Although the area surrounding Balboa Island has changed dramatically in the past years, the Island retains it special character. There are ferry rides, boat rides, kayaking, paddle boarding, Balboa Bars and walks around the islands.
What makes this House unique
'Balboa Cod' is the nickname for the style of house. It is cozy with an open floor plan that allows for lots of personal interaction. It is an easy walk to local spots and a short car ride to nearby Orange County attractions.

Carol Anne was so friendly and helpful and her house has everything you need for a fun vacation on the island!! My family thoroughly enjoyed themselves and we only wish we could have stayed longer. I highly recommend this place!!

The house looks as good in person as it does online! Very clean and well stocked. Beds were comfortable, parking was a breeze with access to the garage and we always seemed to find a spot out front as well.
My guests were very attentive and communicative. I totally appreciated their feedback about their delight of staying in my home on Balboa Island.
We greatly enjoyed our stay
We much enjoyed our March 2019 stay in this lovely unit on Balboa Island. All amenities were as advertised in this very comfortable, well-equipped and nicely furnished home. The owner, Carol, greeted us in person upon arrival and introduced us to the home and its surroundings--a notebook with information on the home and the island was much appreciated. Nicely located with a quick walk to the Balboa Island ferry--fun ride to the peninsula for a $1--and restaurants/shopping is a few easily walkable blocks away. Carol is very responsive to text messaging--never had to wait more than a few minutes to have any questions answered. We would definitely rent this home again if vacationing in the area.

Needs some TLC
We stayed in the house for one month. Carol Anne was wonderful...responsive to our needs and great about showing us around. The kitchen was very well stocked which I so appreciated as I did a lot of cooking for our sons who live in the area.
However, the house is showing its wear and could really use a heavy cleaning and/or some paint. The kitchen cabs, for example, have years of dirty fingerprints embedded in them, which wouldn't bother a lot of people but just gave the house a less-than-pristine feel to it. Location was great, although noisy with construction next door, construction across the street and the tenant walking around upstairs on wood floor. Overall, the house served our needs. Great place for a family with kids.
I'm sorry the construction was noisy. The construction was mentioned in the conversation before tenancy and a significant reduction of the normal rental price was supplied to accommodate any inconvenience. I didn't learn of the unsatisfactory cleaning until after the fact. A new cleaner has been hired and would have been available to meet your expectations had I known. My aim as a hostess is to correct any deficiencies that are mentioned.

This was the first time we rented a house using VRBO, and rented a home for six months on Balboa Island. My wife who has to be in a warmer climate during the winter months was the primary tenant with my time spent between California and our home in the Midwest.
Carol’s home was clean, comfortable and was at a beautiful location on the island. She provides everything needed in this vacation unit that anybody needs for daily living. The home furnishings and all the comforts make this unit as comfortable as back home.
There is a rental unit upstairs behind the prime residence and the tenant is a super person, always very friendly and helpful during our stay.
We would definitely recommend this property for any family and would’t think twice on renting this home on our return to the Island.

Never use your car! Walk the circumference of Balboa and Little Island in 2.5 miles. Go down the block to Ruby Beach or take a car for a 10 minute ride to Corona Del Mar State Park Beach. Walk .2 miles to the ferry to take a stroll on the Peninsula and Balboa Pier. Or drive to Fashion Island or South Coast Plaza for divine shopping and dining. Longer trips take you for a day at Disneyland or Legoland.
