91+ days prior to arrival date 5% of Total Rental service fee; 61 – 90 days prior to arrival 50% of rent; less than 60 days prior to arrival 100% of
of rent. Cancellations of Christmas and New Year’s reservations result in forfeit of 100% of rent.
Cancelled bookings will not receive a refund.

Communication with Monica, both online and in-person, was wonderful.
The house is amazing; the pics online should be updated to reflect the improvements made. As others have said, the pics cannot do it justice.
The location is a short 1.1m walk, ride, or drive into downtown Akumal. The streets are quiet. People are quite friendly. And the area has a controlled access point staffed 24x7.
Snorkeling, watching sunrises, people watching, swimming in the pool, and bbq on the back deck -- all of it is just right out the back door.
Merely and Santiago (the house staff who've tended this property for a decade) are delightful. Taking a cue from previous guests we had them prepare dinner and, honest to goodness, it was phenomenal. Also, they're just such nice, kind, caring people.
I cannot say enough nice things about Monica, the staff, the house, the area.
We had a wonderful stay at Casa Qunita Del Mar!! The house was as described and did not disappoint. The views from every room in the house are spectacular and access to the lagoon was a bonus for our kids. The caretakers (Mirley and Santiago) keep the home spotless and are warm and welcoming. We only had the opportunity to have one homemade meal from Mirley but we would highly recommend her cooking.
Our family really enjoyed the town of Akumal as our home base for our Mexican vacation. The town has great beaches (some seaweed on Akumal Bay) and several good restaurants. We ventured out on day trips to Tulum, Coba, Playa De Carmen & Cozumel.
Monica, the property manager is great to work with and is very knowledgeable on the area. We used the grocery delivery service that Monica suggested which was a bonus to not have to deal with on our first night. Our family would recommend the home to anyone looking to stay in Akumal
Our only complaint is that the master bed on the downstairs level was really hard. Our caretakers were lovely and helpful and were really good cooks!! It is a beautiful area and a beautiful house. Highly recommend. We will be back next year.
Pictures don't do this place justice. We knew we would like it but the house and location exceeded our expectations. Spectacular week. Will come back very soon.
Lovely house in a paradise setting
We came to Akumal for a week to celebrate my wife's 60th birthday. Like the other reviewers, our assessment of the property is that 1) the views are fantastic; and 2) the house itself was exceptional as well. There were 6 of us in our party (3 couples), but another couple could have been accommodated easily without feeling the least bit crowded. Although we took a couple of day trips, we mostly just hung out at the Quinta del Mar property, snorkeling in the lagoon and drinking margaritas on the patio. For the more energetic there are many areas to explore and things to do up and down the coast and inland, but the property was so beautiful that we just liked hanging around.
We did eat at some of the local restaurants, and our assessment was that, of the ones that you can walk to, La Lunita shines above the others, and in Akumal Village, La Taverna was quite good.
And not a knock on the property itself, but if you are not aware, the entire Caribbean Sea has been experiencing, for several years, an influx of a type of seaweed called sargassum. As far as I could tell, the entire Mayan Riviera coast is affected in 2019, and Quinta del Mar has not escaped. It did not ruin our vacation in any way, but you should be aware of it.
We definitely recommend this property to others, and we would likely return someday.

Visit the Tulum Coastline with spectacular white sandy beaches. Visit Tulum Town and trying authentic Yucatan cuisine. Discover all the amazing tours inside the Sian Kaan Reserve. Swim with the Dolphins in Puerto Aventuras Marina. Try jungle ecofriendly adventures tours.
