This condo is their second home and they love others to enjoy it when they are out traveling. For all you writers out there it is a great writers retreat.

Fantastic views with a private shaded patio to watch everything sail by including the Pirate ship, beautiful sailboats and nature. Updated unit with granite countertops, new queen and king bed and comfy sectional and flat screen. It is an older property that has been updated and priced right for a 2 bedroom 2 bath.

What makes this condo unique

Close to everything but a smaller boutique condominium complex offers a more relaxed environment. Many expats live here full time. Grounds meticulous taken care of and walking distance of nearby fabulous restaurants. Max's cafe across the street, Skullyz cantina and live music just up the block. You can walk Calle 13 and enjoy tacos, seafood & fruit drinks from the street vendors.

Great Location but Showing Its Age

Great Location next to Playa Hermosa beach. The facilities are very nice, but the pool has a minimum height restriction (4 foot), so our 5 year old daughter couldn’t use the pool. While we were their, the WiFi didn’t work and the TV only gets a few channels. Most of the DVD or VCR movies were for adults, so we had a hard time keeping our 5 year old entertained at times.

On the inside, the unit is aged, but nicely decorated and had most of the necessities. The floor was really dirty and everything seemed worn. We felt the absence of Kleenex, aluminum foil, oven mits and some cooking essentials. Beds were too soft, making for sore backs. Only other criticism was the environmental controls, it got cold while we were there, but unit only had A/C. (Turning on the heater gave us a blast of cold air.). The fan controls were hard to operate, we were afraid we might break the pull cords.

All in all we enjoyed our stay, but some of the shortcomings made it worth less than what we paid.

Owner's Response: Hi Tim, we left the morning before you arrived. I am sorry that you thought the floor was dirty, it is not, it is older marble, which has been cleaned and polished in the last 6 months, that is what it looks like. You are correct, we do not supply kleenex, aluminum foil or cooking supplies in the condo. I'll make a note to mention this in my owner details, so other know. And, if you would have went to the front desk, there were many children movies for loan. But, I did suggest you bringing dvd's. yes Pinacate is an older complex. But the furniture, granite and beds are new. Thanks for giving us a chance.

Stunning View

This condo was exactly as listed with an absolutely stunning view. It was clean and had everything we needed for our 4 night stay. We felt very safe and protected on the property, as they had 24 hour security and the staff was extremely friendly. We especially enjoyed sitting out on the balcony drinking coffee in the morning or having some adult beverages at night. Overall an excellent experience and we would definitely stay here again.

Great Condo, Great Location!

I don’t know why it took me so long to write this review because we absolutely loved this place. This is a great condo in a great location with a great view of Old Port and the sailing ships.

The condo is very spacious & comfortable with pretty much everything you need. Good size rooms and several closets/storage areas. Ceiling fans are in every room, the A/C worked well & a nice breeze came through when the balcony & front door were open. The balcony is enjoyable and relaxing, it had direct sun around 3:00 but mostly the sun was behind the other condos (which was welcome & could be seasonal), there was also good lighting at night for playing cards. On our last day it was very windy & you could hardly be outside but our balcony was perfect (no wind). It’s also located close to the elevator and large trash can for your daily trash.

The dining room table & chairs were large with plenty of light for eating & playing games. The couch & beds were comfortable with plenty of extra pillows, blankets, etc. There is a TV in living room & both bedrooms that all get at least 12 channels (network, news, sports/all in English). Both bathrooms are nice, had room to put things and everything worked (once you figured it out). The Master bath shower is a little dark & it took a few minutes to figure out the water but no problem. We also had trouble with hot water in main bathroom shower until I realized that it starts at hot and again, no problem. These were the only glitches we had with anything in the condo and once conquered all was good.

