little narrow gauge railway line running to the front of the property, this line is almost defunct now with just a couple of trains running each day and they do not disturb at all. We can even provide the details of the times when the trains pass the house if that would help.

Whilst the house is in a really nice position, it does have neighbours who use caravans when they visit their properties. Some neighbours are from Lisbon and use their chalets for weekend getaways whilst others use them for summer. Our chalet is perfect private and secure as it has a fence right round it with front gate, but you may be able to hear the neighbours when they are in residence during times when they use their BBQ or spend time outdoors in their front or back patios.We have reduced our price significantly to reflect some of these things.

Rental rates do not include end of vacation cleaning and laundry so this is charged extra @ GB £50/- which will be added to your bill at the time of booking. If additional maid services are required, this can be arranged at an additional cost. Electricity and water are included in the rates. During the winter months, or cold spells, a central heating surcharge @ GB £20.00 per night applies.

30% Initial deposit payable by bank transfer 4 weeks prior to arrival. Then 70% is payable by bank transfer 4 weeks prior to arrival.
A fully refundable security deposit of GB £300.00 will apply to all bookings.This amount is payable 4 weeks prior to arrival. The deposit will be refunded within 10 working days after leaving the villa.

Located within a short walk of the golden sandy beach at São Martinho Bay, you can take the morning out as soon as the sun rises. Take your afternoon lunch in one of the many restaurants lining the beach or just chill out from all the sun with a refreshment from one of the bars. The Bay offers a variety of water sports if that's your preference and you can book them through this very site too. New and paved walking or running paths can be used to take full advantage of a calorie burning afternoon. Caldas da Rainha, the historically well known thermal city can be reached within a 15 minute drive and here you can shop in the daily fruit market where you'll find the best the region has to offer in terms of fresh produce. There are also many hypermarkets in the area to stock up on daily provisions in São Martinho along with the daily produce market.
