Villa Mara is a light, bright villa, furnished in a contemporary style. It sleeps up to 6 adults with room for cot beds (one included) and is in a quiet location a few minutes' walk from the beaches and restaurants of the highly sought after Cape Greko area of Protaras, home to the beautiful beach of Konnos Bay and the Grecian Park Hotel.

The rental price is fully inclusive of private pool, sun loungers, air-conditioning, wi-fi internet access, satellite TV, CD/DVD player, Xbox 360 games console, iPod speaker system, outside dining, gas fired barbecue, table tennis table, bed linen, towels, 24 hour key collection & management service.

A welcome pack of essential food items is available for an additional £15.

We charge a small additional amount for pool heating (£10-£15 per day depending on the time of year).

The open plan layout of the living, dining and kitchen area is modern and relaxing. Complementing this are 3 bedrooms (1 double, 2 twin), a family bathroom, downstairs wet room and pool side shower.

Villa Mara is ideal for families, guests attending weddings at the Grecian Park Hotel and friends seeking a luxurious break in the sun.

Things To Do: Cyprus has over 300 days of sunshine a year, making it a great place for outdoor activities. On the east coast they invariably involve water! At Konnos Bay Beach (15 min walk/3 min drive), Mike’s Watersports has a variety of up to date boats, jet skis and water activities including water skiing, parasailing, pedalos and banana boats for hire.

Mimosa Beach is a 10 min walk from the villa, has a secluded and sheltered beach which is ideal for swimming with children and there is a bar serving food and drinks all day.

The Grecian Park Hotel, a 5* establishment increasingly popular for as a wedding destination with its magnificent view over Konnos Bay, is a 10 min walk away. It has a spectacular cliff top bar, restaurants, tennis courts, a gym and spa which are all open to non residents. Many of our guests attend weddings at the hotel.

For those who enjoy diving, the Cyclop's Cave dive site is a 10 min walk from the villa.

For a family water experience, WaterWorld water park in Agia Napa is a fun way to spend a day.

Things to Do: In Agia Napa harbour there are a variety of boat experiences on offer: 2 hour swim and snorkel trips in the nearby sea caves; day trips up to the UN patrolled border from where you can see the “ghost town” of Famagusta and evening dinner cruises. Turn up and decide which one is best for you: there are options for every budget.

For those who want to explore the local area in something other than a car, Ham-Yam Rentals is, in our opinion, the best place to hire bicycles, scooters, motorbikes and dune buggies. It is within walking distance of the villa on Cape Greko Road.

All of Cyprus is accessible from the villa within one day, even Paphos on the west coast. We love driving to the Troodos Mountains, out via Nicosia and back via Limassol. The area is quite beautiful and is full of traditional Cypriot villages nestling on the side of the mountains. Eat well, visit churches, monasteries, vineyards and swim all on the same day.

Golf, Ski and Health & Safety: Golf - there are three courses within driving distance Aphrodite Hills, Minthis Hills and Secret Valley.

Ski - there is a short snow season in the Troodos mountains from January to March with fun to be had by all ages from tobogganers to serious skiers. The Troodos mountain range stretches across most of the western side of Cyprus and is about 15C cooler than at the coast year round. There are many famous mountain resorts, Byzantine monasteries and churches on mountain peaks and, nestling in valleys, are picturesque mountain villages clinging to terraced hill slopes covered in vines. Omodos is one such village.

Health & Safety - Villa Mara is fitted with the following safety equipment to make your stay as comfortable as possible: three smoke alarms, fire extinguisher, fire blanket, first aid kit, glass door stickers and a wall mounted safe.

About Adrian Jenkins

My wife and I and our two children (aged 25 and 11) live in England, 35 miles to the north west of London. We both work and bought Villa Mara as a place to relax and unwind by the sea with our family. Svetlana is Russian and there are strong cultural ties between Russia and Cyprus and, coupled with a love of the sea and the Cypriots' family friendly outlook on life, it made Protaras / Cape Greko the ideal location for us. We bought the villa with the intention of renting it out so that others can enjoy it as well - it really is a great place to get away from the hustle and bustle of every day life. Water sports, tennis and cycling are all close by. We love to BBQ the locally caught fish and the fresh produce is amazing. We hope you will enjoy the villa as much as we do.

