To avoid roadblocks, etc., fly into Libera, CR and my driver can pick you up and deliver you without delay. The surf is still incredible, and town is still welcoming visitors to their lovely town without concern. I'd be happy to answer questions about recent events to clarify safety issues.

Dear Visitor,

It is with great pleasure that we share our home which offers many one of a kind features that will ensure you experience the natural wonders of Nicaragua both inside and out! We did our best to mesh nature with unique antique objects with modern comforts. The traditional, Spanish Colonial style is comfortable and relaxed and easy to settle into so you can choose whether to detox from your hectic life or use as a home base as you fill your day with activities. Read on to learn about the many activities available without ever leaving the property.

You will be greeted by our property manager and two caretakers (who live on-site) in addition to their furry companion, Jack. The first floor has incredibly high ceilings, is open concept and boasts a modern kitchen with full size, stainless steel appliances along with a view of the Pacific Ocean. Seating for the entire gang is guaranteed with a formal table that seats 10 and bar seating for 8. Counters are both black granite and reclaimed barn wood which add natural charm to the house. From the multiple sofas you can watch a large screen TV or enjoy the colorful inside garden which contains a unique wall fountain which sports an antique seahorse spout. Also available is Smart TV; a DVD and movie selection; bluetooth and aux stereo connection so you can connect to our multi floor sound system; HDMI cord, and of course Internet. A half bath that has both inside and outside accessibility is adjacent to the living room. There is a rustic wood dining table on the outside patio which sits atop locally crafted tiles and lounges to sip drinks by the pool or snooze in the two hammocks. Palm trees and flowering vegetation surround the pool and perimeter of the house. Then you and a partner can shower side by side al fresco in the sunken shower area. There are terraced gardens with fruit trees and flowers galore.

To arrive at the bedrooms, you pass a sweet sitting area midway where a fold out sofa and lamp and inlaid, wooden compass rose greets you. The first bedroom you pass is deemed 'the bunk room' because there are 3 sets of bunk beds that sleep 6. The height between bunks is substantial enough for an adult to NOT feel like they're away at summer camp. The bunk room has A/C, a private bath with two sinks and also a private balcony with ocean and hillside views. Down the hall are two additional bedrooms which have queen sized beds, A/C, an abundance of closets, private baths with on demand hot water, and access to the super sweet second story patio. Check out the pics because this is a really nice, private area with sofa and chairs to watch the whales breach during certain seasons or an amazing lightening storm, the sun set, read, or host a gathering at the concrete counter/sink bar. There are also outside speakers for your party music!

Overall the house has super high ceilings and fans to help keep it cool and massive iron chandeliers to light the night. The bedrooms have air conditioning and hot water on demand. There is decorative iron work through the house along with countless seahorse accents. A spacious parking area is directly across from the entrance door. Almost forgot to mention the pool, which has a nice shallow end for lounging with a drink or a safe place for little ones to splash. If you must work off some calories, you can tread in the deep end.

Most recently added in our spacious parking lot is a covered rancho with two hammocks and fans and lots of room for yoga overlooking the hillside and ocean. If yogas not your thing, then you can practice balance on a slack line, which is part of the "Sea House Gym for Muscles" where you can also do pull ups, chin ups, dips and play tug of war with our dog Jack.

Overall, we love the location and our friends and family have unanimously commented about how quiet it is which is a bonus because you are so close to the town of San Juan del Sur which offers many options for dining and drinking and dancing. Or, if you choose, there is a wood/charcoal burning or propane grilling station along with a sink for convenience along with an herb garden and fruit trees at your disposal. Nothing beats a dinner of fresh fish which can be purchased at the fishing docks at the bay.

If this is your first trip to Nica, please note that it is ultra casual so, ladies, leave those high heels and super fancy clothes and jewelry at home. Instead bring your sunscreen, comfy shoes, hats and sundresses to enjoy the warm weather and activities. There are so many things to do in the area. So far, we've gone horseback riding on the beach, zip lining, taken in the view from the Jesus statute on the hill, gone deep sea fishing and surfing, watched baby turtles be released to the ocean, taken day trips to the colonial city of Granada and the Volcan Masaya, swam in the glorious waters of Laguna de Apoyo (a lake that formed in the center of an extinct volcano).

I hope you will choose to allow us to share our home away from home. Our caretaker Marina will cook a fabulous breakfast, if you desire. Her husband, Eddy, can help you start the charcoal grill and rearrange the patio chairs to your favorite location. Both will help make you feel comfortable and relaxed. Jack will make you smile all day and night. Please do note that he is the kind of his castle so no other pets are allowed.

The Sea House is approximately a 5 minute drive to town or about 15 minutes on foot. Please note that fancy clothing or shoes are not necessary in Nicaragua, especially if you want to walk to town. If you rent a vehicle, we recommend a 4 x 4. Or you may utilize a very reliable transportation company, Gaby Transporte, for rides back and forth to town or for all day excursions.

