About the property

8 bedrooms, 5 baths - walking distance to the French Quarter

The Mazant is a plantation-style home dating back to the early 1880s, located in the heart of New Orleans' Bywater arts district - and about 1.5 miles from the French Quarter (30 minutes walking or 8 minutes by Uber).

The house was recently renovated to preserve historic details including 13' ceilings with plaster medallions, heart pine wood floors, cypress doors, and a 125-year old oak tree. At the same time, we updated the layout to more comfortably accommodate large groups:

* 18-person dining room table

* Oversized living room with 70-inch television, surround sound system, and Baldwin upright piano

* Private yard (1/3 acre) with fire pit, six-burner propane BBQ, outdoor table, and hammocks

* Super fast WiFi (the top tier that Cox offers)

* Front porch (gallery) with historic gas lamps and outdoor seating

* Off-street parking for two cars and ample street parking for overflow

The house has eight bedrooms with layout as follows:

Downstairs

- Bedroom 1: one queen bed (semi-private bathroom - shower)

- Bedroom 2: one king bed (ensuite bathroom - shower)

Upstairs

- Bedroom 3: one queen bed (ensuite bathroom - shower/tub combo)

- Bedroom 4: one double bed

- Bedroom 5: one twin bunkbed

- Bedroom 6: one king bed

- Bedroom 7: one king bed

- Bedroom 8: one queen bed

There are two additional shared bathrooms upstairs: one with a clawfoot tub (with shower) and another tub/shower combo.

For larger groups, we also have a separate guest cottage that has a queen bed, full kitchen, and full bathroom (with clawfoot tub/shower). It is available upon request for an additional fee.

Finally in case you're wondering, we're a fully-licensed B&B (City of New Orleans license #149809) in compliance with all local laws and regulations.

We realize you're coming to New Orleans to have a good time and want to keep the house rules as simple and straightforward as possible. Detailed policies are available as part of the booking process, but if you have any questions, don’t hesitate to let us know before confirming your reservation. Here are some of the most important things to note:

* No outside music between 9:00pm and 7:00am.

* All parties and events are with prior approval only (and may incur additional fees). An "event" is considered any situation in which there are more than 20 people on the property at one-time. If you do not get pre-approval to host your event on site, you will be charged a minimum of $100 per additional person (above the 20-person limit). This isn't meant to dissuade you from having an event or party on site (we host dozens per year), but rather to encourage you to talk to us ahead of time so we can make proper arrangements for cleaning, trash, noise, security, etc.

* Maximum sleeping capacity is 18 people.

* Check in is at 4:00pm; check out is at 11:00am. Early check in and late check out may be available upon request subject to availability. We won't be able to confirm this until two (2) weeks prior to arrival, but will do our best to meet you requests.

* If the property is left excessively dirty (as determined by our property manager) you will be charged a supplemental cleaning fee between $200 and $500. That said, more than 95% of our rentals have no issue with this and receive their full security deposit back.

Beautiful home!

Where do I begin? Took a trip to New Orleans with a group of 13 and still had room for more. The house is BEAUTIFUL and large enough for big groups to lodge comfortably. The owner Jeff was very responsive and more than accommodating. Although he was out of town during our visit, he put me in contact with Kevin, the property manager. Both Jeff and Kevin were very responsive and helpful in the time before and during our stay. Would definitely stay again!!

GORGEOUS HOUSE! Perfect for large groups and events!

If you think this house is beautiful in the photos, you should see it in person. It is truly stunning. We stayed there for our wedding weekend with the bridal party and also hosted our welcome lunch there before our wedding and everyone couldn’t stop raving about the house! We highly suggest it for weddings because not only do you get to stay in such a beautiful house but you also get to take your “getting ready” and first look photos in such a beautiful setting so it really is so much nicer than being in a hotel. It’s plenty of space for a large group and plenty of bathrooms.. no one ever felt like they were on top of each other. The host is extremely responsive and helpful. We can’t say enough good things about this beautiful property. It really enhanced our weekend in NOLA. We highly recommend it!

Beautiful home, best bang for your buck!

My group of 17 stayed at The Mazant for a few days to celebrate New Years. This plantation-style home has industrial chic décor and lots and lots of room! We used every inch of it and it all exceeded our expectation! The onsite property manager did a wonderful job of welcoming us and is available at all times. The home is equipped with everything we needed even when dining in. The Bywater Arts District has a lot of cool and trendy places nearby and of course the French Quarter is about 1.5 miles away. Couldn't have chosen a better location! Definitely recommend.

The perfect wedding venue

I was married at a local church in early December and we had the reception at the Mazant for 170 people. The bridal party stayed at the house for the weekend and I can't say enough good things about this place. The spaces work perfectly and honestly, we spent most of our time outside in the two side yards for dining and dancing the night away. Jeff and his team are very responsive and helped us every step of the way for our big day. I could go on and on with the virtues of this place but we'd be here for hours. my one recommendation would be rent the house for at least 4 days but probably 5 days as it helps greatly with setup and take down.

Unbelievable. We had a dream wedding weekend in this beautiful home!

Working with Jeff and his team are extremely professional from the moment we booked until check out.

We booked a 4 night stay for a wedding and couldn't be happier with our decision. All of our guests- every single one- raved about the house. We're incredibly grateful to Jeff & Co for their outstanding service and opening their home to us.

We arrived to find wine and a cake in the fridge. The virtual tour of the home simply doesn't do it justice-- the attention to detail and design are something to behold. It has a wonderful vibe and it's conveniently located near a ton of fantastic places to go in the neighborhood-- we loved bacchanal, the beer lab, Elizabeth's, and satsuma. The neighborhood was charming and all of our guests found it to be safe. Parking was easy and the neighbors were kind.

The landscaping outside is beautiful. We loved the fruit trees in the yard and recent addition of the firepit for smores. We used all of the yard games they had in stock.

We planned a destination wedding from afar and found the house exceeded our expectations in every way. Literally could not ask for more. We had the best weekend of our lives and couldn't be happier with our stay.

Thanks again for having us and we'll be back some day!!!

Just down river (east) from the French Quarter - stretching from Press Street to the Industrial Canal - is the Bywater, where the mood and pace shift as you enter into the heart of an edgier yet still welcoming neighborhood. The St. Claude Arts District, centered around St. Claude Avenue, is home to more than thirty locations exhibiting visual and performance art, along with an array of artisan crafts. Down Piety Street, the fun continues with restaurants, thrift stores and more galleries. Even the homes, cafes and restaurants seem to capture Bywater's eclectic appreciation for the arts.

Spend the afternoon at Crescent Park for some impressive views of downtown New Orleans and the Mississippi River. Afterward, you can thrift your way through the neighborhood before stopping in at an exhibition and finally making your way to dinner. The area's restaurants are among the most innovative in the city and are great places to sit with a cocktail and chat with locals.

Above all, the Marigny and Bywater neighborhoods illustrate the relationship between the New Orleans arts scene and local life. So whether you're looking for the New Orleans of old, or if you want see where New Orleans culture is headed for the future, the Faubourg Marigny and Bywater will offer you glimpses in either direction.
