Dune Rise is an updated, stylish and spacious 3 bedroom, 3.5 bath townhouse sitting just 100 yards off the beach and close to the pool in the SeaCliffs community of Cape San Blas. As our family's vacation home, we've made it comfortable and accommodating for guests as well. When you book with us, you will receive personal one-on-one attention from the time you book until you arrive home.

Beautiful and unobstructed gulf views from three large covered balconies bring the sights and sounds of our sugar-sand beach right to your back door. Relax on the uncrowded beaches of Cape San Blas' peaceful northern end. Cool off in the large SeaCliffs pool. Explore the adjacent St. Joseph's Peninsula State Park. Kayak on the bay. Explore Apalachicola and Port St. Joe. A trip to Cape San Blas is a chance to get away from it all and discover a whole other world.

And keep the comforts of home with a spacious, well-equipped kitchen, large comfortable rooms, true high-speed Internet with whole-house Wi-Fi, full-featured HDTV entertainment system with digital cable, Blu-ray/DVD player and Roku with HBO Now, Netflix and Amazon Prime Video streaming, and free long-distance phone service. Each bedroom also has a TV with Roku and Netflix streaming.

The home features a private in-house elevator for convenience and all home linens (bed linens, bath towels, hand towels, washcloths and dish cloths) are provided and set up fresh and clean for your arrival.

To your rental fee, add just a $135 cleaning/linens fee, 12% sales / tourism tax and any "service fee" HomeAway / VRBO may charge you (we do not set those fees nor receive money from them - please check your quoted total before booking). Reservations are secured with a deposit of 50% of rent, fees and taxes with the balance and refundable $250 security deposit due 30 days before arrival.

The house can sleep 6 adults comfortably in beds (one King, one Queen and two Twin beds). There is also a sleeper sofa and large sofa/chaise in the living room. Our listed policy is a maximum of 8 total guests including a maximum of 6 adults. We do not look to over-stuff the house with people, but realize children are small and easy to pile into sleeping spaces. If your party includes more than 8 total guests, please contact me to see if our house is right for you. You really should not plan on having more than 6 adults staying in the house, however.

Also note that our calendar is always up to date (subject to pending reservations); no need to confirm your selected dates are open before booking. The "Book Now" button on VRBO is the quickest and easiest way to book your stay.

Outside of the peak Spring / Summer seasons, we can often accommodate stays shorter than a week, including those not starting or ending on Saturdays. Please contact me if the VRBO system does not allow you to book "odd" stays when the calendar is showing availability in these times.

Our cancellation policy is as follows (please note that there is a minimum cancellation fee that may not be reflected in what VRBO displays). There is a $100 minimum cancellation fee. Bookings canceled at least 60 days before the start of the stay will receive a 100% refund less $100. Bookings canceled at least 30 days before the start of the stay will receive a 50% refund less $100. Bookings canceled less that 30 days before the start of the stay will not receive a refund.

House details:

On the entry floor you will find a full-sized washer/dryer, space for beach equipment storage and the convenient elevator. We try to keep out some basic beach chairs, umbrellas and beach toys for visitor use, but it’s not possible to say what will be there at any given time (things tend to come and go with guests sometimes). Outside there is a deep covered parking area (can accommodate up to three vehicles) and private, raised outdoor shower with hot and cold water plus a full-sized gas grill.

The second level is the main living space, with a spacious, well-equipped kitchen and comfortable living room.

The full kitchen features both a microwave and toaster oven in addition to a new electric range, both a coffee maker and coffee grinder plus a small Keurig machine, a kettle for tea or hot drinks, a crock pot for easy meal-making, an electric griddle, a waffle maker and functional and stylish dish and glass ware. The eat-in kitchen features a six-seat dining table as well as a four-seat comfortable bar area.

The living room features a long, comfortable sofa/chaise and a full-size sleeper sofa in an open layout. And because downtime is important, we've provided the best of modern home entertainment. On the 47” HDTV you can enjoy a full digital HD cable TV package, DVR and premium movie programming. The TV is equipped with a Roku player offering HBO Now, Netflix and Amazon Prime streaming services. There is also a Blu-ray / DVD player. Whole-house Wi-Fi delivers true high-speed Internet to your laptops, tablets and mobile devices. The house telephone offers free, unlimited calling anywhere in the U.S. with crystal-clear wireless handsets throughout the house.

On the large main floor balcony you'll find a comfortable six-seat outdoor dining set as well as an extra seating area.

The third level features two guest rooms, each with a private bath. The room on the balcony side is a Queen room and the room on the driveway side has two Twin beds. Both guest rooms feature new linens, flat-screen televisions and Roku players with Netflix streaming. The Twin room also features a DVD player. There is a Pack’N Play with mattress for small children (you will need to supply your own linens) as well as a high chair and baby gates for small-child comfort. The Twin room has enough space to sleep "extra" children on the floor and all rooms have enough space to fit the Pack'N Play. The balcony of the Queen room features two comfortable chaise lounges as well as Adirondack chairs.

