Experience the delight and tranquility of this charming, 'bungalow' style, free standing cottage. It rests upon its own private, pure white, powdery, soft beach. We are located on the quiet, serene side of the island, just 40 minutes from the Georgetown Airport. 'Gardens of the Kai Condos' feature a relaxed and restful atmosphere with pristine views and beautiful tropical gardens. Walk out the extra large screened in lanai, and within steps be transported directly to paradise. Crystal blue waters, a gentle breeze, and oscillating palm trees encompass your view. A fresh water sparkling pool can also be found on the property for those who choose this option.

This 1100 square foot home features 1 bedroom/1 bath with an additional queen-size sleeper sofa. The beautiful open floor plan with Caribbean-style furniture is in excellent condition. Soft baby-blue accents can be found in the fully stocked kitchen along with microwave, dishwasher, and coffee maker to name a few extra amenities. A washer/dryer unit is featured within the home. The master bedroom boasts a king size bed, television, and en-suite bathroom. The bathroom has his and her sinks, a large shower-tub unit, and a separate toilet. A walk-in closet offers plenty of space for your belongings.

Large floor to ceiling slider doors open up to the lanai from both the kitchen and living-dining room area. The lanai showcases a tile floor, white wicker furniture, and a ceiling fan. Million dollar, expansive views of your own private beach, along with beautiful sunsets can be soaked up from here. Just grab your coffee or glass of wine, sit back and enjoy!

This condo is situated in a prime location within a mile from the famous Rum Point Beach and Kaibo Yacht Club Restaurant and Bar. All your favorite water sports are available.

Beachfront Villa was awesome! It felt like a home away from home. Absolutely loved it!

Words cannot describe our wonderful stay at Mitch and Andrea's beachfront villa. The villa as well as the views were awesome, not to mention the island. We had all the comforts of home. Enjoying coffee in the morning on the lanai, watching the day come alive while watching and listening to the ocean was our favorite. The water is crystal clear and we were lucky enough to see two large starfish in the water in front of the villa. We enjoyed sunset cocktails with some of the neighbors and enjoyed learning more about the island. During the day we spent time exploring the island, sunbathing, shopping and making friends with some of the locals. The restaurants were a real treat. With all the different nationalities on the island we were able to experience foods from many different cultures.

We enjoyed our stay so much ...... we've already booked for next year!

Gorgeous Villa - exactly as stated!

This was our first trip to Grand Cayman. The villa #11 in Garden Kai we rented was absolutely beautiful, well appointed with everything you could possibly need and very well maintained and clean. We didn't realize the stores were closed Sunday so could not food/beverage shop on our way to the villa, but Kaibo ended up being right across the street so we had lunch and drinks on the beach there and it was beautiful. We did rent a car (we always do to explore) which is a must if you stay here as it is far away from Seven Mile, some really great beaches/restaurants in South Sound and the need to have if you want to food shop. Our favorite places to eat were Kaibo, Eagle Rays (Tukka's sister restaurant) and Lighthouse for the ambiance (my dinner was a bit bland but my hubby loved the swordfish). Public Beach is great for people watching but very crowded and noisy. Our favorite beaches were Smith Baracadere and Cemetery Beach. All in all our visit was really great and we loved the villa, it was simply breathtaking, warm and cozy. The only issues we had were the plumbing which stopped up on us twice, (both bathroom sinks leaked when that happened) and every sink, tub and toiled would not drain. We left and came back and all was well. The cable did not work the first two days and we called management and they let us know it was out due to an issue not related to the villa. No biggie, we caught up on a great selection of VHS movies!! We would absolutely stay here again if it were not so far from everything. While we appreciate the quiet and I booked it with my hubby in mind, we spent the week in the car. That was our own fault, we didn't pay enough attention to how far is was from everything in the grand scheme and I get too ansty sitting around. My hubby on the other hand can lay back every day! I highly recommend it and the owners were so easy to deal with. Grand Cayman was beautiful and we would come back!

Beautiful Getaway

Leaving Massachusetts on a cold morning (below freezing) and arriving at Vlilla #11 for cocktails on the lanai that afternoon is simply delightful. We had a most beautiful setting and loved our five day stay. All the comforts of home and only a minute walk to the water......enjoyed every moment at The Gardens of the Cai. We swam with the stingrays, walked with the starfish, observed the green parrots and saw a blue iguana at The Queen Elizabeth Botanical Gardens. Also walked across the street to Kaibo Upstairs restaurant and had a mudslide at Rum Point Cafe...most scenic part of Grand Cayman......hope to return! Ruth and Neil---East Longmeadow, MA

Absolutely loved it!

We just recently returned from a 2 week stay at this beautiful villa. It far surpassed our expectations. It was even better than we imagined! This unit is beautifully decorated and furnished and really sets a comfortable "Caribbean mood". It was spotless and well maintained. The fully equipped kitchen, the washer & dryer (even provided laundry detergent & Bounce!) and the air conditioning made for a very relaxing stay. The beach and ocean view from the villa is magnificent! We especially loved mornings and evenings sitting in the screened-in lanai! We saw Cayman parrots a few mornings and even a few iguanas in the garden area! There were even a few orchids in bloom in the gardens! The private beach here is beautiful, with clean, fine, white sand. The garden area is regularly raked and meticulously maintained. The villa is just a short walk to Star Fish Point (where you really DO see star fish!). The Kaibo Yacht Club with two restaurants (one upstairs and formal), and one much more casual on the beach with a great beach bar! There is also a separate coffee shop just next door. Rum Point and their famous Mud

Slides are nearby. Do NOT miss a trip to Sting Ray Sand Bar! It is truly an experience of a lifetime! We booked with White Sands Tours (boat is docked at the Kaibo Yacht Club). We did the 7 a.m. tour so we could avoid the large crowds later in the day. Capt'n. Chris made the whole experience very special! We traveled all over the island and felt this location, and this villa in particular, was by FAR the best!

Owners Mitch & Andrea Busch pay attention to details! Mitch was great to work with and did everything to ensure we had the best possible stay.

We could not have had a better time staying here! We would highly recommend this villa - you just can't go wrong!

A peaceful stay at Gardens Of The Kai

We stayed Nov 3-13. Perfect time to go. I think we were the only ones in the complex for the whole ten days. Try Kaibo Beach bar for their Rum Drinks and Coconut Curry fish. Snorkel at Smith Cove. It's a beautiful little out of the way spot.

The beach in front of villa #11 is a nice long stretch that you can walk all of the way up to Star Fish Point. There's some good shelling along the way. Our villa was facing the beach just a short stroll away. The gardens are very nice to walk through. The villa was spacious for a 1 bedroom. We spent most of our time there sitting in the lanai looking out at the sand, sea, parrots and iguana's while drinking our morning coffee, or evening rum drinks. Very nice furnishings with two T.V's (that we never turned on) The villa was well equipped. We cooked in, and used the grill quite a bit.

On the negative side the pool wasn't very clean (we swam over at Kaibo Kai where my sister was staying )

The safe didn't have a latch and could not be used. The water cooler you see in some of the pictures was inoperable. And the sliding door latch didn't latch securely.

Overall we had a very nice stay. Mitch, the owner, was very nice to deal with, getting back to me promptly regarding any concerns I had.

For the price we were very happy with our choice and would recommend this villa.
