“Le Mandolate” is a converted farmhouse, a “casa colonica, featuring original details as tiles and beamed ceilings. The house is surrounded by vineyards and olive groves. There are wonderful views over the hills and further away one can see the contours of the Monte Pisani. The surroundings are very quiet, our neighbours are some distance away.
The properties grounds are fenced off and there is a private gated entrance.Around the house there are flowered gardens, a meadow with fruit trees and our own olive grove.
Due to the position of the house against the hillside there are different levels. The guest house is on the lower level. Though it is part of the house it is a complete and totally independent house.
In front of the guest house there is private parking space. Just outside your door a spacious paved terrace south facing and very protected is ideal for 'al fresco' dining and leisurely breakfasts. Even in cooler seasons this is a perfect place to enjoy the sun. It is equipped with garden furniture.
The front door opens into the living room. Well furnished, with fireplace, television, dvd- and cd player. The open plan kitchen is very complete, all mod coms such as 5 hub gas stove, electrical oven, fridge with freezer compartment and dishwasher. There is also a microwave, a toaster, a coffee machine and a nespresso machine. The washing machine is in the adjacent cantina.
From the living room two steps lead down to a luminous conservatory situated at the end of the house. From here you can enjoy magnificent views of the olive groves, vineyards and the hills all around.
A small, separate part of the conservatory is used for storage. In the other part a comfortable sofa makes it an ideal place for our guests to read and enjoy the views. The sofa also transforms into a comfortable double bed.
At the other end of the living room three steps lead to the bedrooms and shower room. The big master bed room comes with a king size double bed, extra long ( 2.20), reading lamps on both sides, ample wardrobe.
The second bed room has two single beds and a chest of drawers. Baby cot available.
Next to these rooms is the shower room, with washstand, shower, toilet and bidet.
The swimming pool area is sunny and private with deck chairs and a shower. The large pool ( 12 X 6 m.) will be open from May till mid October, depending on the weather. The pool is heated with solar panels.
We like to take a swim ourselves, but most of the day the pool will be for the exclusive use of our guests.
San Gennaro is a characteristic Tuscan hilltop town. The stone houses are on both sides of the narrow main street leading to the medieval church, dating back as far as 980. The church is build in grey local stone and is nicely decorated inside, with a beautiful terracotta statue of an angel by Leonardo da Vinci. From the church square there is a panoramic view over the hills and the plain.
Our house is situated 1 Km below the village in the hills. Off the road to San Gennaro a strada sterrata (unpaved road), takes you down 300 meters to the entrance of the property, set in a very quiet location with beautiful views.
Nearby you’ll find a frantoio (oil press) and a fattoria (wine estate) where you can taste and buy local wine and oil. In San Gennaro is a bar-alimentari-restaurant.
In the immediate vicinity there is a good coffee bar, selling excellent bread, panini and cakes, several restaurants and pizzeria's, small shops and an excellent supermarket
