Chic 3 Bedrooms, 1 Bath (sleeps 6) With Enormous Living Space - Inside And Out

***Perfect for a travelling family or a small group of professionals wanting to be in downtown Ottawa - EXCELLENT ACCESS TO GATINEAU***

**Stocked with a variety of fresh breakfast foods**

A completely modernized and huge flat-style apartment in a “century” structure in Ottawa’s central Lowertown East neighborhood. The apartment is part of a purpose-built duplex constructed in 1892 in a residential enclave bordered by the bank of the Rideau River (at Wurtemburg St.), St. Patrick St. and Cobourg St. The area is increasingly referred to as Macdonald Gardens because it encompasses the historic Macdonald Gardens Park.

473 Clarence is an extremely walkable location: Parliament Hill, the Central Business District, the University of Ottawa, the historic Byward Market, the National Gallery, DFAIT, DND HQ, Rideau Falls, Rideau Hall and other destinations can easily be reached in less than 30 minutes on foot in any weather.

Transit is also available: major transit routes serving Ottawa and with connections to Gatineau are located on the next corner at Cobourg St. The property has excellent access to the Macdonald-Cartier Intraprovincial Bridge to Gatineau, Highways 5 North and 50 East.

Neighborhood amenities (within 15 minute walk) include 2 indoor pools (one is a 2 minute walk), a public, outdoor NHL-sized skating rink, the Rideau River path system for running/walking, two major grocery stores, specialty shops and restaurants in the Byward Market and New Edinburgh, an independent movie theatre, and more.

This three-bedroom (floor plan available on request) flat is exceptionally clean and comfortable. There are new mattresses, linens and dishes, high-quality modern and vintage Scandinavian furnishings, and a fantastic 50' plasma flat-screen. The apartment has its own furnace, central air conditioning and on-demand hot water service.

Some important features of this unique property include:

Private, keyless entry with large walk-in closet

Off-street parking for one vehicle available

Bedrooms 1 and 2 each with queen-sized beds (with new coil mattresses), clock radios with IPAD and IPOD docking stations, and ceiling fans

Bedroom 3 has a queen-sized bed with a thick memory foam topper, IPOD docking station/clock radio and ceiling fan

A large, bright and *new* 4 piece bath (6-ft tub) with abundant storage and towels

All closets and drawers are empty of owners' belongings.

A bright, new, eat-in kitchen fully equipped with stove/oven, microwave, fridge, dishwasher, fully-automatic espresso machine and other small appliances, dishes, cutlery, baking and roasting pans, cutting boards, knives, spices and cookbooks.

A formal dining room with an extendable table seating 8-10

A living room with a 50” plasma screen, gas fireplace, cable, dvd player, high-speed internet

In-suite laundry (high efficiency front-loading washer and dryer), clothes drying rack, ironing board and iron

A large, private, south-facing balcony with a bistro table and additional seating

· Baby and toddler gear may be available free on request: single jogging stroller (Bob Revolution) or double stroller (Phil&Teds), bassinet/playpen/change table, baby monitor, booster seat, high chair, bouncy chair, potty, stools, toys, etc....

· Take-out and delivery menus from local restaurants provided and a listing of other neighborhood amenities (schools, pool, child care, hospital, walk-in clinic, 24-hour groceries, pharmacy open late, liquor store, transit, cab companies, etc.)

About Allison

I live in the downstairs apartment with my family and I work for the Parliament of Canada. Originally from Vancouver,British Columbia, we moved to Ottawa 10 years ago and love it.

I like to get places on foot and this location is perfect. The downtown CBD is 30 mins of walking. Governor General's and Rideau Falls are 30 mins in the other direction. Byward Market is 15 and New Edinburgh village is 15 the other way.

Je parle français. Yo hablo espagnol.

Allison purchased this apartment in 2011

Why Allison chose Ottawa

We love the neighbourhood. Is is a quiet downtown suburb: close to everything with a mix of families and young professionals. We moved to this property in order to have some 'fun' gutting and renovating an old building.

What makes this apartment unique

This apartment is beautifully laid out with large dining and living rooms as well as three bedrooms nicely spaced out in separate corners of the apartment. The large, private, covered, balcony is a gorgeous place to sit and have a coffee or glass of wine in any weather. There are windows on every side of the house so the light is always streaming in somewhere.

This apt is exactly as described. The cleanest place I have ever rented on Homeaway and I have rented MANY! Location is amazing . All the little extras made our visit special ... Allison left yogurt, milk, bread eggs etc etc bathroom had plenty of soap, TP and amenities ! She thought of everything from bathrobes to umbrellas. If you are looking for recommendations for things to do I have 2 that are a MUST TO ! Check out the Nordik Spa a 15 minute drive worth every penny what an experience and dinner at Vittoria Trattoria in the bymarket!

a wonderful clean place to stay in Ottawa

  • 5 of 5

We were two couples off for a weekend exploring Ottawa. The property was easy to find and access. It was very clean with a fridge of breakfast foods made our first day an easy start. The neighborhood is quiet and safe. The city of Ottawa does have its homeless and poor all over downtown but we had no issues. We walked the half hour into downtown and needed our car only to go into Quebec for some great French Canadian food (recommend L'Orsee du Bois which Allison had suggested). The beds were comfortably firm and having a living room to share made it a lot more social than a hotel would have been. Allison was available but we never needed her help as everything went smoothly. Highly recommend.

Three of us recently stayed at 473 Clarence for six nights to attend a wedding. We were all very impressed with the apartment. "Wow" was the word on entry by all of us. Other members of the family stayed in hotels. We bragged constantly about our place as it was far better than a hotel room!! Lots of living space and overall, good value!

The unit was very clean and modern, yet retaining the heritage of the building. Allison had stocked the apartment with everything one would need to get started with such things as eggs, juice, bread, yogurt, milk, coffee, frozen pizza, and fruit, along with items from previous occupants. The kitchen was fully stocked with dishes and utensils. One does not want to eat out every night so with a grocery store nearby, we could cook at "home."

The entire unit was fully stocked with everything one would need. It really was a home away from home. Beds were comfy. There was also plenty of storage space to unpack. There is a washer and dryer in the unit if needed.

What we enjoyed was the opportunity to sit on the balcony at night having a glass of wine or coffee in the morning and watch the "world go by."

We found it to be a very quiet neighbourhood with easy access to downtown Ottawa.

Allison is a very attentive owner who really cares about her guests. A couple of times she checked in by email to see if everything was okay and if she could offer any assistance.

A great find and it would be our first choice if we ever return to Ottawa. A great apartment!!

Excellent Accomodation for Families or Groups

  • 5 of 5

My husband and I along with our 2 adult children stayed here in July 2016 and were very impressed with the location of the home as well as the extra touches Compliments of Allison. The kitchen is fully stocked including enough items to make breakfast and other meals. The beds are very comfortable and the deck is a really nice place to enjoy coffee in the morning or sit in the evenings. We definitely will stay here again and recommend it for families or groups as the home is spacious and located close to Byward Market and all the major sights.

Exceptional 473 Clarence

  • 5 of 5

We were thrilled with this apartment. It was spacious, spotless and centrally located. The bedrooms were also spacious and the layout was superb. We particularly enjoyed having a covered balcony to relax in the evenings.

The listing location and pictures were exactly as is.

The owner was very responsive to any questions we had.

We loved being able to walk to the Byward market in a matter of minutes and were also happy to be located close to grocery shops.

Allison made some great recommendations of places to eat, however we did not discover this list until we were leaving.

I would rate this property a 5 star and recommend it to anyone.

Exceeded expectations!