The kitchen has a great countertop bar, decent-size refrigerator (with ice cube trays) and a 5 gallon container of drinking water was provided. All the kitchen amenities were of good use to us. We did find a few things to be cracked/leaked (measuring cup & blender) and it was hard to find bowls with matching lids (I bought gallon storage bags & contributed to condo). What I needed most was a pitcher (fill ice trays, hold water, tea, etc.) so I bought one, it worked out great (also contributed to condo). I’m sure it’s a challenge for any owner to keep up with items that people need, keep them in the condo and in good condition.

I cannot say enough good things about this condo and how enjoyable it was. It was well worth the money, there were no hassles and Anita was a pleasure to deal with and very accommodating.

Great condo, very clean and comfty felt like home

My parents and i just stayed at this condo in Puerto Peñasco/Rocky point and we had a great fun.

it had everything you could possible need. we just bring our food and that's it.

location on the building was great since we were just around the corner of the elevator.

it was very clean, we were afraid of maybe finding bugs but we didn't see any on a 4 days stay.

i really recommend you to stay here for a good realxing vacation even though there's not in front entrance to the beach is just like 8 min away. we loved it.

Fun Trip!

The condo was great. My buddy and I were only able to get away for two nights, so we didn't want to do any cooking and ended up eating out the duration of the trip. However, when we return, which hopefully is in the next year, we may be able to stay a bit longer and utilize the kitchen. I think getting the condo is much better than a hotel room next store. We did do breakfast next door each morning, which was nice. I liked the location which was in a corner of a plaza like area, with several cantinas and cafes, along with the hotel next door. It was a very short cab ride to town for entertainment and food. Much more relaxing than some of the wild hotels and condos further down Sandy Beach. Anita, the owner, and FMI rentals were very easy to work with. Would definitely return.

Great location / In the Middle of Fish Market area

This was my first trip to Rocky Point and absolutely would return, plan on renting this place for sure in the future :)


Location seemed perfect, especially for a first time visitor there

Two very spacious bedrooms

Main bathroom was very large, very large walk in shower

Hotel staff seemed helpful

Location is very updated with nice newer furniture in the living / dining area

Can sit four people very comfortably at the table and chairs for dinner

Updated bathroom fixtures

Complete view of the ocean, pier, and pools which is great with kids that love to swim

Condo also has a washer / dryer which is super convenient to wash your bathing suits to wear the next day if you are going to swim all the time.

Can walk to the local bar, restaurants, ski rental places, and stores

Off of one of the main strips, if you know to take a right at the big swordfish then you go directly to the end

Literally a short walk to the ocean!

Secure parking with gate personnel that check you for wrist bands

FMI Rentals was very easy to work with


Water is not hot, sucked taking cold showers

Main bathroom shower knob was very difficult to work, almost broken

Although kitchen was stocked with pots, pans and silverware...I could not find a dish, bowl or saucer to save my life. Also lacked a pitcher for my margaritas

Condo does NOT have an ATM location, had to go across the street to Max's to use the ATM which only gave PESOS

Absolutely would recommend this place in the future even with the small things that I mentioned as cons. I just know now to take some of these things along on my next trip.

Owner's Response: Thank you Rosa for the review. The hot water was always there but the new shower faucet had issues in how you adjusted it. WE have corrected this and now have no issues. We also just added new coffee mugs, glasses, plates, bowls, saucers, pitcher and several other utensils. Look forward to your next visit and thank you for the suggestions.

Puerto Penasco, known as Rocky Point to most Americans is a beautiful seaside town directly on the Sea of Cortez. Jacques Costeau nicknamed the Sea of Cortez 'The world's aquarium' because of the overwhelimg diversity of sea life that still exists in the beautiful Cortez Sea.

Whatever it is you enjoy at the waters edge, you will find here in Rocky Point, Mexico. Soft carmel sand and warm clear blue waters welcome you with great temperatures.

Rocky Point is at the beginning of a tremendous growth spurt for the second time with the announcement of a new port for cruise ships to begin in the next 3 years.

