Mile High Vista is approximately 4000 sqft. and sits on 8 acres featuring a small orchard and beautiful landscaping that overlooks Paradise Valley. Sitting directly across the valley from the Absaroka Mountains, Mile High Vista gives the traveller a very special slice of Montana in which to enjoy the beautiful views she has to offer. The two tiered, 1600 sqft. deck provides excellent opportunity to soak in the breathtaking scenery. Our location is also unique as it lies directly in the Montana Mule deer habitat which gives guests a unique opportunity to see this beautiful animal up close.

Mile High Vista consists of 2 master suites joined together by a Jack and Jill master en-suite as well as 2 additional bedrooms and 2 additional bathrooms. This brings the total to 4 bedrooms and 3 bathrooms. Outside of the bedrooms Mile High Vista also provides extra sleeping capacity as we have a queen sized sleeper sofa as well as a twin sized sleeper sofa. If extra sleeping capacity is needed we have provided a queen sized air mattress that can actually be split into two separate queen sized mattresses. With all the extra sleeping capacity, Mile High Vista can sleep parties of 11 comfortably, but can easily accommodate parties of up to 12 people.

In addition to the sleeping accommodations, Mile High Vista features a formal living room with a large screen T.V. and gas powered stove as well as a family room with a large double-sided gas powered fireplace and a large screen T.V. as well as a reading nook. Off of the family room there is a four-season sun room that allows guests to sit and enjoy the other side of the dual-sided fireplace. From the sun room the guest has access to the hot tub room which features a 6 person hot tub and excellent views of Dome Mountain and Electric Peak to the south.

The house also features a fully stocked kitchen with all the utensils and appliances needed to provide a nice dinner at home for your family. The dining room has enough table space for 8 but can accommodate up to 12 people if necessary. The dining room also features a wall-mounted flat screen T.V. for those sports fanatics that can't get away from the game.

If these amenities weren't enough the house features a two-tiered, 1600 sqft. deck that has 2 covered portions as well as an open portion that provides a multi-range of outdoor experiences. In addition to the massive deck, the property features an organic garden stocked with the fruit and vegetables that best grow at this elevation. The property is also home to a small orchard featuring some of the finest organic fruit grown at this elevation so if you time it right you can walk out in the orchard and pick some fresh fruit from our trees. The garden is accessible to all guests that wish to take advantage of having fresh grown fruit and vegetables. We only ask that you save some for those that come after so that they may enjoy this unique feature as well.

In order to keep up the beautiful outdoor accommodations, Mile High Vista employs a full-time care-taking staff to keep the outdoor space looking beautiful and inviting.

Mile High Vista sits in a truly unique part of Montana. We are 30 minutes north of Gardiner the North Entrance of Yellowstone National Park. Gardiner is home to several unique gift shops and galleries as well as several restaurants and recreation opportunities for visitors. Choose from white water rafting, fly-fishing, or horseback riding - Gardiner has you covered. If it is a cup of coffee, ice-cream cone, steak dinner or Montana BBQ, Gardiner provides easy access to these amenities in close proximity to our nation's first national park.

Just minutes away is the small town of Emigrant which is home to the Emigrant General Store which has a gas station, small grocery store, a gift shop, as well as a laundromat. In addition to the general store Emigrant has a post office, a bank, a church, and a few eateries for for visitors to enjoy. We are also only 10 minutes away from Chico Hot Springs which sits on top of one of Montana's many natural hot springs as well as a few different restaurant choices, from the Chico Dining room which provides an elegant dining room experience to the Poolside Grill for a more casual night out with the family. Chico is also home to The Chico Saloon which has VLTs, a Pool Table, foosball, and live music every Friday and Saturday night. Chico also provides horseback riding, white water rafting, and even dog sledding in the winter.

Just 30 minutes to the north is the small town of Livingston which has two fully stocked grocery stores, gift shops, restaurants as well as museums. If the small town grocery store in Emigrant does not have what you need then Livingston will most definitely have it. In addition, Livingston is also home health food serving locally grown and organic produce as well as many other of your health food needs.

