Modern comfort in a traditional house, just 5 mins on foot to the village centre

Welcome to Ca’n Rom, a traditional Mallorcan house offering modern comfort and easy living in Fornalutx, one of Spain’s most charming and traditional villages.

The house is tranquil and private, with two stone terraces and a gorgeous pool set amongst the olive groves, offering incomparable mountain views all around.

Original features and comfortable living spaces are designed to make the most of the stunning scenery, with a different view of the mountains from each window, and the house adapts to a Mediterranean lifestyle; a large outdoor terrace for dining and relaxing and an upper terrace for morning coffee and evening cocktails (you'll feel as though you are standing on top of the world), bedrooms that are cool and all ensuite (one with air conditioning) and heaters throughout for the cooler months.

The entrance floor comprises the converted old kitchen, or campana, with a large comfortable table (seating 8) and benches to enjoy meals together. The neat and well equipped new kitchen allows for full preparation of meals, with a large gas cooker, microwave, coffee maker and toaster.

Stepping into the first double bedroom (Queen-size bed) you’ll see through to the stunning bathroom, with its feature shower hewn directly into the hillside. Upstairs a second comfortable double bedroom (King-size bed) leads into its own ensuite bathroom.

Through the separate study you’ll reach the comfortable sitting room, perfect for curling up in front of the TV or playing games together and up a short flight of stairs the upper roof terrace offers the best 360 degree view of the mountains, or the stars, in the village. Beyond the sitting room the garden bedroom boasts air conditioning, a King-size bed with electronically adjustable mattress, an ensuite and the fastest access to the pool. A separate laundry room provides clothes washing and drying facilities.

The house has wifi, TV, DVD player, DVDs, games and books. You’ll find everything you need for your holiday, and if you can persuade yourself to leave the house you’ll find a surrounding area rich in entertainment, culture and culinary delights.

Fornalutx boasts its own fabulous bakery, a very well stocked general grocery store with fresh fruit and vegetables and a very good butchery.

Foodies will love it here; as well as several excellent restaurants we have a pizzeria and a tapas bar and there are 3 cafes in the bustling plaza (with live music in the summer). Local products include the excellent bitter orange marmalade, sobrasada and olive oils, and of course lemons, oranges, figs and cherries, to name but a few.

There are communal tennis courts and a soccer pitch if you’re feeling particularly sporty.

A bank with ATM machine, along with a knowledgeable and well stocked chemist and a very friendly hairdresser complete the line up.

Fornalutx nestles into the Tramuntana Mountain range, which has been designated a UNESCO World Heritage site and forms the backbone of the island. Criss crossed with walking routes, from ancient paths to traditional steps, it offers excellent hiking and is also suitable for walkers of all abilities. Many of the world's leading cycling teams train in Mallorca and Fornalutx is said to be a perfect base.

The pretty town of Soller, with its bustling shops, food stores, cafes and restaurants is only a 10 minute drive away. From there you can take an antique tram or drive a further 10 minutes to reach Puerto Soller, a charming and thriving port which curves around a natural bay and has sheltered sandy beaches and a beautiful promenade.

Soller railway station is the departure point for the traditional wooden train which follows a spectacular route through the Tramuntana mountains to Palma.

Venturing up into the hills along the winding coast road from Soller brings you to charming hilltop villages such as Deia and Valldemosa, with coves such as Bens D'Avall and Llucalcari en route.

Need to know:

The island’s airport is just outside Palma (PMI) and from there it is an easy 40 minute drive to Fornalutx. We recommend picking up a car at the airport, not least because the island is compact enough to warrant exploration further afield.

The village is built up and into the hillside, and access to the majority of houses is by traditional cobbled steps only. Our house is at the top of the village; happily there is free car parking in a nearby orange grove and from there it is a 5-minute walk to the house by a combination of steps and pathway. Parking is also widely available throughout the village.

Mosquitoes can be around in the summer months so you’ll find plug-in deterrents in the house for your use.

We provide a welcome kit to get you started, and the good news is that we have a water filter in the house; we realize that the last thing you’ll be wanting to do is carry heavy bottles of water up the steps!

The house is arranged over several levels, with the bedrooms on separate floors, so may not suit those with mobility problems or very young children.

Linen, bathroom and pool towels are included in the price quoted.

The house and the outside terraces can be very social or very private, whether you want to lounge by the pool, swing in a hammock or snuggle up and watch a movie - it's all there for you to choose! And when you venture out, the whole island is waiting for you to explore and enjoy.