A brand new international airport, Sam's Club and Mexican Walmart have all opened their doors in 2012 as well as a new six plex movie theatre offering movies to expats and local residents.

Old Port on the water is a great area to buy fresh seafood, shop and eat. A new renovation just completed paving of the streets and malecon in Old Port with new restaurants opening.

Mariana Pinacate is in the heart of it all. Sit on your balcony and watch the ships go in the mouth of the harbor or sit under a palapa watching all the activities on Sandy Beach.

Marina Pinacate is more of a boutique condominium with lower density and easy access to restaurants and shops.

1. Take the I-10 West to the end of town (Buckeye Area)

2. Take Hwy.85 South to Gila Bend (same exit as I-8 to San Diego)

3. At the end of Gila Bend you will see a Mc Donald's, right before the Mc Donald's turn on to the continuation of Hwy.85 South (90 more minutes until the border).

4. Follow Hwy.85 straight through into Mexico. You will have 2 turns to make into the town of Sonoyta. Just follow the signs overhead that point to Pto. Peñasco (that is Puerto Peñasco abbreviated).

5. You now have roughly 60 more miles until you get there.

Phoenix South East Valley

1. Take I-10 East to Maricopa Rd. If you miss it Queen Creek Rd Hwy.347 will do (they end up the same road.) Head South on Maricopa (347).

2. Travel about 10 Miles & look for Hwy. 238 West. (Mile Post 175).

3. Travel West on Hwy. 238 for about an hour until you get to Hwy. 85 outside of Gila Bend. Turn left heading West into Gila Bend.

4. At the end of Gila Bend you will see a Mc Donald's, right before the Mc Donald's turn on to the continuation of Hwy.85 South (90 more minutes until the border).

5. Follow Hwy.85 straight through into Mexico. You will have 2 turns to make into the town of Sonoyta. Just follow the signs overhead that point to Pto. Peñasco (that is Puerto Peñasco abbreviated).

6. You now have roughly 60 more miles until you get there.


1. Take the I-10 to I-19 South. You will only be on I-19 for about a mile, then exit onto Ajo highway (also known as Hwy.86).

2. Take Hwy.86 West for about 2&1/2 hours until you get to a speck of a town called Why.

3. At Why take a left, heading South on Hwy.85 to the border (30 more miles)

4. Follow Hwy.85 straight through into Mexico. You will have 2 turns to make into the town of Sonoyta. Just follow the signs overhead that point to Pto. Peñasco (that is Puerto Peñasco abbreviated).

5. You now have roughly 60 more miles until you get there.

Tucson NORTH

1. Take the I-10 West to I-8 (a little before Casa Grand.)

2. Take I-8 West to Gila Bend, take the 2nd exit and turn Left on Hwy. 85 South. (or right for Gila Bend)

3. Follow Hwy.85 straight through into Mexico. 90 more minutes.

4. You will have 2 turns to make into the town of Sonoyta. Just follow the signs overhead that point to Pto. Peñasco (that is Puerto Peñasco abbreviated).

5. You now have roughly 60 more miles until you get there.

San Diego (Southern California / Yuma)

1. Take the I-8 to Gila Bend.

2. You will just barely enter Gila Bend and take a left directly after the McDonalds onto Hwy. 85

3. Follow Hwy.85 straight through into Mexico. 90 more minutes.

4. You will have 2 turns to make into the town of Sonoyta. Just follow the signs overhead that point to Pto. Peñasco (that is Puerto Peñasco abbreviated).

5. You now have roughly 60 more miles until you get there.


If you're coming from the west and going through Yuma anyway, you can also cut down from Yuma, cross the border, and take another route which involves more driving in Mexico. From Yuma, take the 95 south through Somerton to San Luis at the border. Cross into Sonora, hit the 2 and go east until you hit the 8 in Sonoyta, and then continue down to Penasco on the 8. This route takes you around the north tip of Pinacate and through some other volcanic/mountain formations.