Why Adrian Jenkins chose Protaras

We bought Villa Mara as a family get away and as an investment. It is in Cape Greko, Protaras which is within walking distance of Konnos Bay beach, the most beautiful beach in Cyprus. The sea is warm and calm there and, with over 300 days of sunshine, it is an uplifting place to be. We chose to buy a villa in Cyprus because culturally it suits us both well - I am English and my wife is Russian. UK and Russian citizens can enter Cyprus easily - it is a great place for us to travel with family members. The people of Cyprus are very friendly and love children which means that the whole island is very family friendly and relaxed. Cape Greko is a 45 min drive from Larnaca airport (the first 35 mins are motorway) and there are cheap flights from most major European cities.

What makes this villa unique

Villa Mara is a light, airy property with Wi-fi and is only 200m as the crow flies from the sea (you can see it from two of the bedrooms). It has its own heated pool (rare in Cyprus) and is within walking distance of two beaches (Konnos Bay and Mimosa), which are both great for swimming. Konnos Bay beach has excellent water sports facilities and the Cyclops' Cave dive spot is between the villa and beach. There are a number of restaurants and bars within walking distance, including the cliff top bar at the Grecian Park Hotel (10 mins walk) which is a must do experience during your stay. A convenience store is 2 min walk away and the local Ayia Napa - Paralimni bus service stops outside it (every 20 mins from 07:00-04:00). Villa Mara is on a development of only 15 villas and the area is quiet at night.

I have just returned from 13 days at the Villa Mara with my 2 sisters. We all agree that it is a beautiful Villa in a really good location. It's situated more or less equidistant to both Protaras and Ayia Napa.



The standard throughout the villa was excellent, having wi fi was a real plus and the pool was big enough to swim in.



Paula and her partner were really helpful but didn't intrude in any way.



All in all, I have been visiting Cyprus for over 20 years and this Villa was good value for money and exceeded my expectations, the description given in the advert is accurate. I would certainly recommend to friends and would stay there again myself.

Hot water is provided by the highly efficient solar panels mounted on the roof and there is an immersion heater in the unlikely event that you need to top up the hot water.

The property is professionally managed by an English lady who looks after a small number of high quality villas in the area and who will personally meet you at the villa within 24 hours of arrival. She is contactable during your stay. There is a 32 inch LCD TV with satellite channels in English, Russian, German and many other languages, a DVD/CD player, an Xbox 360 games console with 2 controllers and an iPod dock and speaker system (with a cable supplied in case your iPod/mp3 player does not fit in the dock). There is a library of DVD’s in both English (over 35 films) and Russian (25 films) and 6 games for the Xbox 360. The villa has wireless broadband internet access (Wi-fi) at no extra cost. Outside, the pool (which is cleaned twice per week) has 6 high quality sun loungers and tables for your drinks. On the outside patio, there is a dining table with 6 chairs and a gas fired BBQ. There is also table tennis/ping pong table with 4 paddles for our guests to enjoy.

Great home away from home to explore the area

First of all, the communication with the owners was great. The directions were very detailed as were the recommendations of what to do in the area. These suggestions really made our holiday very memorable. The house was very clean and had absolutely everything needed to be fully self sufficient and comfortable during our stay. Would definitely return.

just fabulous...a break indeed

Everything from booking to leaving was just perfect. Adrian got in touch with us to tell us about the area and to give us hints and tips. The directions were perfect and on arrival, a wee welcome pack was just what we needed (wine, water, bread, jam, butter, tea n coffee).

The area was just perfect and although we had a car, we used the buses to get to whichever part of the island we needed to go. The villa was immaculate and easy to keep clean. The pool was amazing. Although we got our beds made up half way through, we didn't get a linen change, but we were able to wash everything whenever we wanted with the inhouse washing machine. Would definitely recommend and if we ever return to this area, this is going to be where we return to. If in doubt, book it out....honestly an amazing holiday

Wonderful holiday!

