Stairs to 1st floor 2 roomed bedroom with 1 King size bed & twin beds, large built in wardrobe & exposed beams. Entrance hall leads to Bathroom, bath & in bath shower, wash basin & wc. Hallway leading to open plan farmhouse style kitchen & sitting room with underfloor heating, gas/electric range and large oak dining table. Cosy cottage style sitting area with wood brning stove. Conservatory leads off the kitchen accessing patio & large private, secure, landscaped garden. Hallway leading off sitting area to 3 ground floor bedrooms comprising of 1 double room (king size bed) & 1 double & twin room (use as family room or close adjoining bi-fold doors for separate double and 1 twin). 2nd Bathroom with bath, powershower, basin & wc. Indoor games room/double bedroom with childs pool & adult size football table, ideal for play area with garden access. Outdoor full size table tennis table.

Hen Doo visit

We booked this house as a base for our friends hen doo. We needed to be close enough to get into York but far enough out for peace and quiet. This house was perfect it fit all of us in very comfortably, there is so much space here its just lovely.

We managed to have a yoga lesson in the garden as it was so big, we also managed a bouncy castle and there was still so much room. The outdoor seating area is also lovely and with the conservatory makes a really good space for being outdoors.

The lounge, kitchen and dining room were also perfect again with so much space it made eating and cooking very comfortable.

The bedrooms were all very comfortable with enough space for all of us girls to get showered and dressed for a night out. The layout of the rooms was perfect for us, we could have groups of friends together with no hassle and even had space for a little baby.

The bathrooms were both fab with great powerful showers in both.

If you are looking for a great comfortable house with lots of space this is defo the venue for you. We were only around 15 mins out of York in a taxi which was perfect for our night out. Also the pictures so not do this house justice, its awesome.

The owner is also very helpful and accommodating. You won't be disappointed.

Excellent Stay for 70th Birthday

We planned a Get-away for my 70th Birthday and throughout the process - Elaine was extremely helpful.

On arrival - our first impressions were that the photos don't do it justice ! It is VERY spacious and full of character,

We were a party of 3 generations with Grandchildren aged between 10 and 14 - so the huge garden was used for a part of every day for table-tennis, badminton, football, cricket, etc. - all the kids thoroughly enjoyed it.

As the weather was cool but dry - the heating throughout was brilliant. The beds were very comfy and the showers were very powerful.

The kitchen was FULLY EQUIPPED with loads of cutlery and crockery - BUT a couple of nights we ate at the nearby SHOULDER OF MUTTON - great food BUT the service was a bit slow.

The cottage is very handy for the York Park and Ride - and Lightwater Valley was easily reached.

Thank you to Elaine and Simon for their fantastic hospitality !!

HIGHLY RECOMMENDED FOR FAMILIES.

Beautiful cottage for a great get together!

I booked Elaine's cottage for my friends Hen party and we had such a great weekend. All we wanted to was catch up and have food and drinks. Both taxis into York and the Asda home delivery van found us fine.

Elaine gave us clear instructions and she was there to meet us to check us in - very friendly and then left us to our own devices.

The cottage is great - very spacious - the photos don't do it justice! the living room and kitchen are joined together and with the conservatory gave the 11 of us plenty of space to have food and catch up.

The garden is so big and private which meant we could relax in the sun and had lunch out there on one of the days. There were plenty of bedrooms, and the showers were good!! The whole place has everything you need, so homely and very clean.

Overall a great stay and such value for money - I would recommend the cottage to all groups of any age and hope to come back again in the future!

Great for Family gatherings

Great family fun We had three generations of family here for a week. The large kitchen and lounge were great for getting everyone around the table, and spilling out into the conservatory and huge well tended garden. Relaxing, couple of good pubs in the village, golf, Flamingo Land and York close by.

Brilliant!!

Fantastic place to celebrate a hen party, lots of seating areas, plenty of room for belly dancing workshop, kitchen table seats 12 easily, plenty of crockery and glasses, best shower I have ever had , loads of hot water, lovely owner. Couldn't have had anywhere better.

Lovely Spacious Cottage, Home from Home

Had a wonderful week catching up with family from different areas of the country. Four generations, from "seniors" to young adults, teenagers, young children, babies and a dog. A lovely, welcoming, spacious cottage in a peaceful village. Plenty of room for us all, lovely big garden, good local pubs, not far from the lovely city of York and within easy reach of Leeds and other local towns/cities. A good base all round. Would highly recommend Garden Cottage to large groups for a great break. Owner Elaine was very welcoming and kept in touch throughout. Hope to visit again as our son is studying in York for another year or two!