Just 25 minutes west of Livingston (50-55 minutes away from Mile High Vista) is Bozeman which is the largest city in the area. Bozeman is home to the local airport which operates as an international airport providing access to the area for the thousands of people wanting to visit our parks and ski-resorts. If you enjoy museums then Bozeman is the place for you as Montana's most famous museum the Museum of the Rockies, located at Montana State University in Bozeman is a unique place to explore Montana's history both prehistoric as well as more recent. Shoppers can also have their field day by either visiting the Gallatin Valley Mall or visiting the many boutique shops and restaurants that are the core of this unique mountain town. Bozeman is also home to many of the larger, franchise restaurants such as Famous Dave's, Buffalo Wild Wings, Applebee's, Outback Steakhouse, and many many more. Bozeman also provides the visitor with additional recreational choices as it is home to two public golf courses as well as skiing, with Bridger Bowl Ski Area and Big Sky being so close.

Mile High Vista is unique because it lies within a reasonable drive from all of these awesome opportunities. So if you feel the need to drive and explore the vast wonders of Yellowstone, or explore the unique museums of Livingston and Bozeman we provide local access to both. Beautiful views!

This home was clean, had everything we needed for cooking for a large group, and was well stocked. The managers of the property had the perfect mix of helpful, and respecting your privacy. The only thing I would have different is that white carpet under the table! That made me a nervous wreck to have children eat there. However there are tables out on the huge wrap around deck for enjoying! It would be nice if there was an area for children's play in the yard or in a basement. The previous house we rented in S.D. had a large basement that was enjoyed by the children. The house was tastefully decorated, but felt somewhat crowded in the kitchen/dining/area of the house. The back part of the house with the high ceilings was an awesome offset to that though. Enjoyed our stay, was close enough to Yellowstone.

Wonderful winter getaway bargain

Great time here. Manager was very helpful and accommodating. The house was terrific, great hot tub with views, the home is elevated on a bench above the Yellowstone River with fantastic views of the Absorkas to the east. Easy scenic drive to Gardiner entrance to Yellowstone, short drive to Chico Hot Springs, there are other nearby hikes outside the park. Very well stocked with every convenience you could wish for. Have been urging friends to go, would recommend this place for couples, families, small groups. Plan to return next year.

Wonderful Winter Getaway

Our family/friends had a fantastic time here over Christmas. The house was beautifully decorate for Christmas with two trees (one in each living room) as well as all of the other decor. The kitchen left very little to be desired in terms of preparing and enjoying meals. There are more than enough dishes to go around for almost any size group, as well as all of the utensils you could possibly need. We enjoyed relaxing in the hot tub (having it enclosed while the wind was howling outside was enjoyed by all!), sitting around the fireplace, petting the outside kitty and watching the bunnies on the property. The house was located in great proximity to Yellowstone Park and Emigrant/Chico. We all recommend the Absaroka Dog Sled Treks out of Chico and driving the North Route of Yellowstone Park from Gardiner to Cooke City. We stayed with 6 adults and 1 child (under 2 yrs) and had more than enough space. We really enjoyed being able to put the little one to bed and have a space away from the sleeping areas to play games and visit. Everyone really was able to be comfortable, relaxed and enjoy this extended friends and family Christmas.

Gorgeous views and a beautiful house to stay in

We had 6 people in our party that stayed for 5 days. We had more than enough room and privacy for everybody. I don't know about you but I am always a little nervous when you go on vacation that the place your staying in looks like it did in the advertisements. No worry here the place looks just like it does in the pictures and the overview of the place is dead on. If any thing it is even better in person. The beds all were comfortable and we have some picky people in our group about their beds but no complaints here. Plenty of space if you want to all sit around and talk or play games or if you want to get away have some privacy. The two living rooms are fantastic (1 upper and 1 lower) with extremely comfortable leather furniture in both and big screen TV's in both. There is also a big tv in the dining area and one bed room has a big tv in it. All with dish network hooked up to them. The dining room table sits 8 comfortably and you could fit a couple more with no problem. Kitchen is fully stocked, very clean gas grill outside and plenty of space to put your gear. The 4 bathrooms not only come in handy but are spacious and very clean.

