About this property

Beautiful Devon farmhouse in an idyllic rural setting for large & small groups.

Traditional old Devon farmhouse on the edge of Exmoor with relaxed beautiful grounds, a lake and stunning views, ideal for families and friends, with room for up to 21 guests, 9 bedrooms sleep 19 with 2 guests sleeping in the snug on a comfy sofa bed.

We are within walking distance of wild Deer, open moorland and enjoy a unique landscape. The scenery in and around Deer’s Leap Retreat is one of England’s hidden treasures, and those who discover us, find they want to return again and again.
Our farmhouse provides all the cosy home comforts and modern conveniences you could wish for – beamed ceilings and inglenook fireplaces to curl up in front of. A large, well-equipped farmhouse kitchen for catching up with friends and family over a toasty cuppa by the AGA. For complete relaxation, we have hot tubs and a sauna in a private garden, plus secluded beautiful grounds to unwind from daily life and create special memories!

All farmhouse bedrooms are spacious and feature double or twin beds, ideal for family gatherings where flexibility is needed. There are two sitting rooms in the main farmhouse, a snug for smaller groups to gather or the main sitting room for everybody to have fun and share stories. Our Farmhouse dining room seats 21 and caters for infants. We can provide for all your entertainment needs, from candlesticks for dinner parties to providing a list of local take-aways for any cooking-free nights.

We also have an abundance of wild birds, pheasants, buzzards and lots of domestic animals too. Poppy, our friendly Beagle keeps company with our ponies. We also keep a small herd of cows, a couple of jersey milking cows and chickens to name a few of our animal friends.

From big family reunions and celebrations to smaller groups and couples, our guests always comment that they immediately feel at home, relaxed and comfortable at Deer’s Leap Retreat.

There is a games room (Dependant upon restrictions) with pool and table tennis tables, as well as an all-season tennis court. We also have a beautiful lake at Deer’s Leap with a wooden Gazebo and terrace, a tranquil place to enjoy a quiet drink or for children to spot fish.

We can also provide a range of spa treatments which can be booked in advance. Ideal to get you in holiday mode a little quicker and support your positive well-being.

We are happy to recommend picturesque walks for the casual walker or budding naturalist, straight from the doorstep. We have heather-clad hillsides, steep wooded valleys and meandering rivers all close by.

Dogs are welcome at Deer’s Leap Retreat, with a small charge per dog, per stay. They love playing in the grounds, and going on country walks and we promise will be tired out and ready to sleep each night!

Local activities include horse riding, fishing, golf and clay shooting. Regular tours of the moor leave from Dulverton, an ideal way to explore the area.

Whatever the season, or reason for booking a holiday together, no one ever wants to leave Deer’s Leap. Our guests become friends, who return again and again to experience the love and warmth of this magical place.

Deer's Leap is a family-run business, everyone who lives and works here loves Deer's Leap and Exmoor.
My name is Heather and I live in a cottage on the farm with my family, my husband James, and our children, Ben, Jacob, Emily and Alfie.

My parents, Lily & Ashley live in the cottage next door, they moved here when my Dad retired a few years ago.

We have a number of horses here, chickens, cows and sheep. We all believe that whether people are here on holiday or taking part in a retreat or workshop they should feel at home, relaxed and able to make the most of the time they've taken out of their busy lives to be together and enjoy the healing effect of Exmoor.

We are delighted to share Deer's Leap with guests and welcome all inclusively to our wonderful rural retreat.

Why they chose this property

People say when they come here, they are able to immediately relax and felt at home and comfortable.

Guests are always amazed at how peaceful it is here and how beautiful. I'm pleased to say that when our guests arrive, the house and surroundings always exceed their expectations. Deer's Leap is very special.

Our aim is to make the settling in process as short as possible so that you can enjoy every moment of your stay. With this in mind, we try to provide everything we can to make that happen. The house itself is a very friendly, warm house, it's spacious but in a very cosy way. It likes people and is everything a house can possibly be to facilitate good times.

There's lots for children to do, so most people having planned to spend a lot of days out end up staying here more than they expected, usually because the children are asking to stay here and play. When all grown-up parties come here they enjoy the space and time to catch up and chill out in the Hot Tubs.

Most parents say it's the most relaxing holiday they've ever had as their children were relaxed and happy. They also love the fact that that usually doesn't have anything to do with electronics. Instead of being in watching tv or playing on consoles, the children are out finding newts or running around. You cannot help experiencing the best of nature here because you feel part of it.

What makes this property unique

People often say that they feel like they've been away from home here a lot longer than they have.
They say that it usually takes them a few days to begin to unwind on holiday, but here they began to wind down within hours. I can't claim any credit for that, I'm convinced it's to do with our beautiful secluded location. The house is in a little dip of its own, between the rolling hills and that makes you feel miles from the madding crowd. Even though we're not far from civilisation, this unique environment creates a distance from everyday life that allows you to leave your worries about work or whatever bothers you behind and gives you the space to enjoy and actually experience being with your friends and family.

This is Deer's Leap's amazing gift to the people who come here!
