Stunning city centre apartment with amazing views of Edinburgh Castle in the heart of Edinburgh. New on the market, this is an amazing opportunity to be at the heart of the action for both the largest arts festival in the world, The Edinburgh International Festival and Edinburgh's Christmas & Hogmannay celebrations. Just minutes walk from the main venues and cultural/historical attractions, German markets, ice rink and big wheel etc for the festive hols, and surrounded by the best shopping, bars and restaurants, this is all about location, location, location! Pleasant walks can be enjoyed nearby along the Water of Leith walkway, Inverleith Park and the Royal Botanic Gardens while there is convenient road access to the west leading to the city bypass, Edinburgh International Airport and central Scotland’s motorway network. Waverley Train Station is also within a short walk.

The apartment opens into a square reception hall providing access to all rooms. To the front of the flat and with a southerly aspect from its twin sash and case windows is a magnificent drawing room featuring a gas fire with iron grate and pretty timber mantle, dado panelling and delicate plaster work. A glazed door provides secondary access from the drawing room into a striking breakfasting kitchen fitted with an attractive range of painted timber units topped with thick granite surfaces and incorporating a full range of integrated Baumatic appliances including a recessed range cooker set within a bespoke pediment, oven/grill, and microwave as well as a AEG washing machine and full height fridge/freezer. The kitchen is well equipped to a high standard with everything you might need to make your visit more like home.

The bedrooms comprise a generously proportioned master bedroom with dual aspect views towards the castle and features secondary double glazing while also benefitting from a luxurious en suite shower room. The second double bedroom has full working shutters and is served by an equally well fitted bathroom off the hall. There is currenly also a double bed in the second bedroom, but for a rental of one week or more than this can be switched to two singles. There is also the option of a pull-out bed for a fifth guest or over night visitor (rates vary depending on total groups size and time of year). The apartment is located on the second floor of the building - one of the first tenements to go up in The Georgian 'New Town' designed by the architect of The New Town, James Craig in approx 1790.

We have two luxury apartments in this unprecedented central location. For those who've larger parties or would like a choice of decor. "The Walter Scott Suite" sits above this one on the 2nd floor and has a sumptuous, mature but contemporary decor. Sharing the same elevation with equally stunning castle views. About Morris Paton

I've owned another property in this building for more than ten years, both as my home and as a rental (as detailed above). When the opportunity came up to purchase the apartment directly below mine, in November 2012, the family were mobilised. It provides future clients with the option of renting both together for larger groups, and is also a different lay-out to my original apartment on a lower level, which in the absence of an elevator will provide another option to our visitors.

I worked as an actor for many years and as a radio broadcaster on the BBC, presenting arts programmes. I'm also very interested in cultural tourism projects and in 1996 created The infamous 'Edinburgh Literary Pub Tour' - an award winning tour performed by professional actors. It runs throughout the year and Rick Steves, presenter of travel programmes USA wide, is quoted as saying in a recent review, 'for an entertaining insight into the greats of Scottish literature, served up with new friends, good beer, and lots of laughs, The Edinburgh Literary Pub Tour is my vote for the best way to spend an Edinburgh Evening!' so can't be bad!! Great Location, a little noisy at night

We stayed at this property for nearly a week, and it was plenty of space for four adults and an infant. The living room and kitchen are particularly spacious and well-appointed. We found the living room quite comfortable to relax in, watch TV, play cards, and read. The only drawback is the street noise outside of the bedrooms -- the master bedroom has double windows, which helps significantly, but the second bedroom does not. That said, you are in the heart of Edinburgh and within easy walking distances of many sights, pubs, restaurants, and shopping. Also, most of the noise is over by about 11 pm.

Just a small correction, both bedrooms in fact have customized, secondary glazing (aucustic glass) and I went to a great deal of effort to get these right. You can see from other reviews how much previous guests have appreciated the impact the secondary glazing has on noise reduction. As the apartment is located in one of the most central locations in town, obviously city noise is a factor - actually mainly just on Friday and Saturdays - but we've strived to create a "stylish oasis" in the heart of town at a fraction of the price that you would expect to pay in a luxury hotel. Great home base from which to explore all that Edinburgh has to offer.

Our first time out of the US, we traveled to Edinburgh to meet our son who is studying in England. After much searching on the internet, we found this flat in the heart of old Edinburgh, with the famous Castle viewable from our window! The home was beautifully decorated, peaceful, and clean! The kitchen was fully stocked, the beds super comfortable, and the living room had a fantastic sound system along with a variety of movies for a rainy evening! Right around the corner were fantastic restaurants and shopping! If we ever get back to Edinburgh, we will be sure to stay here!!

Beautiful condo with amazing location

This condo is super nice and plush -- very high end and comfy! If you are not staying in Old Town by the castle, this is by far the best location. Its right on a main corner (yet very quiet in the condo) in middle of all of the shops and restaurants. I would stay here again in a heartbeat!

A very attractive and well equipped flat in an excellent location. We would have liked to had a booklet explaining how to work fireplace, TV etc. but the agent came over and did an excellent job answering our questions.

As Winter approaches, this apartment is not only warm as toast, but has the added benefits of underfloor heating in the bathroom and a wonderful steam/turkish power shower. The street atmosphere in December becomes very festive, with xmas street decorations and winter fiestas, markets and sometimes organized street parties.
