Dear Visitor,

It is with great pleasure that we share our home which offers many one of a kind features that will ensure you experience the natural wonders of Nicaragua both inside and out! We did our best to mesh nature with unique antique objects with modern comforts. The traditional, Spanish Colonial style is comfortable and relaxed and easy to settle into so you can choose whether to detox from your hectic life or use as a home base as you fill your day with activities.

You will be greeted by our property manager and two caretakers (who live on-site) in addition to their furry companion, Jack. The first floor has incredibly high ceilings, is open concept and boasts a modern kitchen with full size, stainless steel appliances along with a view of the Pacific Ocean. Seating for the entire gang is guaranteed with a formal table that seats 10 and bar seating for 8. Counters are both black granite and reclaimed barn wood which add natural charm to the house. From the multiple sofas you can watch a large screen TV or enjoy the colorful inside garden which contains a unique wall fountain which sports an antique seahorse spout. Also available is cable TV; a DVD and movie selection; a Magic Jack telephone which allows free calls to the USA and Canada; an Ipod connection cord so you can connect to our multi floor sound system; two Nicaraguan cell phones; and of course Internet. A half bath that has both inside and outside accessibility is adjacent to the living room. There is a rustic wood dining table on the outside patio which sits atop locally crafted tiles and lounges to sip drinks by the pool or snooze in the two hammocks. Palm trees and flowering vegetation surround the pool and perimeter of the house. Then you and a partner can shower side by side al fresco in the sunken shower area.

To arrive at the bedrooms, you pass a sweet sitting area midway where a fold out sofa and lamp and inlaid, wooden compass rose greets you. The first bedroom you pass is deemed 'the bunk room' because there are 3 sets of bunk beds that sleep 6. The height between bunks is substantial enough for an adult to NOT feel like they're away at summer camp. The bunk room has A/C, a private bath with two sinks and also a private balcony with ocean and hillside views. Down the hall are two additional bedrooms which have queen sized beds, A/C, an abundance of closets, private baths with on demand hot water, and access to the super sweet second story patio. Check out the pics because this is a really nice, private area with sofas and a table and chairs to watch the whales breach during certain seasons or an amazing lightening storm, the sun set, read, or host a gathering at the concrete counter/sink bar. There are also outside speakers for your party music!

Overall the house has super high ceilings and fans to help keep it cool and massive iron chandeliers to light the night. The bedrooms have air conditioning and hot water on demand. There is decorative iron work through the house along with countless seahorse accents. A spacious parking area is directly across from the entrance door. Almost forgot to mention the pool, which has a nice shallow end for lounging with a drink or a safe place for little ones to splash. If you must work off some calories, you can tread in the deep end.

We especially love the location and our friends and family have unanimously commented about how quiet it is which is a bonus because you are so close to the town of San Juan del Sur which offers many options for dining and drinking and dancing. Or, if you choose, there is a wood/charcoal burning or propane grilling station along with a sink for convenience along with an herb garden and fruit trees at your disposal. Nothing beats a home dinner of fresh fish which can be purchased at the fishing docks at the bay.

If this is your first trip to Nica, please note that it is ultra casual so, ladies, leave those high heels and super fancy clothes and jewelry at home. Instead bring your sunscreen, comfy shoes, hats and sundresses to enjoy the warm weather and activities. There are so many things to do in the area. So far, we've gone horseback riding on the beach, zip lining, taken in the view from the Jesus statute on the hill, gone deep sea fishing and surfing, watched baby turtles be released to the ocean, taken day trips to the colonial city of Granada and the Volcan Masaya, swam in the glorious waters of Laguna de Apoyo (a lake that formed in the center of an extinct volcano).

I hope you will choose to allow us to share our home away from home. Our caretaker Marina will cook a fabulous breakfast, if you desire. Her husband, Eddy, can help you start the charcoal grill and rearrange the patio chairs to your favorite location. Both will help make you feel comfortable and relaxed. Jack will make you smile all day and night. Please do note that he is the kind of his castle so no other pets are allowed.

The Sea House is approximately a 5 minute drive to town or about 15 minutes on foot. Please note that fancy clothing or shoes are not necessary in Nicaragua, especially if you want to walk to town. If you rent a vehicle, we recommend a 4 x 4. Or you may utilize a very reliable transportation company, Gaby Transporte, for rides back and forth to town or for all day excursions.

