It is with great pleasure that we share our home which offers many one of a kind features that will ensure you experience the natural wonders of Nicaragua both inside and out! We did our best to mesh nature, with unique antique objects with modern comforts. It's traditional, Spanish Colonial style is comfortable and relaxed and easy to settle into so you can choose whether to detox from your hectic life or use as a home base as you fill your day with activities.
You will be greeted by our property manager and two caretakers (who live on-site) in addition to their furry companion, Jack. The first floor has incredibly high ceilings, is open concept and boasts a modern kitchen with full size, stainless steel appliances along with a view of the Pacific Ocean. Seating for the entire gang is guaranteed with a formal table that seats 10 and bar seating for 8. Counters are both polished concrete and reclaimed barn wood which add natural charm to the house. From the multiple sofas you can watch a large screen TV or enjoy the colorful inside garden which contains a unique wall fountain which sports an antique seahorse spout. Also available is cable TV; a DVD and movie selection; a Magic Jack telephone which allows free calls to the USA and Canada; an Ipod connection cord so you can connect to our multi floor sound system; two Nicaraguan cell phones; and of course Internet. A half bath that has both inside and outside accessibility is adjacent to the living room. There is a rustic wood dining table on the outside patio which sits atop locally crafted tiles. There are lounges to sip drinks by the pool or snooze in the two hammocks. Palm trees and flowering vegetation surround the pool and perimeter of the house. Then you and a partner can shower side by side al fresco in the sunken shower area.
To arrive at the bedrooms, you pass a sweet sitting area midway where a fold out sofa and lamp and inlaid, wooden compass rose greets you. A safe is tucked behind discreet doors. The first bedroom you pass is deemed 'the bunk room' because there are 3 sets of bunk beds that sleep 6. The height between bunks is substantial enough for an adult to NOT feel like they're away at summer camp. The bunk room has A/C, a private bath with two sinks and also a private balcony with ocean and hillside views. Down the hall are two additional bedrooms which have queen sized beds, A/C, an abundance of closets, private baths with on demand hot water, and access to the super sweet second story patio. Check out the pics because this is a really nice, private area with sofas and a table and chairs to watch the whales breach during certain seasons or an amazing lightening storm, the sun set, read, or host a gathering at the concrete counter/sink bar. There are also outside speakers for your party music!
Overall the house has super high ceilings and fans to help keep it cool and massive iron chandeliers to light the night. The bedrooms have air conditioning and hot water on demand. There is decorative iron work through the house along with countless seahorse accents. A spacious parking area is directly across from the entrance door. Almost forgot to mention the pool, which has a nice shallow end for lounging with a drink or a safe place for little ones to splash. If you must work off some calories, you can tread in the deep end.
We especially love the location and our friends and family have unanimously commented about how quiet it is, which is a bonus because you are so close to the town of San Juan del Sur which offers many options for dining and drinking and dancing. Or, if you choose, there is a wood/charcoal burning or propane grilling station along with a sink for convenience along with an herb garden and fruit trees at your disposal. Nothing beats a home dinner of fresh fish which can be purchased at the fishing docks at the bay.
f this is your first trip to Nica, please note that it is ultra casual so, ladies, leave those high heels and super fancy clothes and jewelry at home. Instead bring your sunscreen, comfy shoes, hats and sundresses to enjoy the warm weather and activities. There are so many things to do in the area. So far, we've gone horseback riding on the beach, zip lining, taken in the view from the Jesus statute on the hill, gone deep sea fishing and surfing, watched baby turtles be released to the ocean, taken day trips to the colonial city of Granada and the Volcan Masaya, swam in the glorious waters of Laguna de Apoyo (a lake that formed in the center of an extinct volcano).
I hope you will choose to allow us to share our home away from home. Our caretaker Marina will cook a fabulous breakfast, if you desire. Her husband, Eddy, can help you start the charcoal grill and rearrange the patio chairs to your favorite location. Both will help make you feel comfortable and relaxed. Jack will make you smile all day and night. Please do note that he is the kind of his castle so no other pets are allowed.

We are a family of four travelers. Our two boys (now in their early 20s) have accompanied us across oceans, on cruises, up and down the Rocky Mountains, and now have settled in to enjoy a Pacific Coast paradise in none other than Paradise Bay, San Juan del Sur, Nicaragua. We fell in love with Latin America when we visited Costa Rica. The sunsets were like none we'd ever seen!! But, at the end of the day, we all agreed the country felt too commercialized. After visiting Nicaragua, we knew we'd need to build a home because it had that Wild West feel but still was incredibly safe and civilized. The Paradise Bay Development in San Juan del Sur had everything we wished for....peace and quiet, phenomenal views, very close access to town and markets and incredible surf spots but, and best of all, people so friendly they feel like family.