About Rose Downs

We are a family of four travelers. Our two boys (now in their early 20s) have accompanied us across oceans, on cruises, up and down the Rocky Mountains, and now have settled in to enjoy a Pacific Coast paradise in none other than Paradise Bay, San Juan del Sur, Nicaragua. We fell in love with Latin America when we visited Costa Rica. The sunsets were like none we'd ever seen!! But, at the end of the day, we all agreed the country felt too commercialized. After visiting Nicaragua, we knew we'd need to build a home because it had that Wild West feel but still was incredibly safe and civilized. The Paradise Bay Development in San Juan del Sur had everything we wished for....peace and quiet, phenomenal views, very close access to town and markets and incredible surf spots but, and best of all, people so friendly they feel like family.

Our long term goal is to escape some of the harsh New Jersey winter months at our paradise home. Right now, we are content to enjoy several weeks a year and offer the house to other families to enjoy while we are not there.

Once you visit this house, you will know exactly why we find it so appealing. Our furniture is all hand crafted and we worked very closely with our builder to design every element to ensure it reflected our personalities. That being informal and comfortable; unique and interesting. After countless changes, we have a home that is nothing less than wonderful !! Thanks to our builder, we believe we have successfully achieved a home that delivers the WOW Factor! Also, as you will see, we have a seahorse theme running throughout the house. Someday we will count them all, until then, we invite our guests to count them for us. More will be added each year, so you'll have to return to re-count :)

In addition to a super comfy home, we have a large, landscaped parking area adjacent to the house which can accommodate many vehicles.

The Sea House is unique because it was created with the ultimate goal of providing a comfortable space not only to entertain friends but to watch generations of our family grow. As proud parents, we look forward to someday having grandchildren splash in the pool or explore the yard for frogs and geckos; to watch the flocks of parrots fly by; to ride horses on the beach; catch giant fish and surf giant waves. So here’s a little background about me I am a make up artist in the New York City area. I literally work nearly 24/7, I also often travel for work (Caribbean, Europe, Africa etc.) although I visit amazing regions of the world I do not get to experience them fully as I am there for work. Right before this trip I was in desperate need of some time off I was stressed out & overworked.



I was booked for a photo shoot that got rescheduled and being that I️ usually do not have time available I decided I should take the opportunity to travel since it was my birthday week and my schedule was already blocked out. I am of Nicaraguan descent, both my parents were born in Managua. My boyfriend and I were discussing different places to visit and I thought why not Nica?! After finding the Sea House I fell in love with its colonial charm, I wanted my first Nicaraguan experience to feel as authentic as possible and after reading all the reviews I was sold. I was looking for complete isolation and to disconnect from my busy world in NYC. A few friends jumped on the idea and decided to join us as well.



Booking was a breeze. Rose, what a dream! She was so incredibly helpful, I booked this trip three days before my arrival and she made herself totally available at all times to answer all my questions, we had very little time to go over everything. She directed me to all the appropriate people for all our needs, airport transportation (Gaby Transport), car rental (dollar). In addition to that, she informed us of the local restaurants & attractions, the features in the home etc.



Day of arrival everything went super smooth Michael from Gaby transport picked us up from Managua airport. Depending on traffic it’s about a 2 to 2 1/2 hour drive to San Juan Del Sur. It was a scenic drive, we got to see a lot of different towns and many volcanoes along the way.



So we finally get near the house and let me say I do suggest getting a car rental because those hills are no joke between the house and town but kudos to those who walk!

Incredible House with Stunning Views

Really not much more to add to all the other reviews already posted, they all cover pretty much everything. We were a family of 5 with 3 kids aged 11-16, and the house was perfect for us. Also a great set-up for 2-3 couples or 2 families with kids (3rd bedroom can sleep up to 6). House has everything you need...good wifi, speakers wired throughout, full kitchen, fans in every room, A/C in every bedroom (very important!). Daily cleaning service and on-request cooking from the caretakers is awesome. We had full breakfast (bacon, eggs, fresh-squeezed juice) prepared for us every morning for $15!

House sits up on a hill with a great view of the water, is secluded and totally quiet. But only a quick 5 minute drive into SJDS. We walked into town a couple of times (but would recommend a car back as it's more uphill going back). Pool is great. Awesome star-gazing at night.

The owner (Rose) is extremely helpful, responsive and very knowledgeable about the area. She helped us secure transport from the airport and recommended a local car rental, as well as local restaurants and activities. HIGHLY recommend Playa Hermosa and the hike up to the view from the Statue of Christ, in particular. Watching the sunset at any bar along the beach in SJDS is an absolute MUST!! Some of the most stunning sunsets we've ever witnessed.

