3 Beds Sleeps 6 (+1) With lots to do here in The National Forest. Real ale pub.

You will find our 4* cottage warm and cosy and having everything you need for a lovely break here in the National Forest.

We have Wifi for your use.

Parking for up to 3 cars is in the yard at the back of the cottage and the entrance is via the rear porch.

In the kitchen you have a dishwasher and washing machine and all the equipment you might need to cater for yourselves.

The lounge has a Smart TV and a welcoming wood burning stove. We provide the logs for free, many properties charge for fuel, we don’t!

There is a separate dining room and if you need a high chair, we have one for you.

There is a ground floor toilet.

Upstairs, the master bedroom has a 5' large double bed, with TV and Freeview. If a foldaway bed is requested it will be placed in this room.

Bedroom 2 has a 4'6' standard double bed and also has a TV and Freeview.

The 3rd bedroom, which is the smallest, has 2 single beds.

The family bathroom has a large bath with a shower.

Outside, beyond the yard is the large garden which will be in the sun all day when the weather is good. It is peaceful too with fields on 2 sides. Children love to play here and we will fill your paddling pool in hot weather. If you bring your cycles we will store them for you.

We have 8 bistro chairs, a large table and a barbecue, perfect for your summer break.

The cottage is convenient for quick access: 8 minutes drive from the M42, junction 11 or 5 minutes from the A38 (take the junction south of Burton on Trent, signposted Walton on Trent).

I have lived in Coton-in-the-Elms very happily for 37 years. The people round here are friendly and welcoming.

I love living in the country and enjoy walks and cycling round the lanes.

Why Helena Porter chose South Derbyshire

The cottage needed a total makeover when we bought it, but I'm a very practical person and was a great builder's mate and project manager! Being close to our home means is so useful for looking after the house and garden and being there to meet and greet our guests.

What makes this cottage unique

On a lovely summer day the sun will shine in the garden from sunrise to sunset and it is so peaceful! At the end of the day, take your glass of wine to the top of the garden and catch the last rays of the sun and the sunset...it is lovely!

"What a beautiful cottage and location. The accommodation is clean and very comfortable, one of the best we have ever stayed in. Helena was very welcoming and friendly. While in the area we visited the Adventure Farm Park - it was very good, Twycross Zoo - it was excellent, Drayton Manor and Thomasland - amazing, Conkers - disapointing and the Grand Central Railway - well worth visiting. We ate out twice at The Queen's Head, friendly pub, good food. Hoping to return again in the near future."

The property was all one could ask for .Everything about it was first class ! The accommodation , the contents everything you needed plus! The location was ideal, what a wonderful village. Lots to see &do all within a forty minute drive. Our first but certainly not our last visit to South Derbyshire National Forest. many thanks to Helena for providing such a wonderful cottage! My family and I recommend to others.(Ps we had a wonderful Sunday lunch at the Queens Head!)

very clean and comfortable cottage

We really enjoyed our stay at the cottage, it was clean, comfortable and we had everything we needed. There were only two of us but there would be plenty of room for a family holiday and the kitchen is well stocked with plenty of crockery and utensils. The local area is very quite and pretty, It was rainy during our stay but the garden is lovely and there is garden furniture available. Helena was very welcoming and helpful and gave us plenty of suggestions of places to eat locally. Her recommendation for fish and chips was spot on. We would definitely recommend this cottage

mill House Cottage near staffordshire

lovely weekend stay in a beautiful country cottage with all facilities including wifi.

beautiful countryside surroundings on your door step , being in the New Forest.

However with a car you can get to see and do lots more of interest, such as Drayton Manor, Tamworth Castle, Bosworth Hill Battlefield and lots lots more.

We only went for a long weekend, but could have stayed a week, with so much more to see.

We will definitely be coming back.

The National Forest is one of the country's boldest environmental projects, transforming 200 square miles in the centre of England blending ancient woodland with new plantings to create a new national forest. We are easy to get to and yes, there are lots of things to do!

Wonderful base to explore South Derbyshire and nearby Counties

This delightful cottage was just what we needed. it was very clean and Comfortable with all the amenities needed for a self Catering Holiday. A real home from home. The owner was helpful and on hand should you need help. Our main purpose was to visit the National Arboretum. The cottage was just 15mins away. There is plenty to do in the area even on wet days. There are two pubs in the village . One award winning that serves real ales (no Food) the other the Queens Head has new owners. They are serving food every day except Mondays. We visited twice and were suitable impress with the food.

Our guests, who were all adults, also visited The Museum of Brewing in Burton on Trent and Whittington Barracks, the home of the Staffordshire Regiment and really enjoyed the experience. There are also many places for children, Twycross Zoo, Conkers, Drayton Manor Park (Where Thomasland is), the National Forest Adventure Farm and many more. Stayed in 50 Mill St for one week with my wife and 2 kids. Great place beautiful village and everything in the house that you could wish for. House really nice and comfortable and Helena really helpful with suggestions of things to do in the area. If you want a base for exploring Drayton Manor, Alton towers or any of the other attractions in the area we would highly recommend here.

Owner's Response: We are very lucky to have many places of interest to visit for children and adults, which have been developing as the National Forest grows around us. Families tend to meet up here as we are very central and there is always plenty to do.

Here in the National Forest there is so much to do for adults and children. You can go to Thomasland at Drayton Manor Park, the National Memorial Arboretum, Calke Abbey (NT), Twycross Zoo, the National Brewery Centre, St Georges Park National Football Centre, and Conkers to name just a few. Our guests are constantly surprised at the number and range of interesting places to visit and other activities that are within a short drive of the cottage. Within 35 minutes drive you can be in Birmingham and nearer to home are Derby, Lichfield, Tamworth, Ashby de la Zouch, Swadlincote and Burton on Trent. The beautiful Peak District is north of here for a lovely day out. Coton-in-the-Elms and our cottage is ideally placed in a quiet village location with a friendly real ale pub, and small shop. We have many walks, cycling, fishing and horse riding nearby. Getting here is easy. We are right in the centre of the country and road links are excellent (M42 and A38).

There is an original cupboard with a hanging rail and shelves. Bedroom (3) is the smallest and has 2 single beds and a chest of drawers. A folding bed can be provided in the Master bedroom for an extra child but space is limited. It must be requested from the owner in advance and a cost will be incurred. There are 2 alarm clocks, torches and a hair dryer.
