4 bedroomed house sleeps 10-12, near Criccieth, ideal for family groups

Ystumllyn is large Elizabethan house of historic importance in the area. Views from the house are spectacular. It is surrounded by extensive gardens and woodland, and also has a marshland area which is designated as a SSSI because of its plant and bird life, and is currently managed by the RSPB. The house is connected by a footpath to the beach at Criccieth, about 1 mile away. It is ideally situated for exploring the unspoilt Lleyn Peninsular and also Snowdonia and its mountains. The house has a large airy and well-equipped kitchen/breakfast room with aga, and a conventional electric cooker, dishwasher, fridge and microwave. There is an impressive lounge with dining area, a wood burning stove, TV, CD, DVD and video players. The drawing room is more cosy with an open fire and TV. Upstairs the bedrooms are spacious three of them able to accommodate a whole family! The property is furnished in keeping with age of the house. We only let to family groups.

Outstanding house and location

This is a really lovely old house in a magical setting. The descriptions do not do it justice somehow - particularly the setting which is a sort of secret landscape hidden away yet close to everything. The walk to the beach is beautiful and the LLeyn Peninsula is all very easily accessed as are the mountains the other way. The kitchen is particularly well equipped, and the house very tasteful and comfortable. It is very clean and everything works. It is very big and full of character. There is a strong sense of it being a family home and one feels very welcome. We would strongly recommend it and hope to stay there again. We have stayed in this part of Wales many times over decades and this was the best located property, and the most enjoyable in other ways.

Gorgeous old property in scenic surroundings

We're on the last day of a thoroughly enjoyable stay at this lovely house. The many nooks and crannies of the old property are charming, yet it retains all the comforts of modernity and is wonderfully kept. It is very spacious, perfectly located, and the surroundings are stunning.

Spacious accommodation in land-scaped grounds.

We have not seen the description for many years as, after several holidays there, we know exactly what to expect. We like the comfortable accommodation which is home from home. The period features and fittings add to the ambiance. The grounds offer adventure for the children and stunning views for the adults. Close proximity to Black Rock Sands, Criccieth and Porthmadog are a major attraction. The area provides for good cycling (both on road and off-road); walking, bird-watching and surfing. The owner has always been helpful as have the local care-taker and gardener. Adequately clean with a few cobwebby corners over-looked but quite acceptable given the size and period of the building. We have not experienced any nearby restaurants as the kitchen is well equipped and the dining facilities are spacious and atmospheric.

Owner's Response: I am so pleased that you have returned to Ystumllyn so many times - 8 in total I think! It is great to think that it is so enjoyed by you, your children and grandchildren. It's a great place for getting the generations together, with loads to do locally. My own children always loved to explore the house and gardens, and it's handy being so close to the sea. Thank you for all your kind comments. I have noted your comments about the cobwebs... but as you say its difficult with such a large 16th Century house!

The house is in a rural location near Criccieth and all its shops and amenities. Beautiful beaches such as Black Rock sands and Harlech are easily reached. The unspoilt Lleyn Peninsula can be explored, for even quieter beaches and coastline walks. The fantastic Snowdonia national park with its mountains and lakes is only a few miles away. There are endless opportunities for outdoor activities, such as fishing, mountain walking, rock climbing, canoeing and bird watching . The more adventurous can try canyoning, quad biking or coast-eering! The area is also famous for its quarries and mines and several former mines make an interesting visit, whatever the weather. Portmerion with its eclectic collection of architecture from around the world is also much visited, as is the shop where Portmerion pottery is available. For train enthusiasts, a trip on the Ffestiniog railway or Welsh Highland Railway is a must. There is wealth of historic sites to visit such as Caernarvon castle.

Please note that we do not provide bed linen or towels. Each bed has a duvet and pillow for which you will need to provide covers. There is an aga in the kitchen which is supplemented by a full size electric oven for those who are not familiar with aga cooking. The living room has a wood burning stove and the drawing room has an open fire. Wood is provided for these. There is also central heating available. Please note there are two reception rooms. This is an old property so the elderly may find the floors uneven, and there are steps between rooms on the ground floor. Children will find this old house fascinating, but care must be taken to supervise them in the house and on the stairs as with any other house. The garden is also great fun to explore but has the usual hazards, so children should be supervised. Please note there are two living rooms, with ample seating for all. There are tables to seat everyone in the kitchen and also in the dining area of the living room.