The villa was lovely. It is very well equipped. The air conditioning was a godsend during the hot summer nights. The new BBQ was well used for cooking some lovely meals. the pool was a good size for a family of 4. A great location to enjoy the local beaches.

Received a welcome pack with tea ,coffee ,butter , milk , bread & a bottle of wine which was very useful as we had

a late flight.

Villa very clean & tidy had all your home comforts.

Barry & Sheena came twice to clean the pool & were most pleasant & helpful.

Holiday at Villa Mara

We visited Villa Mara in May 2010 for ten days and found it an attractive, very well appointed and equipped villa, with comfortable furnishings and a relaxing atmosphere. The terrace/barbecue area provided an excellent place for dining and we especially enjoyed breakfast in the open air each morning in the sunshine. A dip before lunch in the pretty pool area was most welcome.

There were a number of very beautiful bays and beaches nearby and we took a short boat ride from one. We also took a scenic drive to the Troodos mountain area, which being somewhat cooler, was good for easy walking. We enjoyed a number of good, very friendly restaurants, a number of which were within walking distance of the villa which we found so welcome on arrival after our flight. We found interesting towns within easy reach and nearby Agia Napa boasted attractive and good restaurants: we especially liked the family friendly Limanara which is situated on the coastal road.

The owners provided a very useful information sheet before we departed and it was good to find that the local management company was most helpful and really did appear very quickly when needed. Thank you for a most relaxing and enjoyable holiday and we look forward to visiting again next year!

Villa Mara

In July 2010 we visited Villa Mara and had a fantastic holiday. The Villa is well appointed for a great family holiday and in a great location for near by beaches. The Bus stop on the main road [ 2 Mins from Villa] is idea for those who wish to get about Cyprus without the use of a hire car or go into the main resort area where there are numerous bars and resturants..

The directions and other information given in advance meant the Villas was easy to find. The management agency are located close by and the staff are very helpful should you encounter any problems duriny you're stay. We will definitely return to Villa Mara and have no hesitation in recommending it to others. Ian & Liza and the girls.

Villa Mara is a 10 minute walk from one of the most exclusive hotels for weddings on the island, the Grecian Park Hotel, which sits atop the cliff overlooking Konnos Bay. Whilst the bride and groom will stay in the hotel, guests may choose to enjoy the freedom and luxury of Villa Mara which provides excellent value in comparison. With 2 other villas of similar size in the development readily bookable through us, up to 18 guests can stay close to the wedding party and enjoy each other’s company in a more relaxed environment prior to the Big Day. Coast/Beach:

Konnos Bay Beach (15 min walk/3 min drive) is arguably the best beach on the island and is within a National Park/area of outstanding natural beauty. As well as being ideal for swimming (the water is shallow a long way out) and sunbathing, Mike’s Watersports has a variety of up to date pedalos, boats, jet skis and other activities.

Mimosa Beach is a 10 min walk/3 min drive from the villa, is ideal for swimming in calm water and there is a bar serving food and drinks all day.

The Cyclop's Cave dive site is a 10 min walk from the villa.

Travel:

Villa Mara is a 45 min drive from Larnaca airport, with all but the last 8km on the A3 motorway. Hire a car at the airport or take a taxi (about EUR 65).

A car is not essential but it is strongly recommended if you want to get the best out of your holiday. The local Ayia Napa - Paralimni bus service runs every 20 minutes in summer from the end of the road and there are local taxi companies.

Motorbikes, scooters and dune buggies can be hired from Ham Yam Rentals which is 15 min walk away.

Distances:

Protaras centre ("the Strip") 2km. Ayia Napa centre 8km. Paralimni centre 10km. Larnaca Airport 65km. Grecian Park Hotel 400m. Mimosa Beach Hotel 600m.

Further Details:

To book the villa, a deposit of 25% is required which can be paid in GBP Sterling or Euros. The balance is due no later than 6 weeks before arrival, along with a £250 security deposit which will be refunded in full within 10 working days of departure following a satisfactory check out report. We do not deduct for small broken items such as plates or glasses
