This second floor apartment is situated within the desirable Old Town area of Edinburgh, across the road from Edinburgh University. There is an excellent range of local amenities including restaurants, bars, theatres and speciality shops within close proximity. The Common Wealth swimming pool is within walking distance as is the Royal Museum of Scotland, Kings Theatre, Usher Hall, Festival Theatre and the Meadows and the Queens Park where beautiful walks are available. There is a regular bus service to surrounding areas and the nearest train station is a 5 minute taxi ride away. This is a fantastic base to enjoy Edinburgh Festival and the excitement of Edinburgh City.
The apartment is on the second floor of a traditional, impressive sandstone block and finished to a high standard. There are 3 double bedrooms all with king size beds, a fully fitted kitchen with integrated appliances, a bathroom with a double ended bath and shower over and a separate WC. Sorry no smoking.
This apartment lived up to all the good reviews it has already received. Kate, the owner, was there to meet us despite our train being considerably delayed, and was very welcoming. The flat is very comfortable and well appointed, and in a superb location for exploring the city. Everything we wanted to get to, including Fringe venues, was in easy walking distance. There is a certain amount of traffic noise at night, but only to be expected in a city centre location during Festival time. Thank you for a lovely base for our holiday.
We stayed here for 2 weeks while visiting Edinburgh for a conference. The flat provides real value for money compared to hotel prices. It has three very large bedrooms, a small but functional kitchen and a dining area. It is very centrally located, being a10 minutes walk to Princess street and "downtown" Edinburgh and a few minutes walk from the University. The property is very clean and well maintained. The owner provided good customer service showing some flexibility about check-out time, which was very appreciated. There are pubs and restaurants nearby. Highly recommended. The only downside is that it can be a little noisy on Friday and Saturdays nights but there is a back bedroom, which is much more quiet.

Gorgeous apartment, provided with all amenities (even more!) and perfectly well located, just a hundred meters from the Royal Mile and next to the lively centre of the old town, with many restaurants, pubs, shops and museums within reach, as well as a park and a young theatre.
Kate, the owner, is absolutely lovely, caring, helpful and 100% reliable! We enjoyed very much our stay at this wonderful apartment and would highly recommend it to anyone who wants to explore the city. It will definitely be our first address if we come back again to Edinburgh!
We had a wonderful apartment found. The rooms were functional, attractive and friendly. The sanitary facilities were good. The kitchen was fully equipped and even provided with a small supply. We were greeted by the friendly Kate even with a bottle of wine. That was an additional pleasant surprise. Kate was in all very reliable. Also the security deposit was refunded immediately.
We had a wonderful time and would come back any time.
All of the people in our group were extremely pleased with this flat. Great location, plenty of room for 5 or 6 people and well kept. Being from the country we weren't used to the noise at night, but it was festival time. Good service from the owners and proximity to everything was a bonus. Would definitely recommend this unit.

There are no additional charges, a deposit of 25% is payable to secure the booking and a security deposit of £100 is also payable and returnable on the house being left as found. Please contact the owner to book to avoid Home Away service charges.

We have another apartment in the city centre which will be ready for July 2013. This is a 4 double bedroom, 2 bathroom.
Please email the owner for a booking form and bank details. A 25% deposit is payable on booking, the balance is payable 8 weeks prior to your holiday along with the returnable security deposit of £100. The security deposit is returnable in the week following your holiday on the apartment being left as found, i.e no damages or excess cleaning.
