Cottage in the Woods! 3BR/1.5 bath on 86 acres

This adorable 1300 sf historic gatehouse on 86-acre Hudson River Estate was recently renovated and includes open kitchen/dining room, den with cozy propane stove, w/d, dishwasher, powder room, bathtub/shower and three bedrooms upstairs. White oak kitchen counters were milled on the property from downed trees in our forest.

The former Livingston family estate boasts abundant wildlife, breathtaking Hudson River views and proximity to local points of interest such as Bard College, Olana, Woodstock, Montgomery Place, Poet's Walk, Rhinebeck, Tivoli, Hudson, Otto's Market, antiquing, skiing, hiking, biking and boating.

About Dana Perry

Our family acquired this 86-acre estate directly from descendants of the Livingston family in 1969. Situated on the the bluffs directly above the Hudson river, the property has unparalleled views of the Hudson River and Catskill Mountains. The newly renovated Gate House, originally built around 1860, offers a comfortable place for family and friends to enjoy the peace and quiet of their own private retreat in the woods.

The Hudson River Valley remains an undiscovered gem, especially for New York City residents looking for the joys of country living just 2 hours away. There are endless delights to be explored in the area - local farms and pick-your-own orchards, eclectic music, theater and dance available at Bard College, delightful towns such as Tivoli, Rhinebeck and Hudson in addition to terrific hiking, kayaking and biking.

Walk the property and take in breathtaking panoramic views of the Hudson River and Catskill mountains, especially vibrant at sunset. Visit the horses, sheep and goats.

There are abundant deer, wild turkeys, hawks, heron and a variety of other birds, as well as the occasional fox and eagle sighting. Bose radio has a sound dock for playing your iPod.

Perfect stay

We had the most lovely stay at the Gatehouse at Southwood. The house was the perfect size for us ( a couple and a college-aged son and our dog) with room to spare. Everything was clean and the beds were comfortable. We barbequed each night and found everything we needed in the well-stocked kitchen. When we ran out of coffee filters the Perrys brought new ones right away. The grounds around the Gatehouse are amazing. We loved the meadows and visited the horses, goats and even the bees. The mansion at the other end of the property is often used for weddings, which must be spectacular because the grounds are immaculate. We often travel to the Hudson Valley and this particular spot is now among our favorites. It's an easy drive from NYC and the views of the Catskills are amazing. We enjoyed visiting Clermont State Park with it's lovely trails and some of the quaint local towns. The big bonus for us was the Perrys. Not only are they wonderful hosts, we thoroughly enjoyed speaking to them about the property an their respective film careers. We're hoping to return in the fall.

Come rain or come shine

The Gatehouse was lovely -- within close driving distance to many local towns and attractions. We came on a chilly, rainy weekend, so it was a nice and cozy refuge from the damp (including lots of blankets!). Dana was helpful and friendly, and the house itself was clean and spacious. Highly recommend it!

Total tranquility, perfect location

My husband and I stayed here with two friends for a 4 day visit of the Hudson Valley. The house was absolutely perfect for us: peaceful and lovely surroundings, clean and up to date rooms and kitchen and a location near many of the interesting sights of the Hudson Valley. We also spent many happy hours, sitting around the kitchen table talking and catching up. If you want to spend a few days with friends or family, staying here is much nicer than getting several rooms in a hotel.

Dana, the owner, was really helpful and gave quick replies to all our questions. Although we had no problems during our stay, we had a contact for an estate manager who could take care of any problems that might occur.

I would definitely recommend the Gate House to friends and family who might travel to this region.

Comfortable and cozy home on stunning property

A few friends and I stayed in the gate house over Labor Day weekend. It was charming, comfortable and private. The property was gorgeous: the views of the river were absolutely spectacular. If you visit in warm weather, the pool is incredible. I would definitely return to this magical place.

Owner's Response: Unfortunately, pool access is no longer included in Gate House rental. There are two other rental houses on the 87-acre property closer to the river (approx. 3/4 mile from Gate House) and they have first dibs on pool included in higher rental rates to cover high costs of of maintaining pool. If your stay does not coincide with other rentals on the property, the pool may be available for a modest extra charge of $50/day. We apologize for this inconvenience; we found that it was impossible to assure every tenant's privacy when unrelated parties occupy the various houses. The property is large enough to allow privacy for each rental. The only house somewhat visible from Gate House (past privacy fence) is the farmer's house, occupied part-time by owners in summer months. Privacy is assured.

Heaven on earth

Our stay at this lovely gatehouse was heaven on earth. The grounds are beautiful and peaceful as well as the river's edge view of the Hudson and Catskill mountains which are breathtaking. To wake up to the birdsong and goats and sheep talking to each other was truly a highlight of our morning walks. The owners were welcoming and kind and it was a pleasure to see them from time to time throughout our stay. We will definitely be back!

A wonderful experience

This was a beautiful cottage! My twins and I loved the experience. It's a gorgeous property in a bucolic setting. The pool (which was the big hit with the kids) was fantastic, as well as nearby hikes and farmer's markets. We are eager to return in the fall. I would highly recommend.

We apologize for the inconvenience and confusing reviews that mention pool, which has been available to Gate house guests in the past. Ask owners if other houses will be occupied during your stay. If not, pool access can be arranged for a modest additional fee that contributes to high maintenance costs.