What makes this villa unique

Fornalutx is nestled into the crook of the mountains, and what beautiful mountains they are! Pine trees, olive and orange groves as far as the eye can see; the sound of the traditional sheep bells or the resident peacocks and the cooing of doves create an ambience of peace which simply can't be beaten. At night, as you sit on the terrace of Ca'n Rom, you can imagine yourself on top of the world, surrounded by the stars in a black velvet night. The house is at the top of Fornalutx, one of the most charming villages on the island of Mallorca. Surrounded by peaceful olive groves and visited by the occasional sheep, it's hard to believe that you are only five minutes on foot from the village centre. The bustling plaza, overlooked by its beautiful and imposing church, is at the heart of the village. Fornalutx boasts its own fabulous bakery and a very well stocked general grocery store with fresh fruit and vegetables and very good butchery. Foodies will love it here; as well as several excellent restaurants we also have a pizzeria and a tapas bar and there are 3 cafes in the bustling plaza (with live music in the summer). Ca'n Rom is a beautiful villa in a stunning setting. The views of the mountains are amazing.

We had a wonderful week. The villa worked perfectly for us - 6 friends (3 couples). There are so many lovely outside areas where we could all be together, or go to sit and read, sunbathe or snooze! We enjoyed cooking at home and eating on the patio, watching the mountains turn pink in the evening. The pool area is equally beautiful with stunning views and areas of both sun and shade all day.

Those of us who enjoy walking explored the surrounding area on foot, walking one day to Soller and another to Biniaraix with amazing views back to Fornalutx.

We also explored by car and revisited Palma by train and Port de Soller by tram! Sadly, a week was not long enough to do everything we wanted to do, but it was a perfect setting for 6 busy people to unwind and it was a memorable holiday. We can't wait to return.

Wonderful house, fantastic views - highly recommended.

We loved our stay here, house is very comfortable and has everything you want, views are fantastic and we loved exploring the village and the area. Plus a great fitness work out with the steps, so nice to be able to walk to the square and enjoy a leisurely coffee and buy most everything we needed at local stores. We’ll be back!

Peaceful Villa with Awesome Pool

This villa with slightly quirky layout is tucked away in the hillside above the beautiful village of Fornalutx. The house is well equipped and nicely furnished to a high standard with all the amenities you could want for a perfect holiday. There are several terraces where you can catch the sunshine all day long. The pool area is magical with views across the mountains and only the sounds of the local sheep on the neighbouring terraces. As long as you don't mind climbing a few steps up to the house it is a wonderful place to stay. Would definitely stay here again.

Paradise in the mountains

Myself and my husband stayed at Ca'n Rom for ten nights in July. I cannot stress enough what a blissful place this is. We're familiar with Mallorca, have stayed in Fornalutx many times, but this beautiful house is by far the best place we've stayed. Let's start with the views - they're incredible, there's a different view of the Tramuntana mountains or the Soller valley from every part of the house, its gardens and terraces. The house has wonderful outdoor spaces, a gorgeous terrace at the front, where we ate dinner most nights enjoying the views down to Soller - so pretty when the lights all come on at night. There's a comfortable roof terrace if you want to get an even better view of the star filled sky and mountains. You really are spoiled for choice. A herb lined pathway leads you to the most perfect of swimming pools, crystal clear water and just the right size - often in rental properties I find the pool can be a bit on the small size. Relaxing around the pool is something we did a lot of, a lovely shaded seating area and also plenty of sunbeds, outdoor shower and loo. Swimming surrounded by mountains, blue skies and olive groves is an experience I am very keen to repeat - the pool is also well lit and perfect for night swimming. The house itself is stylish and very comfortable. Great bathrooms, especially the shower cut into the rock. All you need is provided. As a keen cook I found the kitchen to be really well equipped, a nice space to work in and not once was there something I needed that I couldn't find. I've never been more moved to write a review - this place is paradise. It feels secluded but is a short walk to restaurants and shops, just minutes down the cobbled streets to the central square of Fornalutx. I don't think we've ever used our rental car less, but all that the Soller Valley and Serra Tramuntana has to offer is right on your doorstep, including some amazing walks . We will definitely be back - the only problem with Ca'n Rom is that you won't want to leave!

