Why Anne Borsa chose Panama City Beach
Sterling Breeze has a great reputation for developing and managing resort properties. Only 143 total units, so no elevator worries. Sterling Breeze is an upscale development that's not so big that you feel crowded. It's easy to access, and away from much of the local traffic during peak rental periods (and it's quieter). Pier Park is really convenient and is only a short walk. Most of our days 'at the beach' don't involve any driving since we have Pizza Hut and Dusty's Oyster Bar just across the street and a great selection of restaurants just down the street at Pier Park.
What makes this Condo unique
Walk on the beach, spend some time in the hot tub, take a swim, grab some lunch and a drink at the pool bar, burn a few calories in the workout room, walk over to Dusty's for a burger or seafood, watch a DVD, walk down to Margaritaville for a drink, walk to Buffalo Wild Wings to watch the big game, sit by the fire pit and watch the sun go down.....or you could actually get in the car and go do something else. (Golf, Waterpark, Gulfworld, Shopping, and on and on .......)

Not a true 3 bedroom Condo
Upon arriving we were told we had to pay $20 a CAR when the listing and OWNER said we would pay $20 for up to two cars.
Then we were told we would have pay to use a cart to get our luggage unloaded and you was required to leave your driver license. This is the CRAZIEST thing we have ever heard of. In all the places we have rented NEVER had we had to pay to use a cart. The condo owner said there was under new management and she didn't know about all of these extra fees they are charging now.
Bedrooms - this is only a TWO bedroom condo with a bunk bed NOOK. The bunk-bed NOOK doesn't have a closet for clothes - it only has a closet with the washer/dryer in it and another one with the hot water heater in it. There is NO door on the nook area. That is NOT a bedroom.
The condo cleaning was NOT good at all. There was a LOT of light bulbs burned out. We had to purchase some in order to see in the bathrooms. There was a coke can behind the night stand along with a map. There was grease splattered on the wall by the stove.
The sliding door off the den didn't lock very well you had to work with it a lot to get it to latch.
There were NO working TVs in either one of the bedrooms. There was no cable boxes in the rooms for cable TV so I don't think it was available in those rooms even though the owner said we should basic cable TV in the bedrooms.
There is a drainage area right in front of the condo so that meant to get away from the brown draining water we had to put our chairs and tents up down in front of other condos to get away from the nasty water.
The WiFi that is available in the condo is HORRIBLE.
We had a lot of different carries and none of us had cell phone reception while in the condo and could only find a small area on the deck that would give us signal.
We enjoyed our time in Florida but wasn't that happy the condo set up or the condo itself.
I always appreciate feedback from my guests. I’m actually very surprised to receive this review from you, since we spoke on the phone several times and I offered to have my manager come over and address ALL of your concerns, and you DECLINED. Your exact words were “Don’t send anyone over, I just wanted to make you aware”. I’m very sorry for the way you feel about my condo. I do advertise it as a 2 bedroom with a bunk room. I will change that wording to bunk area.
The garage fee and luggage cart rules are out of my control, and strictly handled by the property management company. I will say you are NOT required to pay for a luggage cart. You have to leave your ID, this is to ensure you return the cart.
As far as the TV’s and WiFi…the guests before and after you said all was as it should be. The cell phone service is very weak. This is due to the concrete construction of the building, and short of putting a cell tower on the roof, it is what it is. There is a land-line telephone for use in the unit.
The drainage you refer to is from the lake across the street. Nothing wrong with it, in fact, I’ve seen parents set up chairs around it to let their children play in it. As on owner, not much I can do regarding where a lake wants to drain.
I ask future guests to read my other reviews and let it stand for itself.

Room was great! Beautiful view from the balcony. Need to update pots and pans and provide more trash bags. We had a great time and it did not disappoint. Pool security was horrible. Rules change for different people and they are very rude.
Wonderful experience. Would love to stay there again.
Only drawback to entire property is that there are only two elevators which means long wait tines.
Overall we had a really great stay. It wasn’t as clean as I thought it would be. The shower heads had mold and was blocked up. The barbecue pit was dirty when we arrived we had to clean it to be able to use it. I think is was just a miscommunication with the condo owners and the cleaning person. The sterling breeze staff were very helpful and very nice. We will be back
I love visiting Panama City Beach with my family. As a retired teacher with the state of Georgia this has been a place I have frequented many times and rented from many condo owners through VRBO. Up until this stay everything has been fantastic. There were many issues here...no TV in second bedroom, no Margarita concoction maker (I wanted to try this out), no light bulbs in living room, water damage in master bathroom, mold or mildew in washer where it had not been cleaned, grill didn't work (this is main reason I rented) owner got a repairman out on Monday and the balcony had grease & grime around the grill and the owner charged me $94.00 for damaging towels. I will have to chalk this one up to Never Again!
The beach was beautiful and the free umbrella chairs were nice. Enjoyed the comfortable beds, but won't be back to this condo.
Panama City Beach is beautiful! It is unique as there is a highway 'Back Beach Rd' that thru travelers use, and helps to keep the congestion on the 'Front Beach Road' to a minimum. Not so just a few miles west! The beaches have white, sugary sands that lie just beyond the building's pool and hot tub. Pier Park, with many shops and restaurants, is a short half mile walk, as is the County Pier for fishing.