Our long term goal is to escape some of the harsh New Jersey winter months at our paradise home. Right now, we are content to enjoy several weeks a year and offer the house to other families to enjoy while we are not there.

Rose Downs purchased this house in 2012
Once you visit this house, you will know exactly why we find it so appealing. Our furniture is all hand crafted and we worked very closely with our builder to design every element to ensure it reflected our personalities. That being informal and comfortable; unique and interesting. After countless changes, we have a home that is nothing less than wonderful !! Thanks to our builder, we believe we have successfully achieved a home that delivers the WOW Factor! Also, as you will see, we have a seahorse theme running throughout the house. Someday we will count them all, until then, we invite our guests to count them for us. More will be added each year, so you'll have to return to re-count :)
In addition to a super comfy home, we have a large, landscaped parking area adjacent to the house which can accommodate many vehicles.
The Sea House is unique because it was created with the ultimate goal of providing a comfortable space not only to entertain friends but to watch generations of our family grow. As proud parents, we look forward to someday having grandchildren splash in the pool or explore the yard for frogs and geckos; to watch the flocks of parrots fly by; to ride horses on the beach; catch giant fish and surf giant waves. Until then, we invite you to make your own memories with your family and friends at our lovely home away from home.
The Sea House has everything you and your friends need to spend a few great days together enjoying the sunset, beautiful weather, and tranquil setting. Eddy and Marina are always around to help you when you have a question, need advice, or get hungry for her great cooking (or just want help firing up the grill). You will truly feel like you are in your own vacation home, because Rose has taken the time to put many special touches around the Sea House, constantly making improvements (we were some of the first to enjoy new hammocks and a big beautiful granite counter-top and copper sink in the kitchen). The grounds are ample and there are several wonderful lounging spots around the home inside and out to enjoy the views with a group. That also allows you to find quiet spots to read, or do a little work, if you need some extra solitude at times. Everyone is super friendly, especially the security guard Jack, who you'll be forgiven for thinking is your best friend while you are there.
The house feels very solid, practically like a fortress as it weathered the brushing of hurricane Otto while we were there. A lot of rain that night and occasional howling winds, but otherwise the next day you wouldn't have even known a hurricane passed. Now, you're located on the west coast, so there probably would never be any serious hurricane worries, but even if one passed directly overhead, I'd be surprised if it could put a dent into this strong house, it's solid. It's also a great jump-off location for this region full of their best beaches and great sights.
We drove here from Managua, so drove into town whenever we went, but you could easily walk it in 15 minutes. It's a bit steep at the last spot up to the house, but the neighborhood is scarcely populated and the house sits on a perfect veranda overlooking the cove. The town has a lot of surf shops, small shops (pharmacies, little groceries, etc.), and quite a few restaurants. We didn't eat out as much as we usually do because we felt so relaxed around the house. I did go pickup some fresh fish from the port, it was very fresh and reasonably priced. The town still has that small town feel, even though you can find many of the conveniences you'd like, including a great chocolate shop complete with fantastic chocolate cake. We had Thanksgiving dinner here, cheated a little by buying rotisserie chickens at Pali, but also all the ingredients to make our own amazing dishes. Like I said, home away from home.
My man and I arrived to this slice of paradise November 4th. I had never been to Nica, and I had no idea what to expect. I was blown away as we pulled up the the house. Jack, resident canine, greeted us with a wagging tail and a big ole' kiss. What a sweet and amusing dog! He cracked me up daily. Marina and Eddy greeted us with a warm welcome as well. These two caretakers really pay attention to detail and take care of all of your needs! Gracias!
The landscape alone literally took my breath away. Such beautiful and brightly colored flowers surround the property, along with various fruit trees and palms swaying in the wind. Everything just vibrated with color, including the house. Between the gorgeous pool and lush surroundings, you don't even need to leave the premises, but of course we did. I wish we spent more time enjoying the pool, but this was a surf trip, so more time was spent on the beach than anywhere. Take advantage of the nightly shooting stars on the outside sitting area as you sip a Fluer de Cana or Tona!
The interior of the house is wide open and spacious. Tiled floors run through the house, and there is even an indoor fountain with a beautiful garden.
On your way to the upstairs, you come across a quiet reading nook. Once you reach the upstairs, you come across three bedrooms. The bunk-room is fabulous if you have children, which we do not, but it's a great space with its own beautiful bathroom. The master and guest bedrooms are both gorgeous, and the beds are to die for...so comfortable. The bathrooms are both private too! Both rooms open up to a gorgeous balcony with a killer panoramic view...and wet bar...don't forget the wet bar. There is aircon in the rooms, but I found it totally zen to sleep with open windows and listen to the wild sounds of nature.
