Bay of Kotor is often described as Southern Europe's most spectacular Fjord.
Lord Byron, the English Romantic poet described it in 1872 as ' the most beautiful encounter between the land and sea'.
According to Jacques Cousteau- ' the part of Adriatic Coast belonging to Montenegro is the purest part of the Mediterranean'.
Unusual delights in store: Amidst the historic towns and places of interest mentioned earlier usually well attended throughout busy seasons and offering lively environments, the location of Villa Boka provides in contrast a tranquil haven as a refuge, devoid of commercial pressures and the usual trappings of today. Leisurely evening walks along the long seafront lined with houses from the past centuries between the wooded slopes of the mountains and the bay is a relaxing end to the day. Leaving Prcanj by foot walking a bit further east or west brings one to smaller places with equally fascinating histories and friendly, informal locals. The fish on offer in smaller restaurants along the walk is fresh and prepared according to traditional recipes.
During daytime, apart from the Villa's own pool, there is an array of places to swim, both near and far, reached by foot, boat or car.
Prcanj was the first town to establish regular postal link with Venice a few centuries ago. They commuted by galleons or more often by rowing boats.The immense influence this Republic exerted in the Bay of Kotor is witnessed by magnificent churches and public buildings and the rest of everyday architecture. It is well worth a walk to the Upper Stoliv- a place in ruins above the present-day Stoliv some 1000 steps up, whose remaining church's spire-clock is wound daily by a devoted attendant paying homage to an old tradition. Views offered are breath-taking within a totally peaceful surroundings.
The famous island Gospe od Skrpelja with its church is a world-wide landmark and many people arrive from diverse places to visit, see and pray. The island was literally built by human hands in gratitude to the Lady of Skrpelj for survival from a great storm. Near-by is the magnificent town of Perast, full of monuments dating from past ages boasting a rich naval history. Climbing the walls right to the top fortress of St. Ivan above Kotor is a must.
Further afield river Tara canyon, the longest and deepest canyon in Europe and second deepest in the world after Grand Canyon in the US, is famous for white water rafting, particularly in spring and autumn.
The bridge over the canyon, built in 1940, had the tallest wooden scaffolding to date and when finished became the biggest vehicular carrying concrete arch of its time.
Many ways to get there: The nearest airport is Tivat, only 20mins taxi ride from the Villa. Montenegro Airlines flies there from a number of European Capitals: London, Belgrade,Copenhagen, Dusseldorf, Gatwick, Moscow, Paris CDG, Rome and a few others.
The second major airport convenient for the location is Dubrovnik served by many state airlines including BA, Croatia Airlines, Austrian and many others. EasyJet and Flybe, Wizz as well as Air Lingus have recently been added. Podgorica too is well served by international airlines .Montenegro Airlines fly from London three times a week. It takes one and a half hours from Dubrovnik airport to arrive at Prcanj, a few minutes more from Podgorica Airport.
Locally, a system of buses with a flat rate of Eur1 and stopping anywhere on request provide a flexible way to travel. Reasonably priced red taxis are abundant.
We have very much enjoyed our stay in Villa Boka. The house and scenery is wonderful! We will definitely recommend this place to our friends and hope to come back soon!
We stayed for a week at Vila Boka Prcanj in august last year and had the most lovely holiday. As described, the Villa is beautifully designed, modern, comfortable, superbly equipped and spacious as well as being extremely well maintained and clean. We were two families with 3 young children between us and this was the perfect place to stay; One family at the top floor, the other family at the ground floor sharing the spacious open plan kitchen, dining and living room on the first floor. The pool is beautiful and a great place to cool down. The Villa is right on the Bay of Kotor and the sea is only a few steps across a small local road and an idyllic place to swim. The view from the villa is spectacular, over the bay and towards a majestic mountain range. The location is great. Everything we needed was within a short distance. There is a village shop a few minutes walk down the road where we could buy the basics. Bigger supermarkets are a 20 min drive to the historic and very scenic walled town of Kotor which has numerous squares and narrow streets, restaurants and cafés. Kotor, along with most of this side of Montenegro is relatively untouched by tourism and thus very charming. There are also many good neighbourhood restaurants a short drive from the Villa.
It was difficult to tear ourselves away from the wonderful villa but we were glad we did a few excursions. We drove up Mount Loveen and along surrounding mountains, where we had lunch in a remote village with a misty view of Lake Skada. Our favorite trip was to a little island 'Our Lady of the Rock'. We got onto the small boat at Perast which is on the other side of the bay, a most spectacular drive. The owners were very helpful and friendly.
This was one of our most successful family holidays and we would love to return to the comforts of the villa and to see more of Montenegro and it's spectacular landscapes.

We spent a memorable week exploring Kotor and it's surrounds in this well appointed and very spacious, beautifully and unusually designed house. We ate all our meals outside facing Kotor Bay. Fabulous sea swimming within a few metres of the house. We couldn't recommend it more highly.
We just spent a wonderful vacation week at the Villa Boka and would whole-heartedly recommend the villa . We were a group of 7 people and had plenty of room inside and outside for everyone. Rebecca and Paul were great with providing information about the area and how to get to the villa.
We enjoyed walking around the area, renting boats and just swimming in the bay and the pool. The food in the area is good. The one thing to know is that the road between the ferry and the villa is very narrow so it makes for a bit of a challenge.
All in all, a great vacation and hope to return.
We had a fabulous stay at Villa Boka. Everything was perfect with the villa and the location. Montenegro itself is stunning.
The villa is modern, extremely clean and comfortable. The caretaker met us on arrival and showed us around, but all information is available in a book at the property anyway. Everything is set up for easy living, and the kitchen is very well-equipped if you wish to cook for yourself.
The jetty and tiny beach right outside are great and the location close to Kotor is ideal. The bay is lined with stone houses and restaurants and is absolutely idyllic. In Kotor, you can buy incredibly fresh fruit, veg, cheese and olive oil that local people have produced on their farms or gardens.
Our favourite beach by far was Plavi Horizonti, a lovely wide sandy bay with shallow water that's perfect for families.
There's so much to do and see that we hardly scratched the surface and will definitely be back.
One word of warning - we bought the best map available in the UK but it wasn't completely accurate. Signposting is random and often misleading so we did get lost quite a few times, but that just led to more discoveries! And it doesn't take long to get back on track.

We very much recommend this beautiful and stylish house. We stayed here with our 4 children for a week over New Year. We spend the evenings in front of the fire or went out to the excellent nearby restaurants. The area is full of opportunities for exciting trips. We discovered a deserted village, climbed up to the castle and went for very scenic runs along the bay of Kotor.
Located in the beautiful, historic village of Prcanj and just 6 km from the stunning medieval walled city of Kotor (now a UNESCO World Heritage Site) with its lively cafes, markets, restaurants and thriving nightlife. In existence since 10th century, it boasts rich naval heritage, its architecture dating from the Venetian and Austro-Hungarian times as well as from the past two centuries.
Swim in the bay from your door-step or investigate by car or boat the magnificent Budva/ Sveti Stefan coast-line with its sandy beaches, rocky coves and islands.
Try kayaking or diving, mountaneering or sailing across the mysterious Lake Skadar.
Explore Boka Kotorska with its seafront towns and marinas and definitely sample the sea food!
Dubrovnik is under 2 hours drive with excellent flight connections and the open sea is 1/2 hour by car. Prcanj has restaurants, cafes and stores that open early and close late at night.
Or just enjoy the unparalleled views at hand in peace at the bay's widest.