The fourth level is a private Master Suite with a new King bed, large bathroom and balcony featuring fantastic gulf views. The fourth level is cooled by a separate central air conditioning unit, eliminating the problem of high temperatures on the upper floors of SeaCliffs units. The Master Suite also has a TV with Roku player for Netflix streaming. Soak in the views and sounds of the gulf on the comfortable outdoor sofa or Adirondack chairs, which makes the Master Suite a true private escape.

Dune Rise is not just a vacation rental unit, it is also our family beach retreat. So you'll find touches that make the home comfortable and relaxing; not just cheap to operate as a rental unit. We want our guests to have as great a time as we do on the peninsula.

Dune Rise came on the rental market in 2013 and we've been very pleased to have such positive comments from our guests, including several who have become regular visitors. We believe if you choose our home for your Cape San Blas vacation you'll want to come back again and again. VRBO's booking system can be a little confusing, so let us know if you have any questions. My wife and I live in Atlanta; she works in digital media and I'm in charge of our two kids and projects like Dune Rise. Both of our careers have been built online, and we're excited to have tools like VRBO that can help us connect to others who are looking for the kind of beach experience we have always enjoyed and are crafting with our own touches at Dune Rise.

Why Ken Womack chose North West Florida

We've vacationed on the Cape for more than a decade and are thrilled to now have a place of our own that we can share with those who know the secrets of 'the Forgotten Coast'. After our first daughter was born we found SeaCliffs because it had a pool but was still small enough to give us the peace and quiet we look for, and when a great unit just 100 yards off the beach came up for sale we decided to become SeaCliffs owners ourselves. We've enjoyed making the home our own and are always adding touches we hope our guests enjoy as well.

What makes this townhome unique

Simply put, the proximity to the beach and the views from the three balconies sold us on this property and is what we hope our visitors will really enjoy about Dune Rise. We chose the name Dune Rise because the unit sits right behind the wonderful tall dunes of SeaCliffs ... the dunes rise in front of the home with the beach and gulf right behind. Having the sights, sounds and smells of the beach right at your back doors in a comfortable, spacious home is just fantastic.

Totally enjoyable

The amenities were great and we especially enjoyed the elevator,the pool, and the proximity to the beach itself.

Stairs are impossible for us so the elevator helped us to move about the condo from floor to floor quickly, giving us more time with other members of the family. Arrival and departure were speedy and easy.

The pool was only steps away, where we enjoyed the sunshine and water when the beach itself was not useable after the tropical storm. The ocean view from every balcony was wonderful. We enjoyed the wind and waves, sunshine or not.

We still had several days of fun on the sands, crossing the dunes on a boardwalk without steps. Many people besides us had rolling carts for all we needed and could get across the dunes in short order.

Spacious unit with incredible views

My husband and I just returned home from one of our best vacations ever! This was our fourth trip to the Cape in the past year and a half. This condo was the perfect location for view and beach access. We had previously stayed at Barrier Dunes (the complex next door) and it was too difficult for us to get our beach cart up and down all the stairs to the beach access. Sea Cliffs has a nice ramp and no stairs, making it so much easier to access the beach. This unit had an elevator that was helpful for hauling up and down our luggage, but for the most part we used the stairs. All three decks have incredible views. The bedrooms are spacious, nicely decorated and each one has a private bathroom. There is a half bath just off the kitchen as well. The bedrooms and bathrooms were all clean and nicely decorated. The patios are all furnished with quality furnishings. The washer and dryer were like new. The HVAC looked pretty old, but worked better than any of the units we have ever stayed in! They had a set of rechargeable walkie talkies that were VERY handy for contacting people on the beach from inside the condo. My only complaints would be that the slip covers in the living room need cleaned and I had to clean the kitchen counters and floors upon arrival. There were little black bugs (mostly dead) in the kitchen on the counter and floors each day that I was constantly cleaning. However, the unit is being treated monthly for pest control and so maybe these were a result of the most recent treatment that was done the week before our arrival. The owner was notified and is taking it seriously.

Wonderful family area. Awesome wildlife. Very friendly and clean community.

Perfect size for our family of six. Great location to the pool and beach access. The beach access was a ramp with no stairs so great for all ages or needs. Huge kitchen and the balcony off the kitchen was nice for sunset dinners. The cape San blas area is quiet, friendly and very clean. the shelling is amazing, great ocean wildlife and fishing. The condo is simple, clean, spacious and a perfect location. We hope to visit cape San blas again.

Close to beach, great views and wonderful condo!

We have stayed at Seacliffs many years. This was one of our favorite condos. Loved that the kitchen/living area was on 2nd floor-very convenient. Condo was very close to beach, great views from each floor. Condo was very well stocked, clean and very comfortable. Will definately be back!

Great vacation!

We had a great time at Cape San Blas! Being so close to the beach and pool was one of the biggest reasons why we booked this townhome. Ken always got back to us very quick and answered any questions we had. We had a slight issue in the home that Ken resolved and fixed for us the very next day. We loved this spacious townhome and the elevator was very useful. Great views from the porches on each level. Would definitely consider booking again! Highly recommend.
