Modern apartment (built 2004) in quiet residence with palm trees, gardens, and large swimming pool. From one of the large balconies, you can see the sea; the other overlooks the largest coastal park on the Cote d'Azur (Parc Vaugrenier, 247 acres).

It's just 15 minutes walk to the beach, or cross the road and you're in the park.

Close to Nice Airport, but without the noise. 15 mins walk to nearest railway station, but you can't hear the trains either. Nor the road.

With the park, beach, and swimming pool, it's a great location for families. The perfect spot for a quiet, relaxing holiday to get away from the hustle and bustle of everyday life. But there is plenty of hustle and bustle available just a short distance away - the restaurants of Antibes, the open air disco La Siesta, Marineland to name but a few.

Additional Information: I will be glad to provide additional information and help on the things to do & see on the Cote d'Azur. I lived there for 15 years, and this apartment was my home for 4 years - it was bought as a home, not just to rent out. My work has taken me abroad, but I hope there will remain a few free slots so I can bring my family to enjoy the sunshine, the sea, and the many fabulous restaurants that the Cote d'Azur has to offer. I will gladly share some of my favourite restaurants with you, so you can enjoy them too.

Why Ivan Warner chose Villeneuve-Loubet

I lived on the Cote d'Azur for 15 years (1995 - 2009). In that time, I lived in Juan les Pins - fabulous, but lots of aeroplane noise. Then I lived in Antibes La Fontonne - also great, except the noise from the open air disco in summer til 5am. Finally, I stumbled upon the foundations of some apartment blocks opposite my favourite park (Parc Vaugrenier), in a quiet location yet still within easy walking distance of the beach, as I love to swim in the sea, and also within easy reach of Nice airport - I travelled frequently for work. So I bought one of the flats, and it was my home for the next 5 years until work took me to a different country.

Excellent location and nice facilities, a great car free holiday

We chose this apartment mainly for location to good public transport and easy of access to the cote d'azur . The trains are really good and we took buses into the mountains too. The flat is well placed and well facilitated with everything you need, nice balcony, comfy beds, all linens and towels included and good wifi if you need it.

we highly recommend.

Nice apartment in good location.

Spent 5 days in this very nice apartment, good location easy access for trains to Nice, Antibes etc and supermarket nearby. Apartment well equipped but would suggest bath safety mat to prevent slipping whilst in shower! Oh and a new tin opener haha.

Feels like home!

I spent a wonderful week in this apartment with my husband and my elderly parents in autumn 2014. Everything functioned like in my own home in Finland. The apartment was equipped with every possible facility that we needed including washing machine and wifi. The neighborhood was quiet and clean, but not an actual center. In walking distance were a bakery, good supermarket,some other stores, some restaurants and beach, we were swimming in the sea many times! The connections to Nice, Monaco, Antibes and Cannes were easily reached, and we visited also those places. The info pack from Ivan with maps was very useful and saved my time a lot. This apartment is very recommendable to a comfortable stay in French riviera!

Bright/spacious/convenient apartment.

Our family of four spent a fantastic week in this beautiful apartment. The apartment is clean and neat with every convenience that we needed for our stay. It wasn't necessary for us to hire a car as we were a stroll away from restaurants, beaches, shops and a large coastal park where we enjoyed having picnics and playing football. The train station is also nearby - we took two memorable train journeys: one to Ventimiglia which is just over the Italian border, and the other to Monaco. Breathtaking views en route! I would definitely recommend this apartment to friends. I agree with other reviewers' comments about the owner's information pack which was excellent for helping us to find our feet and help us get the most out of our holiday.

A good sized modern apartment !!

We spent a week here at the end of September 2013 and found it very comfortable.

The apartment was bright and quiet with the seashore within easy walking distance. We had a car but noted the coastal rail station was also only a short walk. Cannes , Nice , Antibes and Monaco are easily accessible.

We found a great choice of restaurants around the marina at Villeneuve Loubet which again is an easy walk from the apartment.

Finally we would like to comment on the owner's information pack which was most complete and helped us find our way around .

Apartment really lives up to all the reviews posted - we had a wonderful family holiday and immediately rebooked for 2014!. Have to mention Ivan as his info pack and general help is first rate . Some other points to highlight on top of the other reviews:

- train station less than 10 minutes stroll away. We used the train to go everywhere.

-Train travel easy and quick to Nice, Monaco, Cannes and other smaller coastal resorts which are all great day trips. Monaco is a must

- A great choice of restaurants a stroll away. The Blue Pearl is just opposite the train station right on the beach and is a real treat.

- The marina is stunning. 15 min easy walk away and has a number good restaurants also as well as a nice walk along the coast

- Marineland and aquasplash a great family attraction and within walking distance. We watched the late night whale show after a long day twice and strolled home (30 mins approx - or a v short taxi ride!)

- large supermarket right on your doorstep which is a luxury

- a great, peaceful residential location with very friendly locals and a fantastic pool. Our son enjoyed making friends with a couple of boys who live there!

- Apartment has everything you could want. Balconies front and rear great for catching the sun any time of the day and eating dinner at sunset!

If you are not familiar with the area I couldn't recommend it highly enough. If you are looking for an appt of this size in the South of France then save yourself hours of trawling various sites and book this one! (we have - again!)

Golf: Biot Golf Club, 3km from apartment. 18 holes, par 67.

Ski: Isola 2000, 94 km from apartment (approx 1 hour 30 mins drive).

Auron, 96 km from apartment (approx 1 hour 30 mins drive)

Valberg, 87 km from apartment (approx 1 hour 25 mins drive)
