The house is situated in the centre of the promontory of Monte Argentario, near the fresh spring of Sguazzatoio, from where it gets its name, it faces the south coast of Argentario and has a magnificent view of the sea.The house can sleep up to 8 people in the main building which is made up of a living room, a kitchen, a bathroom, a double bedroom and a small bedroom. The is also a guest house of 30 square metres with an en-suite bathroom.
The house has gas central heating and uses the water sully from the fresh spring on its property. The house is situated in 2.2 ha of land with olive trees, a small vineyard, fruit trees and woods. We offer the possibility of wine and food testing with a sommelier or a visit to a vineyard with his expert guide. There is of course the beautiful surrounding countryside of Monte Argentario, for walking or mountain biking. From the harbour of Porto Santo Stefano is possible to take a ferry and visit the various islands of the archipelago.
We enjoyed our second stay at this cottage as much as we did the first time a year ago. The house is located about 7 km inland from the seashore in the most wonderful and peaceful landscape of Monte Argentario. A perfect place for individualists seeking relaxation and tranquillity, far away from the usual tourist crowed. Located almost in the middle of nowhere we have taken the chance of making long hikes, bike rides or simply laying in a sun lounger in front of the house enjoying the quality of life.
The access from the main road by the sea to the house is not paved yet and bumpy. By preference one is the owner of a four-wheel drive. When days were warm, we appreciated the coolness of the well build house, during rainy autumn days we appreciated the well functioning of the gas heating. The house is equipped with everything one needs for daily life. There are a few small things which need a brush up or replacement in near future, but all in all the property is in good condition. The use of water devotes a special attention. We never run out of it, and when tanks got low the helpful owner has immediately taken care of it.
We think of coming back!
At first you shouldn't be too fussy with your car. A partly unpaved path leads you up the hill in approx 15 minutes for 7 kilometres from the coastline to the country house. You'll miss nothing in the house - everything was nearly perfect. Only the water pressure was too low so a shower for ladies with long hair took a while. We couldn't receive German TV programs so we played games, read books and watched fireflies in the evening which was probably much better. In case of a malfunction of a light the friendly owner provided support and solved the problem the next day. After a few days we got used to the bumpy drive and we enjoyed the stay in the middle of the tuscan wildness very much.
It is a very nice place if you are looking for an absolute
silence, beautiful sea view (however distant) . The heaven at
night is also astonishing. It is because the place is far from other
houses not mentioning the nearest village (7 km). The beaches
in the neighborhood (the nearest 7km) are very nice. The place has its disadvantages as well that is:
1. You have to take the rubbish to the contener which
is 7 km away. It is fine if you do it every day (as we did). In the day of our departure it became definitely a problem when the
cleaning ladies filled the huge bag with rubbish and asked us to
take it down to the village. Very unpleasant when you have a car
already packed and you have to keep it on the knees.
2. Do not even think to take any other way to get to the house than the one
which is described in the instructions from the owner. It is
already quite demanding for a car to get to the house (the part of
the road is very difficult especially for the first time). But if
you take any other way you can expect the road to be extremely
steep, narrow and with a lot of rocks in the middle. You can be
easily stacked in the middle of nowhere. The only reasonable roads
are that surrounding Monte Argentario. I definitely recommend the
owner to warn the people renting this place.
3. Someone should be there upon the arrival to give you the instructions how to make everything works. For the first night we had cold water (we did not know where to switch it on). Perhaps only a very specific description of the house would do. Neither of both were present.
All in all the place is charming and I do not regret.
My family and I spent a week in this property in August. The house is tiny, deco is awful and the kitchen is poorly equipped. We also had to face a plumbing problem: water was not evacuating properly and on day 3 there was (dirty) water everywhere in the kitchen and the corridors... Since we had been very careful in using the sink and the dishwasher, the responsability was totally the owner's one. We called the owner, who really did not make any effort to help us. She sent the cleaning lady (not the pumber!) after a full day of disaster in the house.
In conlusion, we do not recommend this property!
Recently restored villa, so clean modern facilities and kitchen. Nice big lounge with wood stove. Sit on the terrace and enjoy view across valley of cypress trees to sea beyond. Quiet villa, with birds singing in olive trees and sky full of stars at nighttime. You'll need a car!
Porto S Stefano is nice town with shops and boats and good restaurants. Porto Ercole is still pretty fishing town with interesting fort to explore. Go up Monte to play in park around Convento. Great beaches to play on, mentioned in Sunday Times travel section 2009. Supermarkets and better shops are in Orbetello.
Go to nature reserve near Talamone to see wild boar. Pitigliano is lovely hilltown nearby, with Etruscan ruins, and do the thermal baths at Saturna on way back, but wear flipflops cos of stony path.
Easy to get to Siena for a day and San Gimignano.

Lontana da tutti i rumori e "le puzze" della città, è un isola di pace e aria pulita, dove le nostre bambine possono giocare ed esplorare in libertà senza correre alcun pericolo.
La vista è magnifica e... non sono mai riuscita a vedere così tante stelle!!

The house is situated on one of the various tracks with signposts for trekking and mountain biking. From the harbour of Porto Santo Stefano is possible to take a ferry and visit the various islands of the archipelago: Giglio, Giannutri, Elba, Montecristo etc. The beaches and coves are 10 minutes away by car. Maremma offers the possibility to discover small medieval villages. The farms and vineyards offer wine and tasting of the products made by them. In the heart of Maremma surges the splendid thermal springs: Saturnia where you can have a warm relaxing bath even in the winter. The area is a protected area and it is possible to enjoy the wild nature and fauna. At the lagoon of Orbetello live herons, cormorants and flamingos. Argentario offers also a new golf course with 18 holes, an international polo field, tennis courts, a sailing school at the yacht club and diving courses.