About Rose Downs

We are a family of four travelers. Our two boys (now in their early 20s) have accompanied us across oceans, on cruises, up and down the Rocky Mountains, and now have settled in to enjoy a Pacific Coast paradise in none other than Paradise Bay, San Juan del Sur, Nicaragua. We fell in love with Latin America when we visited Costa Rica. The sunsets were like none we'd ever seen!! But, at the end of the day, we all agreed the country felt too commercialized. After visiting Nicaragua, we knew we'd need to build a home because it had that Wild West feel but still was incredibly safe and civilized. The Paradise Bay Development in San Juan del Sur had everything we wished for....peace and quiet, phenomenal views, very close access to town and markets and incredible surf spots but, and best of all, people so friendly they feel like family.

Our long term goal is to escape some of the harsh New Jersey winter months at our paradise home. Right now, we are content to enjoy several weeks a year and offer the house to other families to enjoy while we are not there.

Our furniture is all hand crafted and we worked very closely with our builder to design every element to ensure it reflected our personalities. That being informal and comfortable; unique and interesting. After countless changes, we have a home that is nothing less than wonderful !! Thanks to our builder, we believe we have successfully achieved a home that delivers the WOW Factor! Also, as you will see, we have a seahorse theme running throughout the house. Someday we will count them all, until then, we invite our guests to count them for us. More will be added each year, so you'll have to return to re-count :)

In addition to a super comfy home, we have a large, landscaped parking area adjacent to the house which can accommodate many vehicles.

What makes this house unique

The Sea House is unique because it was created with the ultimate goal of providing a comfortable space not only to entertain friends but to watch generations of our family grow. As proud parents, we look forward to someday having grandchildren splash in the pool or explore the yard for frogs and geckos; to watch the flocks of parrots fly by; to ride horses on the beach; catch giant fish and surf giant waves. Until then, we invite you to make your own memories with your family and friends at our lovely home away from home.

Incredible House with Stunning Views

Really not much more to add to all the other reviews already posted, they all cover pretty much everything. We were a family of 5 with 3 kids aged 11-16, and the house was perfect for us. Also a great set-up for 2-3 couples or 2 families with kids (3rd bedroom can sleep up to 6). House has everything you need...good wifi, speakers wired throughout, full kitchen, fans in every room, A/C in every bedroom (very important!). Daily cleaning service and on-request cooking from the caretakers is awesome. We had full breakfast (bacon, eggs, fresh-squeezed juice) prepared for us every morning for $15!

House sits up on a hill with a great view of the water, is secluded and totally quiet. But only a quick 5 minute drive into SJDS. We walked into town a couple of times (but would recommend a car back as it's more uphill going back). Pool is great. Awesome star-gazing at night.

The owner (Rose) is extremely helpful, responsive and very knowledgeable about the area. She helped us secure transport from the airport and recommended a local car rental, as well as local restaurants and activities. HIGHLY recommend Playa Hermosa and the hike up to the view from the Statue of Christ, in particular. Watching the sunset at any bar along the beach in SJDS is an absolute MUST!! Some of the most stunning sunsets we've ever witnessed.

If you're considering a destination a little more off-the-beaten path, then I would highly recommend Nicaragua. We've traveled the world extensively, and we're huge fans of Nica. It's very similar to Costa Rica 20-25 years ago. Beautiful scenery, totally safe, friendly people, CHEAP, great surfing, several really cool volcanoes to hike, great food...and easily the best rum I've ever had (Flor de Cana).

Amazing house with an awesome ocean view!

We could not have been happier with our stay at the Sea House! The care takers were excellent and prepared tasty Nicaraguan meals for Breakfast and dinner upon request. The house was very clean and felt like home right from the beginning. The views of the ocean were spectacular especially when sitting in the pool with a cold beverage. At night the stars in the sky were incredible due to the lack of light pollution. Nicaragua is known to have great surf year round and we lucked out, the waves were consistently chest/head high with offshore winds the entire time. The town which was a 5 minute car ride hosted several restaurants and bars. Some of our favorites include Big Wave Dave's, Iguana, the Irish Pub and the Taco Street style. I would definitely recommend when you’re In the San Juan Del Sur area to stay at the Sea House. Thanks again for everything Danny and Rose we will definitely be returning in the near future to stay at your beautiful home in paradise.

So Beautiful!!!

The moment we arrived I knew we had made the right choice. The expansive view was just incredible! The home was immaculate. What a great an memorable time. So close to town. Gretel & Franklin were always there when you needed them, yet u didn't know they were there....Magic I guess.! Every need was met before u even knew u had a need. Beauty and comfort with all the amenities you need!

We enjoyed our stay very much and found ourselves in the private pool every chance we got. The owner has thought of everything you need including a lovely outdoor kitchen. Our last evening we fired up the grill and cooked very fresh fish purchased at the fish market.

