Fern Court Villa is a lovely, secluded, private villa located high above the Caribbean in the desirable Woodlands section of Montserrat. Built in 1991, the villa has approximately 5,000 square feet of indoor and outdoor living space. The villa was designed to provide breathtaking views of the Caribbean Sea from virtually all its rooms. The house sits on 1-1/4 acres of beautifully landscaped lawn and garden featuring flowering plants and towering palm trees. In season, trees on the property produce avocados, grapefruit, orange, lime, mango, coconut, bananas and guava. The private road accommodates only three villas, ensuring quiet tranquility. At almost all times of the year, the constant and cooling trade winds contribute to the island's idyllic climate.
On the upper level, there is a 32' by 15' swimming pool surrounded by a large deck from which to take in gorgeous sunsets while sipping a cool drink at the end of the day. Adjacent to the pool is an outdoor gallery which spans the length of the house and offers outdoor dining as well as reading nooks at each end. On this level are the living room, dining room, kitchen, two king master en-suite bedrooms and a powder room.
In 2015, the kitchen was newly remodeled and upgraded. The kitchen is also well equipped for those who love to cook and there are Montserrat cookbooks for those who wish to try recipes authentic to the local cuisine.
When guests number more than four, the lower level is available and offers two more bedrooms: one en suite with twin beds and the other with a double bed and adjacent bath. There is also a family TV room, sitting area with piano, breakfast bar/game room, and additional twin bed sleeping area.
Off the lower level patio, there is a laundry area with washer and dryer for our guests' use.
Amenities include maid service, pool service, local phone, internet, cable television (one television in the living room and one in family room in lower level), and all linens.
*Arrive in Montserrat from Antiqua by ferry or small aircraft, either of which offer regular service.
*Pick-up at either airport or dock may be arranged through owner for transport to the villa.
*Rental cars may also be arranged through owner's property manager.
*Electrical service is 110 volt.
*Household water comes from pure, underground springs and is as refreshing as it is safe.
*Our rental manual is available electronically in advance by request.
Island Activities include nearby black sand beaches, hiking, boating, fishing, tennis, snorkeling, and deep sea diving. Of unique interest is the Sufrierre Hills volcano which began its current stage of geologic activity with an eruption in June 1995. Scientists now consider the volcano dormant and there are opportunities to tour affected areas. A visit to the Montserrat Volcano Observatory offers close-up views of the volcano, guided tours, videos, and scientific and historic information.
RATES for one-week minimum rental:
November-April: $1500/week for up to 2 guests; $250/week per person beyond 2.
May-October: $1200/week for up to 2 guests; $200/week per person beyond 2.
Security deposit of $1000 is required and is refunded within 2 weeks of rental's termination.

Living in Virginia, my husband and I spent several years searching the Caribbean for a warm winter retreat. Montserrat, with its friendly people, safe environment, pure spring water, temperate climate, and gorgeous ocean views, was perfect for us. We settled there in 1985 and later built our home in 1991. Choosing Montserrat was one of the best decisions we ever made. It is a perfect retirement spot and, over the years, has been a magnet for family and many friends.

Woodlands is a secluded enclave on the island, away from more congested areas. We enjoy high ocean views and greater acreage around the property which provide a serene setting for island living. In addition, Woodlands is closer to the northern island hub for shopping and dining than most other areas.
The Fern Court Villa has one of the best ocean views of any villa on the island. In the other direction you will enjoy views of the lush mountains just across our private road. The villa itself is large, well maintained, and equipped for comfort and convenience. It is ideal for a family vacation or a romantic get-away.
We thoroughly enjoyed our stay at Fern Court Villa. I was looking for a villa with a great view from the pool and main living area. This is exactly what we got. We used only the upper level. The layout a foyer, living room and kitchen with a walkout to the pool and bedroom on either side was perfect for us.(three adults) There is a large living area with bedrooms downstairs. So a great place if you have a large group or family. When at the villa we spent all our time on the covered patio by the pool overlooking the Caribbean. The villa has everything you need if you wish to eat in. We were there for 10 days and found a restaurant/café for each dinner. All of them offered enough food choices. And we were more than happy with quality of food. No complaints there. Several places to purchase groceries and prices for food alcohol were not bad considering. The stores do have different prices and stock though. I would recommend a rental car. We also had a guided tour one day with Sun "Suns Tours". He was great. Highly recommended. The owners were quick to answer our booking request and follow up with any questions. Woodlands Beach was my morning run destination, (2.5 kms downhill) usually I was the only person there. The run back was the real workout. (ok... I admit I walked most of it) The last time we visited was our honeymoon 25 years ago the year after Hugo, we had also visited a few times prior to that. We were struck by the devastation to Plymouth and the loss of that whole side of the Island. The people are still as friendly as ever.
So to wrap up, I would rent Fern Court again. I would not fly over to the island if I could avoid it. We booked our flight with ABM airlines through Skyvantage (SVG). Even though we booked months in advance they overbooked the weight on the small plane and our luggage was left in Montserrat on the trip home. We spoke to another passenger on that flight who had his luggage left in Antigua for 6 days the last time he flew to Montserrat. If you can work it, take the ferry so you are sure to have your luggage. ABM rep in Montserrat was totally unhelpful and rude which was disappointing. Basically just walked over and told us they were overweight and decided our luggage was not going with us? We learned that even though they had all our weights ahead of time they booked last minute local travellers with extra luggage?
We spent six glorious weeks at Fern’s Court because our own vacation home on this beautiful island was occupied. We did so wondering how it would be to stay in a villa that was not our own. The wondering vanished in an instant! Everything about Fern’s Court is gorgeous, comfortable, and stunning. Interior design is unfailingly tasteful, room after room, with unique touches so appropriate to this lush setting. Outdoor living space is extensive and handsomely furnished, and the ocean view from poolside is breathtaking. But there are other enchanting views as well, of flowers and trees, sparkling mornings and glowing sunsets. As one who enjoys cooking, I found the newly completed gourmet kitchen perfect, both in over-all design and in the way it was equipped. The villa is in Woodlands, a prime, convenient location. We were two, but the villa is large enough to accommodate a large family, while allowing privacy throughout. A great stay in a great setting.

The property is of easy access to the main road, yet feels private, it has a great layout, a very user friendly and well equipped kitchen, and a comfortable living area. Everyone has different likes and needs. In our case, we were pleasantly surprised by nice martini glasses, pretty table placemats and napkins, and candles of various sizes. We had a chance to enjoy an outdoor candle light dinner and a lunch at the pool area. The villa was recently updated/ redecorated. It feels contemporary, yet retains warmth. The owner Lorraine thought of details that one doesn't need to give up while vacationing. She was extremely responsive and accommodating. When a small maintenance issue occurred, the manager was extremely responsive.
We are returning unexpectedly next week to the island and would have stayed again at Fern Court if the villa was available. Unfortunately it was booked. A very pleasant stay.
We just returned from our 6 week vacation at this beautiful villa...The kitchen was furnished with everything
you ever needed (more than I have at home). The area around the pool was the central gathering place and
provided sun as well as shaded areas all day long. We ate every evening al fresco and enjoyed looking at the stars and planets. We picked bananas, mango and citrus from the trees. Woodlands Beach was our destination every morning for a good walk. There are several well marked trails on the island. This was my first time to return to Montserrat after 20 years...Things have changed but it is still PARADISE..don't tell too many people.
My children and grand daughter loved the place and want us to return...we plan on doing that.