Ein wunderschöner Ort zum Entspannen und um das Zusammensein mit der Familie zu genießen

Wir haben in diesem tollen Haus einen Familienurlaub gemacht. Unsere zwei erwachsenen Kinder, deren Partner und ich wurden von meinem Mann eingeladen, seinen 60. Geburtstag in Fornalutx zu feiern und ein paar gemeinsame Tage zu verbringen. Unsere Erwartungen an diesen Urlaub sind übertroffen worden. In der Villa findet jeder Platz, um sich auch mal zurück ziehen zu können. Das Grundstück liegt wunderschöne über dem gemütlichen Örtchen Fornaltux. Es gibt reichlich Möglichkeiten, die herrliche Aussicht zu genießen. Der Blick über das Tal ist un verbaut und lädt zum Träumen und Entspannen ein. Der Weg von dem Ort und dem Parkplatz, auf dem man sein Auto abstellen muss, ist etwas beschwerlich, besonders mit Gepäck oder größeren Einkäufen. Es gibt aber einen gut sortierten Supermarkt im Dorf, so dass wir immer nur für den jeweiligen Tagesbedarf eingekauft haben. Auf einen größeren Einkauf haben wir verzichtet. Das geht aber auch ganz gut. Trinkwasser gibt es im Haus. Im Dorf gibt es mehrere Möglichkeiten gut Essen zu gehen. Als Ausgangspunkt für diverse Wanderungen ist der Ort ideal. Das Grundstück auf dem die Villa steht grenzt zur einen Seite an einer unendlich großen Schafwiese und zur anderen Seite am Grundstück einer anderen Villa. Es gibt viele schöne Sitzgelegenheiten auf dem Gelände. Wir haben uns rundum wohl gefühlt und das spezielle Ambiente des Hauses sehr genossen. Wir kommen gerne einmal wieder ...

Our two grown children, their partner and I were invited by my husband to celebrate his 60th birthday in Fornalutx and spend some days together. Our expectations for this holiday have been exceeded. There is room for everyone in the villa to relax. The property is beautifully situated above the cozy village of Fornaltux. There are plenty of opportunities to enjoy the beautiful views. The view over the valley is uninterrupted and invites you to dream and relax. The road to the place and the parking lot where you have to park your car are a little difficult, especially with luggage or larger purchases. But there is a well-stocked supermarket in the village, so we always shopped only for the daily needs and didn’t bulk buy; that works pretty well too. There is drinking water in the house. There are several routes to walk down to the square, and as a starting point for various hikes the place is ideal. The plot on which the villa stands borders on one side an infinitely large olive grove with sheep and on the other side another villa. There are many nice seating areas on the premises. We felt completely comfortable and enjoyed the special ambience of the house very much. We would like to come again."

And when you venture out, the whole island is waiting for you to explore and enjoy!

The pretty town of Soller, with its bustling shops, food stores, cafes and restaurants is only a 15 minute drive away, or a delightful 30 minute walk. It also boasts a daily fresh food market, a full market on Saturdays and its very own locally made ice cream, Fet a Soller. From there you can either hop on the antique tram which runs from the town square or drive a further 10 minutes to reach Puerto Soller. This little port, which curves around a natural bay and has sheltered sandy beaches and a beautiful promenade, has been restored with panache; bustling by day, with water sports, Segway tours, pedalo, boat and bicycle hire, it is ideal for families and adventurers alike. By night it offers a safe place to wander, with a pedestrian free promenade, a selection of top class restaurants and numerous lively bars.

Heading north from the Puerto by boat you can take a boat direct to Cala Tuent (be sure to eat at the fabulous restaurant perched on top of the cliff) and Sa Calobra, with its imposing Torrente de Pareis. The road down to Sa Calobra is legendary, snaking down as far as the eye can see, a challenge for cyclists and drivers alike.

Soller railway station is the departure point for the traditional wooden train which follows a spectacular route through the Tramuntana mountains on its way to Palma. With its magnificent cathedral and traditional streets Palma is a beautiful capital city, reminiscent of a charming Italian Renaissance town but boasting many designer shops, restaurants and cafes and a large busy plaza.

Venturing up into the hills along the winding coast road from Soller brings you to charming hilltop villages such as Deia, once home to Robert Graves and Anthony Burgess and a little further on the stunningly quaint town of Valldemosa, where George Sand famously wintered with Chopin in the imposing and world famous monastery. Tucked away roads lead to spectacular coves hidden around the coastline; Cala Deia offers wonderful sea swimming alongside two excellent beach restaurants and en route you’ll want to explore Bens D'Avall and Llucalcari, small but perfectly formed.