This home offers a good location--away from the traffic and noise of the town but a very short drive down to the action. We appreciated the quiet, the views, the privacy and the beauty of the home itself. This would be great for a group or a couple of families as well. There were 2 couples in our group and all of us felt like we had plenty of room and privacy.

This is a beautiful property and a VRBO that has created lasting memories !

Basking Ridge

Words cannot describe!!!

Rose and Dan have created a home built into the cliffs of Nicaragua in the town of San Juan del Sur that is truly gorgeous, in every respect. Rose's attention to detail is unsurpassed. She responds immediately to e-mails, and was clearly concerned with every aspect of our trip. The house is built with forethought and love. Every room has a ceiling fan which circulates cool breezes coming off the Pacific Ocean. There is a gorgeous pool steps from the kitchen that overlooks the ocean with "to die for" views. Several evenings we enjoyed dinner outside, where there is a beautiful veranda overlooking the pool and surrounding gardens. Each bedroom has its own air-conditioner, and the beds are either new or nearly so. The beds are firm and supportive. Rose put together an informative binder located in the family room that has information on many town restaurants, activities, and general information. During our one week visit (me, my wife, and our three children ages 9-12), we zip-lined, went on a 3 hour ATV tour with Pepe's, went deep sea fishing twice with Sergio, took surfing lessons, visited a live volcano (must go at night) , and rented a dune buggy where my 11 and 12 year old boys rode by themselves on Playa Marsella. All of the activities were fun, safe, and recommended by Rose. Rose was spot on with every single suggestion. The town of San Juan del Sur is incredible. So much fun. Laid back. Great food. Inexpensive. SAFE!!! We rented a pick-up truck on day one and easily used the truck to bring us into town, the beaches, and the supermarket. The town is 100% safe. Nothing about our trip was dangerous, although the zip-lining looked scarier than it was. In all honesty, this is a trip I never thought I could afford or would do with a young family. While I don't want Rose to raise her prices, the truth is that Rose's home is what you would see in a movie and dream about. And don't think for a second that Nicaragua, San Juan del Sur is "unstable" or dangerous. We felt 100% safe the entire trip. Rose and Dan have done their homework. They have created an oasis like none I have ever been to in my 52 years. God willing, my family and I will return next year. Thank you Rose and Dan!

Hilltop Oasis

I cannot say enough good things about this hilltop oasis. We’ve been to Costa Rica numerous times – staying at a range of places from sparse surfer hotels to beautiful resorts in the rainforest. The SeaHouse rivals any resort I have ever stayed at. First let me say that San Juan del Sur is full of color, culture and warm and friendly people. Second let me say that The SeaHouse is so amazing – it’s grand, beautiful, accommodating and well designed to take optimal advantage of the magnificent views, warm weather and laid-back nature of Nicaragua. We were greeted by the caretakers and a delicious meal after a long day of travel. They took such good care of us our entire stay – always available, but never in the way. Denise, the property manager, was a valuable resource every time we needed something outside of the house.. she arranged for a delicious birthday cake to celebrate a 6th birthday, was familiar with the local businesses and was there to pop in on (office) for directions when we couldn’t find the donut shop:) Really - the network of contacts Dan and Rose have built up - from the transportation service, caretakers, property manager to car rental staff helped make vacationing in NIcaragua pretty seamless!! We visited Magnific Rock, various beaches, an active volcano, Grenada, went zip lining, visited the Statue of Christ, took a yoga class and meandered around town both during the day and at night. We still had plenty of time to relax by the pool. It is the best of both worlds taking in the sights and arriving back at The Sea House each day or night to relaxing, luxurious accommodations. The house is set up for relaxation and fun- with patios and decks and speakers both inside and out. Plenty of places to hang out - whether together or on your own with a book. One of my top vacations... we cannot wait to visit The Sea House and San Juan Del Sur again!

Nicaragua is the place to visit if you enjoy the best that Mother Nature has to offer. Where else can you watch giant turtles emerge from the ocean to lay their eggs at night; sled down a volcanic mountain; surf world class waves; share the road with a horse drawn cart; witness dozens of cattle meander from the forest onto the beach; go zip lining; go horseback riding on the beach; stay up and party all night or totally drop off the grid. If that sounds intriguing, then you'll love this country as it has advanced dramatically and continues to lure visitors especially due to the genuinely friendly nature of the people. Our beloved SEA House, will accommodate your group comfortably as it is surrounded by the beauty of all things natural. Our neighborhood has recently been blessed to have hump back whales in the bay below and howler monkeys announce the day break!