If you're considering a destination a little more off-the-beaten path, then I would highly recommend Nicaragua. We've traveled the world extensively, and we're huge fans of Nica. It's very similar to Costa Rica 20-25 years ago. Beautiful scenery, totally safe, friendly people, CHEAP, great surfing, several really cool volcanoes to hike, great food...and easily the best rum I've ever had (Flor de Cana).

Best VRBO we have ever stayed in.

As a family of 5 (two adults and three children ages 16,14,12) it can sometimes be a challenge to find the right spot. This home was perfect in every way. Not to close and not to far from town. Great layout. Views and ocean breezes fantastic. The best staff ever. Marina and Eddie were the icing on the cake. They take care of the grounds, the house, and are extra helpful. Marina's cooking is fantastic! We are sad to leave but happy to have had the opportunity to experience part of Nicaragua in SJDS in this wonderful home. For sure coming back!

Heaven!

This is the house one can only dream of at the end of a long day of travelling. It is beautiful! It is perched on a hill on the outskirts of San Juan Del Sur with an incredible view! It offered everything we needed.

The walk into town is definitely doable, but would likely prove too steep and too dark for some. We always took the car - and free street parking was never an issue.

The staff were kind, polite and attentive - and came in every day to clean (something which was unexpected and much appreciated). The wi-fi worked well. The kitchen was magnificent. Drinking water was provided (so no need to stock up on water on your way into town). We were not, however, provided with any basic condiments such as salt, pepper, sugar or hot sauce.

Most newcomers to the area will not be aware that you have to drive to the beaches, which you will begin to find approximately 15 minutes to the north or south of San Juan Del Sur (I wouldn't recommend the beach in town). The beaches are spectacular!

I would like to thank Rose for being so attentive to our needs. We had a perfect vacation. I plan to return with my extended family later this year.

Gorgeous - exactly as described!

The pictures don't do it justice. The house is beautiful. Very well cared for, every detail included. Marina and Eddy are fantastic and so accommodating. The views are stunning, the pool is incredible...I'd love to go back. I will say it's important to get a car! Rose was very helpful during the process and provided more than enough information and recommendations to keep us busy. Loved it!!

Awesome, relaxing, amazing stay!

We thoroughly enjoyed our stay at the Seahouse and cannot wait to return. Every detail has been thought of here and it is truly paradise. Cooking by Marina was delicious, views are spectacular and the pool was absolutely essential! Our kids enjoyed lounging in the hammocks and playing with Jack, the housedog. Our stay could not have been more perfect! We are so sad to be leaving!!

The Sea House is Perfect Place

The Sea House is fantastic. I've used VRBO for many years and have stayed in some really special places (a houseboat in downtown Amsterdam, a villa sitting on a cliff near Puerto Vallarta, a jungle house in Costa Rica with a plexiglass shower on the fourth floor that was in the jungle canopy). But none of these places had it all. The Sea House is the perfect place. For starters the home is lovely. It's well appointed but very comfortable. It has a kitchen that any chef would be proud of and has everything that one would need to prepare a gourmet meal. However, if you don't want to cook, then Marina and Eddy would be happy to prepare a delicious Nicaraguan meal for you (for a mere $10 and the cost of ingredients). If you want peace and quiet, the Sea House is the perfect place. Sitting by the lovely pool with the ocean below you, all you hear is the wind through the trees, birds chirping and the occasional howl of monkeys. If you want to enjoy the hustle and bustle of San Juan del Sur, then the Sea House is the perfect place. In less than a two or three minute drive from the Sea House you're in the center of the great little town enjoying dinner, shopping or doing some people watching. One of the things that we loved most of all about the Sea House was it's convenient and easy access to beaches. Within an eight kilometer distance we were able to visit six beautiful but totally different beaches including some with calm bays that are perfect for the little ones and some that have some of the best surfing waves in the world (due to constant offshore winds). One other thing that makes Sea House the perfect place is our new puppy buddy Jack. He is a little clown who is one of the sweetest puppies I've ever been around. All-in-all the Sea House was the perfect place for us. There was plenty of room on the house grounds to be all alone if you chose to do so, and plenty of places for groups of people to gather and enjoy the fantastic views. The Sea House has it all. It's the perfect place. Hopefully, we can visit again (many times) in the near future.

Nicaragua is the place to visit if you enjoy the best that Mother Nature has to offer. Where else can you watch giant turtles emerge from the ocean to lay their eggs at night; sled down a volcanic mountain; surf world class waves; share the road with a horse drawn cart; witness dozens of cattle meander from the forest onto the beach; go zip lining; go horseback riding on the beach; stay up and party all night or totally drop off the grid. If that sounds intriguing, then you'll love this country as it has advanced dramatically and continues to lure visitors especially due to the genuinely friendly nature of the people.