The outside deck is fantastic. The deck goes the whole length of the house plus goes up a level. so you can walk out of the upper living room or sun room out on to the deck with 3 comfortable chairs and swing. Also a hot tub. The upper deck is covered and so is a portion of the lower deck with comfortable chairs and table. We actually ate all of our meals out there except one when it was rainy and windy. The open area of the bottom deck has a picnic table. The views cant be beat sitting out on the deck looking at the mountains all around you and one night even the most vivid rainbow I have ever seen and coming from Minnesota I have seen a lot of rainbows but never one like that one.

The place was not the only reason why this trip was so enjoyable and stress free but the people that take care of the place also had a lot to do with it too. From dealing with them making the reservations and keeping in touch from making the payments to getting the directions and information she made it really simple and a pleasure to work with here. Once we were there they were just as helpful from calling to see if every thing was all right and to see if we needed any thing. We only had one small problem and that was the water purification system wasn't working right but by the time we got back the next day it was fixed. A great place.

Home away from home!

We just stayed here for a week in June 2015. We loved this house. It perfectly fit our needs - was extremely clean and very comfortable. Four bedrooms, with 3 full bathrooms. Two living areas - both with tvs that were separate from each other which worked well for us and we were traveling with teenagers. Plenty of space to spread out and a ton of outside deck space, with comfortable chairs w/cushions so enjoy the spectacular views of Emigrant Peak! The owners really paid careful attention to every detail with this home - we had everything we could need to make our stay very comfortable. Loved having the room darkening shades to allow us to sleep in when we wanted to! The house is fitted with some type of air filtration system, so they ask you to keep the windows closed but they run the a/c or heat as needed to keep you comfortable - and we were! They also provided us with filtered water. We loved the location of this home, which is close to Gardiner or Livingston, if you need to head into a town for dinner, shopping, etc. We also enjoyed Emigrant's local places to eat: Wildflour bakery; Livery Stables for dinner & lunch; Chico Hot Springs. Highly recommend this house for your next visit to this area!

Beautiful views, lots of space, & superb location!

We had a group of 15 ranging in age from 66 to 7. The property is quite literally half way between Gardiner and Livingston, MT. This was the perfect location for us as half our group came down from Northern Montana and the other half from the middle of Wyoming. The beds were comfortable, the home was clean and there was plenty of space for everyone. The extra-large deck space, with a somewhat private deck off the family room was a wonderful place to spend waking up with a cup of coffee. The kitchen was well equipped (with the minor exception of measuring cups and spoons) and there is extra refrigeration space not shown or mentioned in the property description. This is a big plus if you have a large group and plan to buy in bulk, as we did. In addition to the standard kitchen refrigerator pictured, there’s an additional full size refrigerator and freezer off the kitchen (2 separate additional units) as well as a large pantry. The kitchen is also fitted with a filtration system for drinking water. There was a wide selection of board games and movies and four different televisions with satellite service (I didn’t watch any television, but others in our group did). The orchard is still immature and didn’t appear to be fruit bearing at this time, but the garden was thriving. The property managers were very professional and courteous, even delivering a case of bottled water. All of our financial transactions went smoothly and there were never any issues with communication.

My only complaints, and they are minor, are: the lack of yard space for the kids to play in, the shower in the master bedroom is smallish (not a big deal unless you’re plus sized as a few of us in our group are… however the other 2 bathroom showers were plenty large enough), and we could have used more deck chairs. Again, not at all a big deal (as you can see we still gave the property 5 stars)!

This was our first experience with a vacation rental and it couldn't have gone smoother!

For reservations made in the Off-season (09/16 - 05/14) the rate will be $115/nt, however, holiday rates of $250/nt will apply over the Thanksgiving (Thanksgiving Day) and Christmas (December 24 - 25)/New Year's (December 31 - January 01) holiday seasons.

AUGUST/SEPTEMBER BLOWOUT!!! - Book Any dates (3 night min) From August 1-6, 2017 and receive the reduced rate of $225 per night.

We ask that 50% of the total rental fee + cleaning fee be paid at the time of booking, with the final 50% paid 30 days prior to arrival. If the inquiry is made within 30 days prior to arrival then we ask that the entire sum be paid at that time. At this time we are only able to accept credit cards. For your convenience we accept Visa, MasterCard, and American Express.

Manager's Cancellation Policy

  • 50% refund for cancellations more than 7 days before check-in date.
  • 100% refund for cancellations more than 14 days before check-in date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