We were lucky enough to have rented a car and with that, we made friends with a local surfer. He was happy to go with us on a daily basis to all of the local surf breaks and act as our tour guide/surf buddy. You must go to Playa Hermosa and Playa Maderas. The surf is great, even for beginners. If you don't surf, grab a boogy board because the water is gorgeous and you'll want to cool off. The beaches were stunning...cows roam free...the locals are fabulous. If you have time, you have to check out Rancho Santana as well...hello paradise...
Local restaurants are great and you'll never run out of good times!
Adios! We will be back!
Sorry that it has taken so long to tell everyone about our Sea House experience! It was truly amazing! From the minute we entered the gates, it was apparent that we found paradise. Everything was incredibly perfect. Total relaxation. The pool area was beautifully landscaped and had the most breathtaking views. We spent many hours at the pool, lounging on the hammocks and sitting at the cozy overlook deck. Butterflies everywhere! Great multi-level garden with beautiful trees and flowers! This home is unbelievable and more amazing than any picture. It is something that needs to be seen and experienced in person. Such attention to detail throughout the entire house! Every bedroom had its own story and was cleverly furnished. We loved the bedroom balcony, wow! We watched fantastic views of the sunsets and lounged listening to the waves. The kitchen was outstanding! It had everything that would ever be needed! The beautiful dining table and breakfast bar, the unique hanging lights, the gorgeous windows, the list goes on. The living area was a great place to end the day, inviting and comfortable. They thought of everything. It shows in every single detail! We loved the town of San Juan Del Sur. So many places to eat and drink at. Enjoyed our dinners on the beach watching the dogs and kids playing. Had a great day at Playa Hermosa watching the surfers. There is so much to do. We travel a lot, have had many great experiences, but hands down, this was our best vacation ever. I would highly recommend the Sea House to others. It offers everything! We are looking forward to returning next year and already making plans. Rose, thanks for your help with planning our trip. You made everything so easy! You thought of everything! Thank you for making your dream a reality, and for sharing it with others. Thank you Marina and Eddy, and your professional teamwork, for making our stay comfortable. Marina, we loved your Jalapeno Chicken, and your breakfasts were delicious! Thank you Richard and Transporte Gaby. You and your professional staff made it so easy for us to go everywhere! We even found a new favorite restaurant, Jicaro Garden. Fantastic! And then, there's Jack....thank you Jack for being part of our stay. Jack is the sweetest and most loveable dog but at the same time knows his job. We invited him to hang out with us every day and he was quite entertaining! He has a "forever spot" in our hearts. Can't wait to see you next year!!
The Sea House has it all. We have been VRBO renters for many years and this home is by far one of the nicest we have been lucky enough to rent. The grounds are truly beautiful with a gorgeous view of the Pacific ocean. The pool tempts you day and night, but there are so many things to do so close by that it is hard to balance all you want to do - beaches, island tours, zip-lining, restaurants, surfing .... all within a short drive. The caretakers of the home are responsive but not intrusive. And the owner of the home could not be more helpful in managing all of the details of the trip. This property truly deserves 5 stars.
This is one of the best vacations that our family has had and it all started with booking with Rose, the owner who has been most kind and helpful. We have felt right at home from the moment we stepped onto the property. We were escorted to the house and then met the housekeepers who cooked and cleaned for us throughout our stay. The views were spectacular and every part of the house was a bit of paradise. The property was the perfect fit for family and any group would enjoy the place. It was close enough to town to sneak away to any activity by vehicle. We went zip lining, explored the city and local beaches. The property manager was always available in case we needed anything.
June 2016 - I took my annual trip down to The Sea House because I feel that every year I find my oasis, my peace, my tranquility, my fun and being my third year in a row renting the house, I feel a great sense of home and familiarity with what I now call 'MY vacation home' (even though Danny and Rose Downs, who are incredibly amazing people, own it)!! It's absolutely spectacular and I have such an amazing trip every time I go. I consider myself so lucky to have found such a perfect place to revisit every year.
Nicaragua is the place to visit if you enjoy the best that Mother Nature has to offer. Where else can you watch giant turtles emerge from the ocean to lay their eggs at night; sled down a volcanic mountain; surf world class waves; share the road with a horse drawn cart; witness dozens of cattle meander from the forest onto the beach; go zip lining; go horseback riding on the beach; stay up and party all night or totally drop off the grid. If that sounds intriguing, then you'll love this country as it has advanced dramatically and continues to lure visitors especially due to the genuinely friendly nature of the people. Our beloved SEA House, will accommodate your group comfortably as it is surrounded by the beauty of all things natural. Our neighborhood has recently been blessed to have hump back whales in the bay below and howler monkeys announce the day break!
